How Long Does It Take to Sell a House in Gilbert?
How long to sell a house in Gilbert is a process, not a number I can invent for your street. Prep, photos and video, going live, showings, an offer, then a South Carolina attorney close. Call or text (803) 569-7595.

I will not quote a median days-on-market for Gilbert. I will not call Gilbert a buyer's market or a seller's market. I will not invent list-to-sale ratios or inventory counts. Your house, your price, and how we show it decide the front half. The attorney calendar decides the back half.
Look up the address first
Gilbert often means more land and a quieter Lexington County week. You will hear about outbuildings, workshops, and fewer headlights at night. Lake Murray can still be in reach. That does not mean every lot touches the water. Selling in Gilbert is about showing the land honestly.
School assignment is its own lookup. Gilbert addresses are commonly associated with Lexington County School District One. Confirm the house with the district. I name districts. I do not rank them.
Start with the Gilbert neighborhood page. The longer seller walkthrough is selling your home in Lexington. The sell hub has the FAQ, photo-day checklist, showings notes, and under-contract sequence.
The process, in order
Prep
Tell me how you live in the house. Then we decide what is worth doing before a camera shows up.
High-return work is usually a deep clean, paint where it is tired, carpets, curb appeal, lights that work, and obvious dings. Skip a full kitchen remodel unless the house truly needs it. A punch list for this house beats a Pinterest list.
If the story is the lot, the lot has to be ready too. Mow. Pick up. Show what is usable versus woods and drainage. If the house is on well and septic, have the facts ready. Buyers will ask.
South Carolina sellers generally complete a Residential Property Condition Disclosure Statement. Be thorough about what you know. I walk you through the form. I do not give legal advice.
Use the photo day prep checklist before I come with a camera.
Photos and video
The listing only debuts once. Buyers decide whether to click from the first photos.
I do still photos and video. Video shows light, flow, and how the house sits on the land. A still cannot show how far the backyard actually runs. If family is out of town, they can see the property without guessing from a wide-angle still.
You do not need to host. A ready house is the help I need. Plan on a focused visit. Larger lots can take longer.
Going live
We do not go live until the listing paperwork is signed. Getting it back promptly keeps photo day on the calendar we set.
Once it is live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it.
Use honest words. Gilbert is allowed to be Gilbert. Do not borrow a lake identity the lot does not have. Waterfront means the lot touches the water. Lake view means you can see it. Water-access is a shared ramp or community dock.
Showings
Midlands listings typically use ShowingTime. You get a text or email when a buyer agent wants to come through. Reply to that request. Leave if you can. Take pets with you so buyers can talk.
I get the same alerts. If you miss a text, I can cover you. We set a notice window around school, work, or naps. On acreage, give buyers time to walk the property, not only the kitchen.
Feedback is uneven. I share what I get. Silence is not a report I will invent. The showings page explains the texts.
Under contract
A signed contract is the start of the closing calendar, not the finish.
The contract goes to a South Carolina closing attorney. The buyer often chooses that attorney. You can have your own attorney review papers on your side. I walk you through the paperwork. I do not give legal advice.
South Carolina attorney close
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents.
The buyer's inspection or due diligence window is written into the contract. Many Midlands contracts use a period of about 10 business days. Read the dates on yours. Wells, septic, and extra outbuildings often add inspections. Termite (CL-100) is typical in this climate. Then repair talks if something comes up. If they are financing, an appraisal comes next. You sign at closing, often after a final walkthrough.
After you accept an offer, inspections, the loan, appraisal, and attorney work often take about 30 to 45 days. That is a process and attorney timeline, not a "Gilbert average days on market." Cash can be faster. Dates move. I will tell you as soon as a date changes.
Read under contract for the sequence in plain language.
Why a listing sits
If showings are slow or the notes keep repeating the same issue, we talk about price, condition, or photos. Those three still do most of the work.
Price. Buyers compare your house to what they can actually tour this week. Acreage is not a tight Lexington subdivision. A lake-adjacent Gilbert road is not waterfront. I pull comps that match the house. I do not invent a number that makes the sign feel better.
Condition. Buyers will forgive a dated backsplash. They hesitate on a roof they do not trust, a yard that looks ignored, or a smell they cannot place. Fix what they will see and what an inspector will flag anyway.
Photos. Dark rooms, clutter, and a front shot with cars in the driveway cost you the click. Video that never gets made costs you the buyer who needed to see the land. If the lot is the point, the camera has to show the lot.
None of that needs a fake market statistic. If the house is sitting, we look at the house.
What I need from you
Send your address. I'll pull comps and call you. That is the honest start, whether you are on a quieter road or closer to the south side of the lake.
Call or text (803) 569-7595. I am Lauren Lux, REALTOR® | Coldwell Banker Realty. Tell me about the house. We'll set the process on your calendar, not on a slogan.
Questions
How long does it take to sell a house in Gilbert?
It depends on prep, price, photos, and the offer you accept. I will not invent a Gilbert days-on-market number. After you are under contract, the attorney, inspections, loan, and appraisal often take about 30 to 45 days.
What school district is Gilbert?
Gilbert is generally associated with Lexington County School District One. Confirm the house with the district. I name districts. I do not rank them.
Why is my Gilbert listing sitting?
The usual reasons are price, condition, and photos that do not show how the house and the land live. Video of the lot matters when the story is space, not a tight subdivision.
What happens after we go under contract?
The contract goes to a South Carolina closing attorney. Then inspections, repair talks, appraisal if there is a loan, a walkthrough, and signing. I keep you on the dates.
Can you tell me what my Gilbert house is worth?
Send your address. I'll pull comps and call you at (803) 569-7595. Acreage and inland Lexington comps are not interchangeable.
