1. Start with your days
Write down where you need to be at 7:45 a.m. and 6:15 p.m. Lexington, a true Lake Murray address, and nearby towns each solve a different kind of week. If you skip this, you will tour pretty houses that fight your calendar.
2. School zones
I will name districts such as Lexington County School District One or Lexington-Richland School District Five, then send you to the district to confirm a specific address.
3. Pre-approval
A lender letter keeps the offer on real numbers and helps me pace showings. Choose a lender you can reach. Would you like me to connect you with lenders I recommend?
4. Lake language
Waterfront: the lot touches the water. Lake view: you can see the water. The lot does not touch it. Water-access: a shared ramp or community dock, not your own shoreline. Read the comparison on the lake-view page before you tour shoreline homes. Dock questions belong with HOA documents, county permitting, and an attorney.

How do you get paid?
Most often we ask the seller to pay 3% to Coldwell Banker at closing, based on the purchase price. If that matches the Buyer Agency Agreement, you do not owe extra commission at closing.
