Buying a Home in Irmo, SC
Buying in Irmo is a week where Columbia and Lake Murray are both in reach. Confirm the county and the school assignment for the specific house before you tour. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I grew up here. I will not invent prices or a drive time and call it a fact. Tell me how you live. Then we pick streets.
How an Irmo week actually feels
Irmo puts Columbia close enough for work and the Harbison shopping corridor close enough for a Tuesday grocery run. The streets often feel established. That can help if you are relocating and want a name family in another state can find on a map.
Lake Murray can still be part of the weekend. That does not mean every Irmo house is on the water. Decide whether you are buying an Irmo address or a water property first. Mixing those lists makes every showing feel wrong.
Start with the Irmo neighborhood page. If you are also weighing Lexington or Chapin, the town comparison is Lexington vs. Irmo vs. Chapin. If it is Irmo versus Chapin only, that post is Irmo vs Chapin. This post is Irmo as a buy, with county, schools, and lake words sorted before we unlock a door.
Confirm county on the house
Irmo is not only Richland County. It is not only Lexington County either. The pin on the parcel decides taxes, services, and which records you pull.
Look up the address. Do not guess from the town name, the shopping you like, or a listing headline. If you are comparing two houses a few streets apart, confirm both. County lines can split a week that looks the same on a map.
Sort the water before you tour
A listing photo can hide the lot. Tell me which of these you actually need:
- Inland Irmo: a town house with Columbia and Harbison in the week. The lake is nearby as a plan, not the backyard. That is a real Irmo week.
- Lake-adjacent: closer to the water, or a street people describe with the lake in the sentence. Close is not the same as touching it.
- Waterfront: the lot touches the water. What you can do at the shoreline depends on the lot, any HOA, and county rules. Dock rights belong with documents and an attorney.
- Lake view: you can see the water. The lot does not touch it. Trees leaf out. Neighbors build. Walk it at the time of day you will actually live there.
- Water-access: a shared ramp or community dock, not your own shoreline. Access can be great. It is still not a private pier in the backyard.
The lake is often a drive, or a Ballentine and east-shore story. It is not automatic with every Irmo address. Names like Yacht Cove, Regatta Shores, Wexford, and Settlers Point are useful starting points. They are not a promise about a particular lot.
Read the longer comparison on the lake-view homes page. The short version is also in waterfront vs lake view. The Lake Murray overview is the map of the whole lake.
Schools: District Five, confirm the house
Irmo addresses are commonly associated with Lexington-Richland School District Five. Confirm the school assignment for the specific house. Attendance lines are not a vibe. They are an address lookup.
I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.
Drive it like a Wednesday
I will not invent minutes and paste them on every Irmo address. Columbia is often easier from here than from a smaller lake town. Harbison can make the errands feel local. School pickup and lake traffic on a Saturday are not the same as a Tuesday at 5:30.
Do this before you write an offer:
- Drive to work at the hour you will actually leave.
- Drive home at the hour you will actually return.
- Sit in a parking lot at school pickup if that will be your afternoon.
- If the lake is why you came, go on a Saturday and on a random Wednesday.
A house can be right on paper and wrong at 6 p.m.
How buying with me works
Tell me whether Columbia, Harbison, the lake, or all three have to be easy. Then we look at houses.
Go to the buy page and fill out the questionnaire. We complete a buyer profile. We sign a buyer agency agreement. Then I search listed homes, and I can look off-market after that paperwork is done.
The longer walkthrough is buying a home in Lexington. If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999.
I will not invent a "typical Irmo price." Send the kind of house you want. I'll pull comps and call you.
Call or text (803) 569-7595. We'll sort the county and the lot first, then tour.
Questions
Is Irmo only Richland County?
No. Irmo can sit in Lexington County or Richland County, parcel by parcel. Taxes and bills are not the same just because the mailbox says Irmo. Confirm the county on the house.
What school district is Irmo?
Irmo addresses are commonly associated with Lexington-Richland School District Five. Confirm the house with the district. I name districts. I do not rank them.
Is Irmo the same as Lexington?
No. Irmo is its own town. Columbia and Harbison are often easier from Irmo. Lexington is a town you can run errands in. Drive both.
Does buying in Irmo mean I get Lake Murray?
No. Plenty of Irmo homes are inland. The lake is often a drive, or a Ballentine and east-shore story. Waterfront, lake view, and water-access are lot facts, not a town name.
How do I start looking at Irmo homes?
Fill out the questionnaire on the buy page. I'll search with you from there. Call or text (803) 569-7595.
