I will not invent minutes and paste them on every Blythewood or Irmo address. Roads differ. School pickup differs. I-77 on a weekday is not Harbison on a Tuesday. Saturday lake traffic is not the same drive as a north-side errand.
Blythewood buyers are often choosing a suburban week with Columbia on the north side. The feel is frequently newer. The lake is not the default Saturday unless you decide to make that trip.
Irmo buyers are often choosing Columbia and Harbison in easier reach, with the lake still in the conversation. That does not make every Irmo house a water house.
Neither week is better. They are different. Drive both if you are the one moving.
Do this before you write an offer:
- Drive to work at the hour you will actually leave, from a Blythewood street and from an Irmo street.
- Drive home at the hour you will actually return.
- Sit in a parking lot at school pickup if that will be your afternoon.
- Do a grocery or a weeknight errand the way you would actually do it.
- If the lake is why you came, go on a Saturday and on a random Wednesday, and be honest about which town makes that a plan you will keep.
A house can be right on paper and wrong at 6 p.m.

- Lake view: you can see the water. The lot does not touch it. Trees leaf out. Neighbors build.
- Water-access: a shared ramp or community dock, not your own shoreline.
- Inland: the lake is a plan, not the backyard. That is a real week in either place if you say so out loud.
Do not mix a Blythewood list or an Irmo list with a lake list unless you actually want both, and even then we tour them as two conversations. School assignment is an address lookup. It is not a vibe about "Blythewood schools" or "Irmo schools."
Many Blythewood addresses are associated with Richland School District Two. Irmo addresses are commonly associated with Lexington-Richland School District Five. A house near either name can sit in another district. Confirm the school assignment for the specific house. I will not guess which street is which district. Attendance lines are not a vibe.

Confirm the county on the house
Blythewood is often Richland County. People file it with the north side of Columbia and the I-77 corridor. Confirm the county on that parcel.
Irmo can sit in Lexington County or Richland County, parcel by parcel. Taxes and bills are not the same just because the mailbox says Irmo. Look up the address. Do not guess from Harbison, the grocery, or a listing headline.
If you are comparing two houses, confirm both. County lines can split a week that looks the same on a map. Taxes, services, and records follow the pin, not the interstate.
