How a request reaches you

ShowingTime is the showing calendar most Midlands listings use. I add you as a contact on the listing so requests can hit your phone and email, not only mine.

Reply to each request

A request is not automatically a yes. Occupied homes typically need someone to confirm.

We set a notice window that fits your house. School pickup, a nap, a late workday. Tell me the hours that are hard, and we write them into the instructions.

Should you be home?

Leave if you can. Buyers talk more honestly with their agent when the owner is not in the next room. Take pets with you, or crate them out of the way if you have to stay close.

Feedback

I ask every showing agent for notes. Some reply. Some do not. I will share what I get, including price comments and anything about condition, rather than invent a weekly report from silence. If showings are slow or the notes keep repeating the same issue, we talk about price, prep, or both.

Vacant homes

If you have already moved, we can set the listing so confirmed appointments notify you without you having to approve every slot. I still watch the calendar. Tell me if a neighbor or cleaner needs a blocked hour.
