Buying in Lexington County vs Richland County, SC
Buying in Lexington County vs Richland County is a week-of-life and logistics choice, not a winner. Towns can sit near the county line. Irmo, Ballentine, and the West Columbia or Columbia edge are the usual examples. Always confirm the county on the parcel and the school assignment for the specific house. I will not invent taxes, prices, or rankings. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I grew up here. I've helped more than 150 families. I will not invent a tax bill or a drive time and call it a fact. Look up the pin. Then pick the street.
This is not the city-versus-town post. That pair is Columbia vs Lexington. This one is the county on the parcel, the school lookup, and the week you will actually live.
County is not the same as the town name
Lexington the town sits in Lexington County. That does not make every Lexington County house a Lexington town-center week. Gilbert, West Columbia, and plenty of lake and rural addresses sit in Lexington County too.
Columbia is the capital. It is not automatically Richland County in every direction people mean when they say Columbia. Some addresses people file under a Columbia search sit in Lexington County.
Irmo and Ballentine can sit in Lexington County or Richland County, parcel by parcel. West Columbia is its own city in Lexington County, even when downtown Columbia feels next door.
Taxes, services, and records follow the pin, not the mailbox, the shopping you like, or a listing headline. Look up the address. If you are comparing two houses a few streets apart, confirm both. County lines can split a week that looks the same on a map.
Start with the town pages when the week is the other half of the search: Lexington, Irmo, West Columbia, and Columbia. Ballentine does not have its own town page. Use Irmo for the corridor and buying a home in Ballentine for that week.
Two different weeks, sometimes on the same road
Neither county is better. They are different maps under a week that can look the same from the car.
Lexington County often means a Lexington, Gilbert, West Columbia, or lake-adjacent week, depending on the house. Lexington the town is errands on Columbia Avenue. Gilbert is often more room and a quieter night. West Columbia puts the river and downtown dinners close enough to feel like part of the week. The lake can still be in the conversation. It is not automatic with the county name.
Richland County often means a Columbia city week, or an Irmo or Ballentine week that already pointed at Columbia and Harbison. Streets can change block by block. USC and downtown pockets are not a quieter in-town street.
The weekday still belongs to the town, not the county stamp. Drive the Tuesday you will actually live before you fall in love with a listing photo.
Do this before you write an offer:
- Confirm the county on the parcel. Do not guess.
- Drive to work at the hour you will actually leave.
- Drive home at the hour you will actually return.
- Time a weeknight errand the way you would actually do it.
- Sit in a parking lot at school pickup if that will be your afternoon.
A house can be right on paper and wrong at 6 p.m.
I will not invent minutes and paste them on every address. Roads differ. School pickup differs. Game-day traffic near USC differs.
Towns that sit near the line
These names show up a lot when people are really asking about the county:
Irmo can sit in Lexington County or Richland County. Columbia and Harbison are often the weekday. Lake Murray can still be the Saturday. Read buying a home in Irmo and Lexington vs Irmo.
Ballentine can sit in either county too. It is often a Columbia-reach week with the lake still in the conversation. Confirm the pin. Read buying a home in Ballentine.
West Columbia is Lexington County. It is not a Richland County nickname for being close to downtown. The water conversation is usually the river, not the lake. Read buying a home in West Columbia and West Columbia vs Lexington.
Columbia is a city week: USC, downtown, and streets that change block by block. Confirm Richland versus Lexington County on the specific house. Read buying a home in Columbia.
Lexington the town sits in Lexington County. That is the town you can run errands in, with Lake Murray close if you want it. Read buying a home in Lexington.
If the lake is why you came, say so. County still has to be confirmed on the shoreline lot. Start with the Lake Murray overview only if the water is actually the point.
Schools: name the district, confirm the house
County and school are different lookups. A county line is not a school line.
Many Lexington town addresses sit in Lexington County School District One. Irmo and Ballentine addresses are commonly associated with Lexington-Richland School District Five. Columbia-area homes may sit in Richland School District One, Richland School District Two, Lexington-Richland School District Five, or another district.
District Five can show up on more than one side of a county conversation. That is why you confirm the house. Attendance lines are not a vibe. They are an address lookup.
I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.
Taxes and records follow the pin
I will not invent millage, a tax slogan, or a tax bill here. Your assessor and your closing attorney confirm dollars.
The county on the parcel decides which records you pull and which services you are actually buying. That is logistics. It is not a ranking.
Do not pick a county because a headline sounded cheaper. Send the kind of house you want in each place. I'll pull comps that match the lot, not the county name, and we can compare those two searches.
Buyer agency before we tour, attorney at closing
Go to the buy page and fill out the questionnaire. We complete a buyer profile. We sign a buyer agency agreement. Then I search listed homes, and I can look off-market after that paperwork is done.
That paperwork comes before touring. Walking an open house on your own is different. Asking me how I work is not a tour.
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the process. I do not give legal advice.
If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999.
I will not invent a price gap between the two counties. I will not invent inventory. Send the kind of week and the kind of house you want. I'll pull comps and call you.
When you want to talk it through, contact me. Call or text (803) 569-7595. We'll confirm the county and the school first, then tour.
