Pick the Irmo week before you pick a dock

Irmo puts Columbia close enough for work and the Harbison shopping corridor close enough for a Tuesday grocery. The streets often feel established. Family in another state can find the name on a map. Lake Murray can still be the weekend.

That still does not mean every house is on the water. Decide whether you are buying a water property or an Irmo address first. Mixing those lists makes every showing feel wrong.

Irmo is not Lexington with a shorter grocery. It is not Chapin with a closer city. Lexington is the town you can run errands in. Chapin is a smaller-town lake week. Sort the water before you tour

A pretty photo can hide the lot. Sort these words first. Then we tour.

If you only need a view, a community ramp, or a Saturday plan, say so. We should not spend a trip on true waterfront as if those are interchangeable.

In Irmo, the lake is often a drive, or a Ballentine and east-shore story. Plenty of addresses are inland. Names like Yacht Cove, Regatta Shores, Wexford, Settlers Point, Beacon Point, and Lakeside at Ballentine are useful starting points. They are not a promise about a particular lot. Confirm county and school for the house

Irmo is its own town. Taxes, services, and records still follow the pin, not the town name and not the lake photo.

Look up the address. Do not guess from Irmo as a search term. Irmo can sit in Lexington County or Richland County, parcel by parcel. Confirm the county on the house you actually want. County lines can split a week that looks the same on a map.

School assignment is an address lookup. It is not a vibe about "Irmo schools" or "the lake."

How a trip actually works

I will not invent a number of flights, a number of days, or a "you must buy on the first visit" rule.

Come when you can. If work will not wait, say so. Renting first is fine. Buying on a short trip is only a good idea if the week, the county, the school, and the water type already make sense.
