First-Time Homebuyers in Irmo, SC
Buying your first home in Irmo starts with the week you want: Columbia and Harbison in reach, with Lake Murray still in the conversation. Then pick the water you actually need: waterfront, lake view, water-access, or inland. Then we do the paperwork before we tour. Confirm county and school assignment for the specific house. I will not invent prices, closing-cost percentages, timelines, or inventory and call them facts. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I grew up here. I've helped more than 150 families. Tell me how you live. Then we pick streets.
If the first house is the lake itself and you still need to pick a town, start with first-time homebuyers around Lake Murray. If the first house is a smaller-town Chapin lake week, that post is first-time homebuyers in Chapin. If the first house is really a Lexington town week with the lake as optional, start with first-time homebuyers in Lexington. This post is Irmo as a first buy.
How a first buy in Irmo actually feels
Irmo puts Columbia close enough for work and the Harbison shopping corridor close enough for a Tuesday grocery. The streets often feel established. That can help if you are buying your first house and want a name family in another state can find on a map.
Lake Murray can still be part of the weekend. That does not mean every first house is on the water. Plenty of first houses here are inland town houses with the water nearby as a plan. Decide whether you are buying a water property or an Irmo address first. Mixing those lists makes every showing feel wrong.
Start with the Irmo neighborhood page and the dedicated buy post, buying a home in Irmo. The buy walkthrough for the water is the Lake Murray buying guide. If you are moving here for this week, read relocating to Irmo. If the other list is a city week versus Columbia reach, that pair is Columbia vs Irmo. If it is Lexington town errands versus Columbia reach, that pair is Lexington vs Irmo. If it is West Columbia's Columbia-close week versus an Irmo Harbison week, that pair is West Columbia vs Irmo.
A first buy in Irmo still needs a Tuesday that works. Columbia is often why people came. The lake traffic on a Saturday is not the same as school pickup on a Tuesday. Drive the week you will actually live.
Do this before you write an offer:
- Drive to work at the hour you will actually leave.
- Drive home at the hour you will actually return.
- Time a weeknight errand the way you would actually do it.
- Sit in a parking lot at school pickup if that will be your afternoon.
- If the lake is why you came, go on a Saturday and on a random Wednesday.
A house can be right on paper and wrong at 6 p.m.
I will not invent minutes and paste them on every Irmo address. Time yours.
Confirm county on the house
Irmo is not only Richland County. It is not only Lexington County either. The pin on the parcel decides taxes, services, and which records you pull.
Look up the address. Do not guess from the town name, the shopping you like, or a listing headline. If you are comparing two houses a few streets apart, confirm both. County lines can split a week that looks the same on a map.
I will not invent millage or a tax bill here. Your assessor and your closing attorney confirm dollars.
If the question is which county the parcel sits in across the wider map, that is Lexington County vs Richland County.
Sort the water before you tour
A listing photo can hide the lot. Tell me which of these you actually need. We should not mix the lists.
- Waterfront: the lot touches the water. What you can do at the shoreline depends on the lot, any HOA, and county rules. Dock rights belong with documents and an attorney. If that is the list, read buying Lake Murray waterfront before you offer.
- Lake view: you can see the water. The lot does not touch it. Trees leaf out. Neighbors build. Walk it at the time of day you will actually live there. If that is the list, read buying lake-view homes on Lake Murray.
- Water-access: a shared ramp or community dock, not your own shoreline. Access can be great. It is still not a private pier in the backyard. If that is the list, read buying water-access homes on Lake Murray.
- Inland: an Irmo house with Columbia and Harbison in the week. The lake is nearby as a plan. That is a real first-home week here. Do not borrow a dock identity the house does not have. If that is the list, read buying inland homes near Lake Murray.
A first-time buyer does not have to buy waterfront to have a lake life near Irmo. Say the Saturday you want. Then we match the lot.
The lake is often a drive, or a Ballentine and east-shore story. Names like Yacht Cove, Regatta Shores, Wexford, and Settlers Point are useful starting points. They are not a promise about a particular lot. Start with the Lake Murray overview.
Water near the house is not a flood map I will guess from a photo. Ask your insurance agent what the address requires. I will not invent a zone, a premium, or a coverage limit. Your insurer, your closing attorney, and (if there is a loan) the lender confirm dollars.
Buyer agency before we tour, attorney at closing
South Carolina buying is a process. We do not unlock doors on a vibe.
Get pre-approved before you spend a Saturday falling in love with a listing. A letter from a lender is not a vibe either. It tells us what we can actually write.
If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999.
Then go to the buy page and fill out the questionnaire. We complete a buyer profile. We sign a buyer agency agreement. Then I search listed homes, and I can look off-market after that paperwork is done.
That paperwork comes before touring. Walking an open house on your own is different. Asking me how I work is not a tour.
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the process. I do not give legal advice.
I will not invent a closing-cost percentage. I will not invent how long the attorney calendar takes for your file. Your lender and your closing attorney confirm dollars and dates.
Confirm school for the house
School assignment is an address lookup. It is not a vibe about "Irmo schools."
Irmo addresses are commonly associated with Lexington-Richland School District Five. Confirm the house with the district. Attendance lines are not a vibe.
I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.
If you are selling while a first-time buyer is looking
Sometimes a parent, a sibling, or the person already living in the house is reading along.
If that is you, the Irmo process notes without a fake calendar are how long to sell a house in Irmo. The dedicated sell post is selling a home in Irmo. Inland Irmo is not a dock lot. A lake view is not waterfront. Confirm the county on the house.
How to start with me
Tell me whether Columbia and Harbison in the weekday is actually the Tuesday you want. Tell me whether you need the lot to touch the water, a view, a ramp, or a Saturday nearby. Then we look.
I will not invent a "typical first-time Irmo price." I will not invent how many houses are listed this week. Send the kind of week and the kind of water you want. I'll pull comps and call you.
When you want to talk it through, contact me. Call or text (803) 569-7595. We'll sort the week, the lot, the county, and the paperwork first, then tour.
Questions
Can a first-time buyer buy in Irmo?
Yes, if the week you want keeps Columbia and Harbison in reach, and the lot type actually fits. Sort waterfront versus lake view versus water-access versus inland before you tour. Confirm county and school assignment for the specific house. I will not invent a starter-home price, a closing-cost percentage, or a timeline. Tell me how you live. Then we look at streets that fit.
Do I need waterfront for a first home in Irmo?
No. Waterfront means the lot touches the water. Lake view means you can see it. Water-access is a shared ramp or community dock. Inland Irmo is a real first-home week with Columbia and Harbison in the weekday and the lake nearby as a plan. Sort those words before you tour. Do not borrow a dock identity the house does not have.
Is Irmo Lexington County or Richland County?
It depends on the parcel. Irmo can sit in Lexington County or Richland County. Taxes, services, and records follow the pin, not the mailbox. Confirm the county on the specific house.
What school district is Irmo?
Irmo addresses are commonly associated with Lexington-Richland School District Five. Confirm the house with the district. I name districts. I do not rank schools.
What paperwork comes before touring in South Carolina?
Get pre-approved before you fall in love with a listing photo. We complete a buyer profile and sign a buyer agency agreement before we tour. South Carolina closings use a licensed real estate attorney. I walk you through the process. I do not give legal advice.
