Homes in Cayce, SC

Cayce is its own city on the Congaree, across from Columbia. West Columbia and Springdale are next door. The river only matters if it matters to how you live. Confirm the county and the school on the house.

How a Cayce week feels

Cayce sits along the Congaree River, across from Columbia and the University of South Carolina. West Columbia is to the north. Springdale is to the northwest. Knox Abbott Drive is the main commercial road. State Street is the older center of town. A lot of weeks include work, dinner, and a walk without treating the capital as a day trip. Cayce is still its own city. Sharing a daily pattern with West Columbia does not make every street the same.

The river, the streets, and the lake as a drive

The Cayce Riverwalk is a paved path along the Congaree. Public entrances include Naples Avenue, and State Street at Lyle Street. A riverwalk nearby is not the same as owning shoreline. Floodplain questions near the river get checked with professionals. I do not guess a flood zone from a photo. The Avenues is an established neighborhood of ranches and brick houses on the north side of the city, much of it from before 1950. Newer single-family streets people ask about include Concord Park and Congaree Bluff, which looks toward the river. You will also see apartments and infill, including near the historic Guignard Brick Works. Congaree Creek Heritage Preserve is a public trail along the creek. Lake Murray is usually a drive unless the house is water-specific. I will not invent a typical Cayce price.

Buying or selling here

If you're buying, tell me whether Columbia has to feel close, and whether the river is part of the week. Then we look at houses. If you're selling, I'll show the actual block and the drive you actually make. Send your address if you want comps. I'll pull them and call you. If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999.

Names that come up locally

  • The Avenues. An established north-side neighborhood of ranches and brick houses near Columbia and the river. We still confirm the lot, the county, and the school.
  • Concord Park and Congaree Bluff. Newer single-family neighborhoods people ask about. Congaree Bluff looks toward the river. The name is not a promise about a particular house.

Questions

Is Cayce the same as West Columbia?

No. Cayce is its own city. West Columbia is the neighbor to the north, and Springdale is to the northwest. Taxes, services, and school lines follow the property, not a shared grocery run.

Is Cayce in Lexington County or Richland County?

Cayce is primarily in Lexington County, with some land in Richland County. Confirm the county on the specific parcel. Taxes and records follow the pin, not the skyline.

Which school district is Cayce?

Many Cayce addresses sit in Lexington School District Two. Depending on the address, a house may sit in Richland School District One or Richland School District Two. Confirm the house. I name districts. I do not rank schools.

Does buying in Cayce mean the river or Lake Murray?

No. The Cayce Riverwalk is a public path along the Congaree. It is not shoreline on your lot. Lake Murray is usually a drive unless the house is water-specific.
