Buying in Irmo vs Gilbert, SC
Buying in Irmo vs Gilbert is a week-of-life choice, not a winner. Irmo often means Columbia and Harbison in easier reach, with Lake Murray still in the conversation, and county by parcel. Gilbert often means more land and a quieter Lexington County night, with Lake Murray as a drive unless the house is water-specific. Drive both weeks. Confirm county and school assignment for the specific house. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I grew up here. I've helped more than 150 families. I will not invent a price gap, a drive time, or a school rank and call it a fact. Drive both at your real work and school hours. Then pick the street.
This is not Lexington versus Irmo on town errands versus Columbia reach. That pair is Lexington vs Irmo. It is not Gilbert versus Lexington on more land versus a town you can run errands in. That pair is Gilbert vs Lexington. It is not Irmo versus a smaller-town Chapin lake week. That pair is Irmo vs Chapin. It is not Gilbert versus a west-county week with a smaller commercial core. That pair is Gilbert vs Batesburg-Leesville. If the question is which county the parcel sits in, that is Lexington County vs Richland County. This one is Irmo versus Gilbert on Columbia and Harbison reach versus more land and a quieter night.
Two different weeks
Irmo puts Columbia close enough for work and the Harbison shopping corridor close enough for a Tuesday grocery. The streets often feel established. Family in another state can find the name on a map. Lake Murray can still be the weekend. Plenty of addresses are inland. County can be Lexington or Richland, parcel by parcel. Start with homes in Irmo and the dedicated buy post, buying a home in Irmo. If you are moving here for that week, read relocating to Irmo. If you are selling, the dedicated post is selling a home in Irmo. If this is a first house in Irmo, read first-time homebuyers in Irmo.
Gilbert sits west of the busier Lexington core. People come here for room: a larger lot, a workshop, fewer headlights at night. The lake is still in reach as a plan. It is not a town feature. Start with homes in Gilbert and the dedicated buy post, buying a home in Gilbert. If you are moving here for that week, read relocating to Gilbert. If you are selling, the dedicated post is selling a home in Gilbert. If this is a first house in Gilbert, read first-time homebuyers in Gilbert.
Irmo is not "Gilbert closer to Columbia." Gilbert is not "Irmo with a bigger yard." Mixing a Columbia and Harbison week with a quieter Lexington County night makes every showing feel wrong. Tell me which Tuesday you actually want. Then we look.
If you are moving here, the relocating guide helps you pick a sentence that is true. We live in Irmo and get to Columbia and Harbison during the week is a different life than we want more room and a quieter night in Gilbert.
Drive both weeks before you pick a list
I will not invent minutes and paste them on every Irmo or Gilbert address. Roads differ. School pickup differs. Saturday lake traffic is not Tuesday at 5:30.
Irmo buyers are often choosing Columbia reach with Harbison in the weekday. The lake still shows up earlier in the conversation than it does on most Gilbert streets. That is a plan, not a promise that the lot touches the water.
Gilbert buyers are often choosing space. Lexington is still the closer town week for groceries, appointments, and Lexington Medical Center if that campus is part of your life. Columbia is reachable. The question is which drive you do not want to do twice a day.
Neither week is better. They are different. Drive both if you are the one moving.
Do this before you write an offer:
- Drive to work at the hour you will actually leave, from an Irmo street and from a Gilbert street.
- Drive home at the hour you will actually return.
- Sit in a parking lot at school pickup if that will be your afternoon.
- Do a grocery or a weeknight errand the way you would actually do it, not the way the listing route looks.
- Time the trip to Lexington for groceries, appointments, or Lexington Medical Center if that campus is part of your Gilbert week.
- If the lake is why you came, go on a Saturday and on a random Wednesday from both sides, and be honest about which one is a drive.
A house can be right on paper and wrong at 6 p.m.
Drive both weeks. Do not pick a list from a map pin.
The lake is a different conversation in each town
In Irmo, the lake is still in the conversation. Waterfront, lake view, and water-access all appear, and they are not the same thing. Decide whether you are buying a water property or an Irmo address first. Inland Irmo is a real week: Columbia and Harbison in the weekday, with the lake nearby as a plan. The lake is often a drive, or a Ballentine and east-shore story.
Names like Yacht Cove, Regatta Shores, Wexford, and Settlers Point are useful starting points on that side. They are not a promise about a particular lot.
In Gilbert, buying the town does not put a dock in the backyard. Lake Murray is usually a drive unless this house is water-specific. The south side of the lake, including quieter pockets like Pilgrim Point, is part of the wider map Gilbert buyers sometimes compare. Cherokee Shores comes up in that same conversation. Those names do not prove the lot touches the water.
Waterfront means the lot touches the water. Lake view means you can see it. Water-access means a shared ramp or community dock. Inland means the lake is a plan, not the backyard. Confirm the lot. Start with the Lake Murray overview. If you need to see the water, read buying lake-view homes on Lake Murray. If the lot needs to touch the water, read buying Lake Murray waterfront. If the list is a shared ramp, read buying water-access homes on Lake Murray. If the house is inland and the lake is a plan, read buying inland homes near Lake Murray. The Lake Murray buying guide is the longer walkthrough.
If the lake is why you are moving, say so. We may tour an Irmo house for the Columbia and Harbison week, a Gilbert house for the land, and a lake house so you can feel the difference. Do not borrow a lake identity the house does not have. If the first house is around the lake and you still need to pick a town, start with first-time homebuyers around Lake Murray.
Schools: names only, confirm the house
School assignment is an address lookup. It is not a vibe about "Irmo schools" or "Gilbert schools."
Irmo addresses are commonly associated with Lexington-Richland School District Five. Gilbert addresses are commonly associated with Lexington County School District One. Confirm the school assignment for the specific house. Attendance lines are not a vibe.
I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.
Still look up the county on the house
Irmo can sit in Lexington County or Richland County, parcel by parcel. Gilbert is a Lexington County week. That does not make the weeks the same. Taxes, services, and records still follow the pin, not the town name you searched.
Look up the address. Do not guess from a shop, a lake photo, or a listing headline. If you are comparing two houses a few roads apart, confirm both. County lines can split an Irmo week that looks the same on a map.
I will not invent millage or a tax bill here. Your assessor and your closing attorney confirm dollars.
Ask the property questions out loud in both places:
- Is the house on public water and sewer, or well and septic?
- Is there an HOA, or is the road unrestricted?
- What is actually allowed for outbuildings, animals, or a fence?
- How much of a larger lot is usable, versus woods and drainage?
- If the lake is in the conversation, does the lot actually match the words you are using?
I will not pretend every Irmo listing is on the water. I will not pretend every Gilbert listing is acreage. The house tells you. The listing headline does not.
How I help you choose
Tell me your Tuesday and your Saturday. Then we look at houses.
Go to the buy page and fill out the questionnaire. We complete a buyer profile. We sign a buyer agency agreement. Then I search listed homes, and I can look off-market after that paperwork is done. That paperwork comes before touring. If you want the longer note on signing before we tour, read do I need a buyer agent in South Carolina. When you want a local on a video walk, contact me.
If you are selling in one of these towns while you shop the other, start on the sell page. The process notes without a fake calendar are how long to sell a house in Irmo and how long to sell a house in Gilbert.
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the process. I do not give legal advice.
If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999.
I will not tell you Irmo is a certain amount cheaper than Gilbert, or the other way around. Send the kind of house you want in each place. I'll pull comps and we can compare those two searches.
Call or text (803) 569-7595. We'll drive it like a week, not like a map.
