Buying a Home in Columbia, SC

How a Columbia week actually feels

Columbia is in-town streets, universities, and the river. A Tuesday can include campus, a downtown dinner, and a block that feels nothing like the one two turns away. Northeast, near USC, and everything in between are different weeks. A Blythewood or Lugoff conversation is not the same as a street near the universities.

That is a different Tuesday than a Lexington town-center week. Lexington is Columbia Avenue, people you know, and errands you can finish without treating the capital as your grocery. Lake Murray is close from Lexington if you want it. Columbia's water conversation is usually the river, a park, or nothing at all.

Confirm county on the house

Columbia is not automatically Richland County in every direction people mean when they say Columbia. Some addresses people file under a Columbia search sit in Lexington County. Taxes, services, and school lines follow the parcel, not the skyline.

Look up the address. Do not guess from the town name, USC, or a listing headline. If you are comparing two houses a few streets apart, confirm both.

Neighborhoods vary by street

I will not pretend every Columbia house is a downtown walk-up, a campus rental, or a quiet in-town street. The house tells you. The city name does not.

Useful questions before you tour:

• Do you want to be near USC, downtown, or farther from that core?
• Is the river part of this week, or just a pretty photo?
• What does parking, noise, and Saturday actually look like on this block?
• Are you mixing an in-town list with a Lake Murray list by accident?

If the lake is why you came, say so. We can look at a Columbia house and a lake house in the same stretch of days so you can feel the difference. Do not borrow a lake identity the lot does not have. Start with the Lake Murray overview only if the water is actually the point.

Lexington and the lake, without a slogan

Plenty of people work in Columbia and live in Lexington. Plenty of people want the city week and treat Lexington as a Saturday. Neither is better. They are different.

I will not invent minutes and paste them on every Columbia address. Roads differ. School pickup differs. Game-day traffic near USC differs.

Do this before you write an offer:

• Drive to work at the hour you will actually leave.
• Drive home at the hour you will actually return.
• Time dinner or a weeknight errand the way you would actually do it.
• Sit in a parking lot at school pickup if that will be your afternoon.

A house can be right on paper and wrong at 6 p.m.

Schools: name the district, confirm the house

Columbia-area homes may sit in Richland School District One, Richland School District Two, Lexington-Richland School District Five, or another district. It depends on the pin.

Confirm the school assignment for the specific house. Attendance lines are not a vibe. They are an address lookup.
