Are there alligators in Lake Murray?
Sightings are rare. The lake sits at the northern edge of the American alligator's range, and there's no recorded predatory incident with a swimmer in the lake's history.
How do property taxes work for out-of-state buyers?
South Carolina taxes based on purchase price and how you use the home: 4% assessment for a primary residence, 6% for a second home or investment. Full breakdown here.
Why does the lake level go up and down?
Lake Murray is a working hydroelectric reservoir. It typically holds 357-358 feet in summer and drops a few feet each winter, with a deeper "drawdown" for maintenance every three to five years. More detail here.
What are the rules for building a dock?
You need a Shoreline Use Permit from Dominion Energy, a minimum of 100 feet of shoreline, and your dock is capped at 750 square feet. Full permit rules here.
Can I use my home as a short-term rental?
Most higher-end Lake Murray HOAs now require a minimum one-year lease term. Lexington and Richland counties require an annual short-term rental permit and a local contact within 45 minutes; Saluda and Newberry counties are more flexible. Always check the specific HOA bylaws before you count on rental income.
What's the lost history under the lake?
When the lake was flooded in 1930, nearly a dozen communities were submerged. Six B-25 bombers used for WWII training crashed into the lake; one was recovered in 2005 and is now preserved at the Southern Museum of Flight in Alabama.
What are drive times to Columbia from different sides of the lake?
Irmo/Ballentine: 15-20 minutes. Lexington/south shore: 20-25 minutes. Chapin/north shore: 30-35 minutes. West side (Leesville): 45-50 minutes.
Do I need a fishing license?
Yes, anyone 16 or older needs a valid SC Freshwater Fishing License: $10 for residents, $35 for non-residents, available through the Go Outdoors SC app.
What makes Lake Murray good for fishing?
It's a nationally ranked bass lake (USA Today's #1 Best Lake for Water Sports in 2025, Bassmaster Magazine's #4 Best Bass Lake in the US), and it's a regular Bassmaster Elite Series stop at Dreher Island State Park.
How deep is Lake Murray?
Up to 190 feet in places, with significant underwater topography including old, submerged townsites from before the 1930 flooding.
Is Lake Murray safe from hurricanes?
It's about 125 miles inland, and the vast majority of the lake sits in FEMA Zone X, well outside a coastal hurricane's typical storm surge zone. That's one reason buyers compare it favorably to coastal SC property from a long-term carrying-cost standpoint.
Do I need flood insurance?
Usually not required, since most Lake Murray property sits in FEMA Zone X, but a preferred-risk policy is inexpensive and worth carrying given dock and seawall replacement costs. More here.
What's the closing process like in South Carolina?
South Carolina is an attorney state, so a licensed attorney runs your title search and closing, not a title company. Full process here.
How much should I budget for annual maintenance on a lake home?
A reasonable reserve is 1.5-2% of the home's value per year. On a $1M home, that's $15,000-$20,000, covering dock upkeep, HVAC, termite bond, and seawall reserves.
What school district covers Lake Murray?
It depends which side. Chapin and Irmo fall under Lexington-Richland District 5, consistently ranked #1 in the Midlands. Lexington and Gilbert fall under Lexington District 1. Prosperity falls under Newberry County schools.
Is there a hospital near Lake Murray?
Lexington Medical Center, ranked the #1 hospital in Columbia and #2 in South Carolina for 2026, is a Duke Cancer Network affiliate with a 607-bed facility. Prisma Health Baptist Parkridge in Irmo is about 10 minutes from Chapin and Irmo.
Can I test out lake living before buying a boat?
Yes. Boat clubs like Freedom Boat Club and Carefree Boats give you access to a fleet without the $5,000-$15,000+ annual carrying cost of owning one. More on that here.
