A suburban north-side week and a newer-build feel are how the house lives. They are not a statistic. Your house, your price, and how we show it decide the front half. Look up the address first

Blythewood sits on the north side of Columbia. The week often feels suburban. Newer streets and builder communities show up in that conversation a lot. I-77 is the pattern people mean when they talk about getting to Columbia from that side, not a promise about your driveway. Blythewood is often Richland County. Confirm the county on the parcel. I do still photos and video. Video shows light, flow, and how the house sits on the street. If family is out of town, they can see the property without guessing from a wide-angle still. A north-side week is easier to understand when they can see the actual block, not a borrowed skyline or a lake photo that is not this lot.

You do not need to host. A ready house is the help I need.

Going live

We do not go live until the listing paperwork is signed. Getting it back promptly keeps photo day on the calendar we set.

Once it is live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it.

Use honest words. Blythewood is allowed to be Blythewood. Do not call it Irmo. Do not call it Columbia. Do not borrow a lake identity the lot does not have. Waterfront means the lot touches the water. Lake view means you can see it. Water-access is a shared ramp or community dock.

Showings

Midlands listings typically use ShowingTime. You get a text or email when a buyer agent wants to come through. Reply to that request. Leave if you can. Take pets with you so buyers can talk.
