How Buying a Home on Lake Murray Actually Works

South Carolina is an attorney state, so a licensed attorney, not a title company, runs your closing. Here's the full sequence: disclosure, a 10-business-day due diligence period, financing, attorney-led title search and closing, then a critical post-closing step most out-of-state buyers miss.

The disclosure period

Most South Carolina sellers must give you a written Residential Property Condition Disclosure Statement before you sign the contract. It covers water and sewer, roof, structural, mechanical systems, wood-destroying insects, and environmental hazards. It's a good-faith statement of what the seller actually knows, not a substitute for your own inspection. Some transfers are exempt (certain court-ordered sales, foreclosures, the first sale of a home never inhabited), so always confirm one applies to your purchase.

Your 10-day due diligence window

South Carolina buyers typically get a 10-business-day due diligence period to inspect. On Lake Murray, budget for more than the standard home and HVAC inspection:

An annual, transferable termite bond is close to non-negotiable in this climate. If the home already has one, ask the seller to transfer it at closing. If not, ask for one as part of your offer.

The closing process, and why it takes an attorney

South Carolina requires a licensed attorney to oversee your closing: the title search, the deed transfer, and the signing itself. Their work includes a title search going back at least 60 years (on a lake property, this includes checking for Dominion Energy easements and leasehold interests), a formal Title Opinion that backs your Owner's Title Insurance, and being physically present to walk you through the Note, the Deed of Trust, and the Settlement Statement. South Carolina is also a "race-notice" state, meaning your attorney is responsible for recording your deed immediately after closing to protect your position.

On top of that, plan for prepaid homeowners insurance, 2-6 months of property tax escrow, and, in a governed community, an HOA capital contribution of $500-$2,000 at closing.

Financing a Lake Murray home

Rates in early 2026 are sitting in the mid-to-high 5% and low 6% range. A few things specific to this market:

New construction, if you're considering it

As the south and north shores fill in, 2026 construction is pivoting toward the west side (Gilbert, Summit, Leesville), where buyers can typically secure 30% more acreage than an equivalent Lexington lot. Two things to check before you buy new: "waterfront" doesn't always mean dockable, cross-check the lot against Dominion's Shoreline Management Map before you assume you can build a dock. And even with South Carolina's standard 1-2-10 builder warranty, a pre-drywall inspection for moisture barriers is worth the cost.

The one step almost every out-of-state buyer forgets

Within 30 days of moving in, you must apply for the 4% Legal Residence Assessment with your County Assessor. Miss the January 15 deadline and you're taxed at the 6% non-owner rate, which roughly triples your annual tax bill. Full breakdown on the property tax page.
