Buying Lake Murray Waterfront: What to Check Before You Offer

Confirm waterfront, lake view, or water-access first

A listing photo can hide the lot. Sort the words before you write a number.

If you only need a view or a community ramp, say so. We should not tour true waterfront as if those three are interchangeable.

Confirm the dock exists and what the papers say

A dock in a photo is a starting point. It is not the file.

Ask out loud:

Shoreline permits: verify with Dominion Energy

Lake Murray is a working reservoir. Dominion Energy manages residential shoreline permits on the lake. Treat that as a verification step on this house, not a slogan.

Before you offer, or inside the inspection window if that is how the contract is written, confirm:

If the seller cannot produce paperwork, that is information. We slow down.

Lake level and depth at this dock

Lake Murray is not a swimming pool with a fixed water line. Levels change through the year. A dock that looks deep on a pretty Saturday can sit differently after a seasonal drop.

I will not invent a depth number for your slip, a typical lake level, or a calendar for when the water "should" be high.

Do this instead:

The lot in front of you is the only depth that matters.

Flood zone and insurance: confirm with professionals

Waterfront is not a flood map I will guess from a photo. Confirm the flood zone for this address. Confirm what your lender and your insurer will require. Confirm whether the homeowners policy treats the dock and other structures the way you think it does.

HOA waterfront rules, if there are any

Some Lake Murray streets have an HOA. Some do not. If there is one, read the waterfront rules before you offer.

Ask whether the documents limit docks, boats, lifts, shoreline work, short-term rental, or how you use a community ramp. A permit from Dominion Energy and an HOA rule are not the same paper. You may need both to be true.

No HOA does not mean no rules. The shoreline permit conversation still applies.

Is a Lake Murray lake-view home the same as waterfront?

No. Waterfront means the lot touches the water. Lake view means you can see it, and the lot does not touch it. Water-access is a shared ramp or community dock. Confirm the lot lines, not the photo.

Does a dock in the listing photo mean I can use it?

Not automatically. Confirm the dock exists, who it belongs to, and what documents sit with it. A pretty photo is not a permit and it is not a right. I help you gather the papers. I do not give legal advice.
