Moving from Columbia to Irmo, SC

Moving from Columbia to Irmo, SC is a change of week: city streets, universities, and the river, traded for a town where Columbia and the Harbison corridor stay in the weekday and Lake Murray stays in the conversation. The commute depends on the two addresses, not on a slogan about how close the Midlands is. Irmo is split by county. A pin can sit in Lexington County or Richland County, and you confirm that on the specific address. School assignment is a separate lookup, also by address. Lake Murray Dam sits on the east end of the lake, on the Irmo side of the map, and that still does not put a dock in every backyard. If you are selling in Columbia and buying in Irmo, those are two calendars. I will not invent drive times, prices, tax rates, or days on market. Call or text (803) 569-7595.

Two-story red brick home with black shutters, a rounded entry, and a wide green lawn

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. I still work Columbia moves. I will not invent a commute, a price, or a school rank and call it a fact. Tell me how you live. Then we pick a street.

This post is the move from the city week to the Irmo week. The side-by-side of those two lives is Columbia vs Irmo. The longer relocation walkthrough is relocating to Irmo, and the guide behind a Midlands move is the relocating guide. If you thought you wanted the town you can run errands in, south of this conversation, that move is moving from Columbia to Lexington. If you thought you wanted the smaller town on the north side of the lake, that move is moving from Columbia to Chapin. The county on the parcel is Lexington County vs Richland County. If you are selling the Columbia house to get here, start with selling a home in Columbia. The purchase starts on the buy page. The town you are moving toward is the Irmo neighborhood page. The city you are leaving is homes in Columbia. The map, once you know whether the lot has to touch the water, is the Lake Murray overview. The listing side, if you are selling while you buy, lives on the sell hub.

The photo on this post is lifestyle photography. It is not an Irmo address, and it is not a sold house.

The week you are leaving and the week you are choosing

Columbia is in-town streets, universities, and the river. Northeast, near campus, and a quieter in-town block are different weeks from each other. You already know which one you live. Write that down before you decide Irmo is easier, because easier depends on what you are tired of.

Irmo puts Columbia close enough for work and the Harbison shopping corridor close enough for a Tuesday grocery. The streets often feel established. Family in another state can find the name on a map. Lake Murray can still be the weekend, and the dam is on this end of the lake. That is a different Tuesday from the one you have now. It is also a different Tuesday from Lexington, Chapin, and a house that only works if the lot touches the water. Tell me which of those you keep picturing. Then we look at that one.

A sentence you can send to family helps. We live in Irmo and Harbison is the grocery. We live in Irmo and I still work in Columbia. We thought we wanted Irmo and we really wanted a dock by the dam. Those are three searches. Mixing them makes every showing feel wrong.

If you are still deciding whether the city week is the one you want to keep, read buying a home in Columbia next to buying a home in Irmo. The comparison post is Columbia vs Irmo. If the other list is Lexington errands rather than this Columbia-reach week, that pair is Lexington vs Irmo. This post assumes you are ready to make the move and you want the practical parts straight.

The commute, Harbison, and the dam

Plenty of people live in Irmo and work in Columbia. That drive is ordinary here. It is still your drive, at your hour, from your street to your desk. I will not invent minutes and paste them on every Irmo address.

The corridor people name is I-26. Some Columbia desks are easier on surface streets than on the interstate, and some Irmo streets reach that road faster than others. Harbison can sit in the middle of the errand, which is why a lot of people picture this move as "close to Columbia" without meaning downtown. A house near that corridor is not the same trip as a house pointed toward the lake, or a house where the afternoon includes the dam.

Lake Murray Dam is on the east end of the lake. That is the Irmo side of the map, not the Chapin side and not the Gilbert side. Proximity is still a street fact. Some driveways make the dam a short extra turn after Harbison. Some make it a trip you have not timed yet. Do not borrow a neighbor's drive and call it yours.

Do this before you write an offer:

I will not tell you the drive is short, easy, or the same from every pin. Time it. If the drive is the part you do not want, say so. We can look at a different Irmo street, or we can admit that staying in Columbia fits the week better. The point of the move is the week, not the town name on a listing.

Lexington County versus Richland County

This is the lookup people skip because the mailbox already says Irmo. Irmo is not only Richland County. It is not only Lexington County either. The pin on the parcel decides taxes, services, and which records you pull. The line does not follow Harbison, the dam, a lake photo, or a listing headline.

Confirm the county on the Columbia house you are selling and on the Irmo house you want to buy. If you are comparing two Irmo streets a few blocks apart, confirm both. County lines can split a week that looks the same on a map. I have watched people assume the whole town sits on one side because the grocery does. Confirm the address.

Taxes, services, and records follow the pin, not the skyline and not the shopping you like. I will not invent a millage, a tax rate, or a tax bill. Your assessor and your closing attorney confirm dollars. The plain-language version of this lookup, which still does not replace the address, is Lexington County vs Richland County.

County is also not the school zone. People mix those up on this move because both can change at once. They are two lookups. Do both.

School zones to confirm by address

Buyers ask about schools on almost every Columbia-to-Irmo tour. I answer with the district name for the house, after we look it up, and I stop there.

Irmo addresses are commonly associated with Lexington-Richland School District Five. A house people still call Irmo can sit on a different assignment. Columbia-area homes may sit in Richland School District One, Richland School District Two, Lexington-Richland School District Five, or another district. The house you are leaving and the house you are buying can be in different districts even when the drive feels short. They can also land in the same district. Do not guess from the town name.

Confirm the school assignment for the specific address with the district. If you are comparing two Irmo streets, confirm both. If a child is mid-year, ask the district how a move is handled. That answer is theirs, not mine. Attendance lines are not a vibe.

I name districts. I do not rank schools. I will not invent a test score, a rating, or a dollar amount for a zone. If you need academic data, go to the district and to primary sources.

How the days feel once you are there

Irmo is not one street. Before we tour, tell me which feel you mean.

Sort the water before you fall in love with a photo. Inland Irmo is a real move out of Columbia. Lake view means you can see the water and the lot does not touch it. Water-access is a shared ramp or community dock. Waterfront means the lot touches the water. Names people use on this side of the lake are starting points. They are not a promise about a particular lot. If the lot has to touch the water, this move is a lake move, and the map is Lake Murray.

Columbia, the week you know, changes block by block. When we sell that house, we describe the block you have, not "Columbia" as a mood. The listing notes are selling a home in Columbia. The neighborhood page is homes in Columbia.

Stand in a Harbison parking lot on a weeknight. Notice the evening pace. A house can be right on paper and wrong at 6 p.m. Renting first is fine if you want a season of the town before you own a street in it.

Two calendars if Columbia still has to sell

Selling in Columbia and buying in Irmo are two transactions. They can close in an order that works. They do not become one transaction because you want them to.

On the sale: prep, photos and video, a price the Columbia comps support, showings, an offer, then a South Carolina attorney close. The process notes without a fake days-on-market number are how long to sell a house in Columbia. I will not invent how long your Columbia listing takes. Price, condition, and photos still do most of that work. Start on the sell page when you are ready to talk about that house.

On the purchase: a buyer profile, a buyer agency agreement, a lender conversation, then tours, then an offer with dates you can actually meet. Start on the buy page. We do not tour before the agreement.

If the Irmo purchase depends on the Columbia sale, say that before we write. A lender has to tell us what the file can support: equity from the sale, a bridge, or two closings lined up. If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999. I will not quote a rate, a fee, or a payment. I will not tell you a product is available because another family used something like it.

A few ways people line this up, without a calendar I am willing to invent:

  1. Sell Columbia first, then buy in Irmo, with a temporary stay if the dates do not overlap. Renting in between is a fine plan.
  2. Buy in Irmo with financing that does not require the Columbia house to be sold yet, if Jason says the file supports it. Then sell Columbia without a gun to the price.
  3. Write the Irmo offer with a date that matches a Columbia contract you already have. The attorneys on both sides keep the dates. I walk you through the paperwork. I do not give legal advice.

South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents on each house. Two houses can mean two attorneys. Ask early.

I will not invent days on market for Columbia or for Irmo, and I will not tell you which season makes the move cheaper. If both houses are ready for an honest conversation, we can put them on one calendar and see where the dates actually land.

Call or text (803) 569-7595. Tell me the Columbia address you are leaving and the kind of Irmo week you want, including whether Harbison, the dam, or the water has to be easy. I'll pull what we need and call you. We'll move the week, not just the boxes.

Questions

What should I know before moving from Columbia to Irmo, SC?

You are changing the week, not just the mailbox. Columbia is the city week. Irmo often keeps Columbia and the Harbison corridor in the weekday, with Lake Murray Dam on the east end of the lake and the water still in the conversation. The lake is not automatic with the address. Time the drive at the hour you will actually leave. Confirm the county on each address, and confirm the school assignment for the specific house. I will not invent minutes, prices, or a tax bill.

How is the commute from Irmo to Columbia?

Plenty of people live in Irmo and work in Columbia. I-26 is the corridor people name, and some desks are easier on surface streets. Harbison can make the errands feel local before you ever reach downtown. I will not invent minutes and paste them on every address. A house near Harbison and a house farther toward the lake or the dam are not the same trip. Drive it on a weekday morning and again at the hour you leave work.

Is Irmo in Lexington County or Richland County?

It depends on the parcel. Irmo can sit in Lexington County or Richland County. The line does not follow the town name, Harbison, or the lake. Confirm the county on the house you are leaving and on the house you want to buy. If you are comparing two Irmo streets, confirm both. Taxes, services, and records follow the pin. I will not invent a millage or a tax rate.

Do school zones change when you move from Columbia to Irmo?

They can, and you confirm them by address, not by the town name. Irmo addresses are commonly associated with Lexington-Richland School District Five. Columbia-area homes may sit in Richland School District One, Richland School District Two, Lexington-Richland School District Five, or another district. Confirm the specific house with the district. If you are comparing two streets, confirm both. I name districts. I do not rank schools.

Does moving to Irmo mean you are next to Lake Murray Dam?

The dam is on the east end of Lake Murray, which is the Irmo side of the map. That does not mean every Irmo driveway can see it, and it does not mean the lot touches the water. Some streets put the dam and Harbison in the same afternoon. Some do not. Drive from the specific street to the dam, and to the ramp or park you would actually use. I will not invent minutes.

How do I start a Columbia-to-Irmo move with Lauren?

Fill out the questionnaire on the buy page for the Irmo house. If you are selling in Columbia, send that address too. We complete a buyer profile and sign a buyer agency agreement before we tour. If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999. Call or text (803) 569-7595.
