Selling a Home in Blythewood, SC
Selling a home in Blythewood is often a suburban week on the north side of Columbia, with a newer-build feel, in a Richland County corridor people reach along I-77. Confirm the county on the parcel. Confirm school assignment for this address. Lake Murray is usually a drive unless the house is water-specific. Then we prep, shoot video and photos, go live, take showings, and close with a South Carolina attorney. I will not invent days on market, list prices, or sale prices for your street. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I grew up here. I've helped more than 150 families. Tell me about the house. Then we get the file in order.
The process notes without a fake calendar are how long to sell a house in Blythewood. This post is the Blythewood week, the county lookup, the honest water words, and the listing work. Blythewood does not have its own town page here. The closest city page is homes in Columbia. If the other week buyers will compare is a town you can run errands in, start with homes in Lexington. The buyer's version of this week is buying a home in Blythewood. If buyers will compare you to Columbia and Harbison in easier reach, that pair is Blythewood vs Irmo. If they will compare you to a Lexington town week, that pair is Lexington vs Blythewood. Read Lake Murray only if the water is part of how buyers will live in this house.
How buyers actually spend a Blythewood week
Blythewood sits on the north side of Columbia. The week often feels suburban. Newer streets and builder communities show up in that conversation a lot. I-77 is the pattern people mean when they talk about getting to Columbia from that side, not a promise about your driveway.
That is a different Tuesday than an Irmo week. Irmo often puts Columbia and Harbison in easier reach. The streets there often feel established. Lake Murray can still be the Saturday. A Blythewood listing is not an Irmo listing with a different zip.
It is also a different Tuesday than a Columbia city week. Columbia is USC, downtown, and streets that change block by block. A Blythewood week is not a street near USC. And it is a different Tuesday than a Lexington town-center week. Lexington is a town you can run errands in. Lake Murray is close from Lexington if you want it. From Blythewood, the lake is usually a drive unless this house is water-specific.
Buyers comparing those weeks are comparing Tuesdays, not zips. Drive both if you are the one moving. If you are the one selling, we write the listing for the week a buyer will actually live.
If you want to see how I talk about the town on the other side of the table, read buying a home in Blythewood. If a first-time buyer is reading along, that post is first-time homebuyers in Blythewood. If someone is moving here for this week, read relocating to Blythewood. If the house is in Irmo, the dedicated sell post is selling a home in Irmo. The Irmo buy post is buying a home in Irmo. If this is a first house in Irmo, read first-time homebuyers in Irmo.
The photo on this post is lifestyle photography. Blythewood does not have its own place photo. It is not a Blythewood address, and it is not a sold house.
Confirm county and school on the house
Blythewood is often Richland County. People file it with the north side of Columbia and the I-77 corridor. That does not tell you the county on the pin.
Confirm the county on this parcel. Taxes, services, and school lines follow the property, not the interstate, the grocery, or a listing headline. Look up the address. Do not guess from the town name. If you are comparing this house to one a few streets away, confirm both. County lines can split a week that looks the same on a map.
School assignment is its own lookup. Many Blythewood addresses are associated with Richland School District Two. Confirm the school assignment for this address. I will not guess which street is which district. A house near the name can sit in another district. Attendance lines are not a vibe.
I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.
I will not invent millage or a tax bill here. Your assessor and your closing attorney confirm dollars.
If the question is which county the parcel sits in across the wider map, that is Lexington County vs Richland County.
Lake Murray is usually a drive
Selling in Blythewood does not put a dock in the backyard. Lake Murray is usually a drive unless this house is water-specific.
If the water is part of how you live in the house, say which words match the lot:
- Waterfront: the lot touches the water. Dock rights belong with documents and an attorney.
- Lake view: you can see it. The lot does not touch it. Trees leaf out. Neighbors build.
- Water-access: a shared ramp or community dock, not your own shoreline.
- Inland: the lake is a plan, not the backyard. That is a real Blythewood week. Do not borrow a dock identity the house does not have.
A winter glimpse can shrink when the trees leaf out. Buyers notice. Do not call a lake-view house waterfront. Do not call a community ramp a private dock. Do not call a north-side suburban street a lake listing.
Start with the Lake Murray overview only if the water is actually the point of this house. If the lot actually touches the water, gather dock and shoreline paperwork before the camera shows up. The dedicated seller list is dock papers before you list. I help you gather the file. I do not give legal advice on docks or permits.
A newer feel is not a promise about the listing
Blythewood often has a newer suburban feel, and builder communities are part of why buyers look here. That is a feel. It is not a claim that this house is new construction, or that a new house is the one they should buy.
If the house is a newer build, say what is true: the warranty, the punch list, any HOA or builder rules, and whether the work is finished. If the house is established, say that. Honest words beat a slogan about the corridor.
The note on new construction versus resale, written for Lexington streets, is new construction vs resale in Lexington. Use it for the questions. Keep the week as Blythewood. I will not invent a premium or a number of months.
Prep, photos, video, live, and showings
Tell me how you live in the house. Then we decide what is worth doing before a camera shows up.
High-return work is usually a deep clean, paint where it is tired, carpets, curb appeal, lights that work, and obvious dings. Skip a full kitchen remodel unless the house truly needs it. A punch list for this house beats a Pinterest list.
You do not need to host. A ready house is the help I need.
The listing only debuts once. Buyers decide whether to click from the first photos. I do still photos and video. Video shows light, flow, and how the house sits on the street. A north-side week is easier to understand when they can see the actual block, not a borrowed skyline or a lake photo that is not this lot.
We do not go live until the listing paperwork is signed. Getting it back promptly keeps photo day on the calendar we set.
Once we are live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it.
Use honest words. Blythewood is allowed to be Blythewood. Do not call it Irmo. Do not call it Columbia. Do not borrow a lake identity the lot does not have.
Midlands listings typically use ShowingTime. You get a text or email when a buyer agent wants to come through. Reply to that request. Leave if you can. Take pets with you so buyers can talk. I get the same alerts. If you miss a text, I can cover you.
Use the photo day prep checklist before I come with a camera. Once we are live, showings explains the texts. After an offer, read under contract.
South Carolina disclosure and an attorney close
South Carolina sellers generally complete a Residential Property Condition Disclosure Statement. Be thorough about what you know, including the county, any HOA, and the water if it is part of the lot. I walk you through the form. I do not give legal advice.
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. The buyer often chooses that attorney. You can have your own attorney review papers on your side.
I walk you through the process. I do not give legal advice on docks, permits, or the contract.
The sell hub has the FAQ, photo-day checklist, showings notes, and under-contract sequence. The longer seller walkthrough is selling your home in Lexington. Use those checklists. Do not invent a punch list from a blog.
I will not invent a Blythewood days-on-market number. I will not invent a list price or a sale price for your street. Send your address. I'll pull comps and call you. A Blythewood street is not an Irmo Harbison week. A newer feel is not a dock.
When you want to talk it through, contact me. Call or text (803) 569-7595. We'll name the week and the lot honestly, then list the house in words a buyer can trust.
