Selling a Home in Irmo, SC

Selling a home in Irmo is often a Columbia-reach and Harbison week, with Lake Murray still in the conversation, not a Lexington town-center listing with a different zip. Confirm whether the house sits in Lexington County or Richland County, and confirm school assignment for this address. Then we prep, shoot video and photos, go live, take showings, and close with a South Carolina attorney. I will not invent days on market, list prices, or sale prices for your street. Call or text (803) 569-7595.

A brick home on an established street with mature trees

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I grew up here. I've helped more than 150 families. Tell me about the house. Then we get the file in order.

The process notes without a fake calendar are how long to sell a house in Irmo. This post is the Irmo week, the county lookup, the honest water words, and the listing work. Start with the Irmo neighborhood page. Read Lake Murray if the water is part of how buyers will live there.

How buyers actually spend an Irmo week

Irmo puts Columbia close enough for work and the Harbison shopping corridor close enough for a Tuesday grocery. The streets often feel established. That is a real week, and it is how a lot of relocating buyers find the town on a map.

Lake Murray can still be the Saturday. That does not mean every Irmo house is on the water. Decide whether you are selling an Irmo address or a water property first. Mixing those stories makes every showing feel wrong.

Buyers comparing Irmo to Lexington are comparing weeks, not zips. Lexington is the town you can run errands in. Irmo often keeps Columbia and Harbison in the weekday. Drive both if you are the one moving. If you are the one selling, we write the listing for the week a buyer will actually live.

The buyer's version of that week is buying a home in Irmo. Use it when you want to see how I talk about the town on the other side of the table.

Confirm county and school on the house

Irmo is not only Richland County. It is not only Lexington County either. The pin on the parcel decides taxes, services, and which records you pull.

Look up the address. Do not guess from the town name, the shopping you like, or a listing headline. If you are comparing this house to one a few streets away, confirm both. County lines can split a week that looks the same on a map.

School assignment is its own lookup. Irmo addresses are commonly associated with Lexington-Richland School District Five. Confirm the house with the district. Attendance lines are not a vibe.

I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.

Name the water honestly

Decide the words before we write the listing:

A winter glimpse can shrink when the trees leaf out. Buyers notice. Do not call a lake-view house waterfront. Do not call a community ramp a private dock.

The lake is often a drive, or a Ballentine and east-shore story. Names like Yacht Cove, Regatta Shores, Wexford, and Settlers Point are useful starting points. They are not a promise about this lot.

If the lot actually touches the water, gather dock and shoreline paperwork before the camera shows up. The dedicated seller list is dock papers before you list. I help you gather the file. I do not give legal advice on docks or permits.

Prep, photos, and video

Tell me how you live in the house. Then we decide what is worth doing before a camera shows up.

High-return work is usually a deep clean, paint where it is tired, carpets, curb appeal, lights that work, and obvious dings. Skip a full kitchen remodel unless the house truly needs it. A punch list for this house beats a Pinterest list.

You do not need to host. A ready house is the help I need.

The listing only debuts once. Buyers decide whether to click from the first photos. I do still photos and video. Video shows light, flow, and how the house sits on the street. Out-of-area buyers especially need the honest picture of the block, not a borrowed skyline or a lake photo that is not this lot.

Once we are live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it.

Use the photo day prep checklist before I come with a camera. Once we are live, showings explains the texts. After an offer, read under contract.

South Carolina disclosure and an attorney close

South Carolina sellers generally complete a Residential Property Condition Disclosure Statement. Be thorough about what you know, including the county, any HOA, and the water if it is part of the lot. I walk you through the form. I do not give legal advice.

South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. The buyer often chooses that attorney. You can have your own attorney review papers on your side.

I walk you through the process. I do not give legal advice on docks, permits, or the contract.

The sell hub has the FAQ, photo-day checklist, showings notes, and under-contract sequence. Use those checklists. Do not invent a punch list from a blog.

I will not invent an Irmo days-on-market number. I will not invent a list price or a sale price for your street. Send your address. I'll pull comps and call you. Inland Irmo is not a dock lot. A lake view is not waterfront. Confirm the county on the house.

When you want to talk it through, contact me. Call or text (803) 569-7595. We'll name the week and the lot honestly, then list the house in words a buyer can trust.

Questions

How is selling in Irmo different from Lexington?

Irmo is often a Columbia-reach and Harbison week, not a Lexington town-center listing with a different zip. Buyers may still ask about Lake Murray. Tell me how you live in the house. Then we write the listing in words that match the street, the county, and the lot.

Is my Irmo house in Lexington County or Richland County?

It depends on the parcel. Irmo can sit in Lexington County or Richland County. Taxes, services, and records follow the pin, not the mailbox. Look up the address. Do not guess from the town name.

What if my Irmo home is lake view or water-access?

Say the words that match the lot. Waterfront means the lot touches the water. Lake view means you can see it, and the lot does not touch it. Water-access is a shared ramp or community dock. Plenty of Irmo houses are inland. Honest words save you a showing that was never going to work.

Do I need a South Carolina attorney to sell?

South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the paperwork. I do not give legal advice.

How do I start with Lauren?

Send your address. I'll pull comps and call you. Call or text (803) 569-7595. Irmo comps are not Lexington town-center comps. Confirm county on the house. A lake view is not waterfront.
