Relocating to Columbia, SC

This post is Columbia as the sentence you send home. If Columbia is close enough to feel like part of the week, still often Lexington County, that post is relocating to West Columbia. Pick the Columbia week before you pick a street

Columbia is in-town streets, universities, and the river. A Tuesday can include campus, a downtown dinner, and a block that feels nothing like the one two turns away. Northeast, near USC, and everything in between are different weeks. A Blythewood or Lugoff conversation is not the same as a street near the universities.

That is a different Tuesday than a Lexington town-center week. Lexington is Columbia Avenue, people you know, and errands you can finish without treating the capital as your grocery. Lake Murray is close from Lexington if you want it.

West Columbia is not Columbia. It is its own city, still often Lexington County, even though downtown can feel next door. West Columbia often puts Columbia close enough to feel like part of the week, not a trip. The water conversation there is usually the river, not the lake.

Irmo often keeps Columbia and Harbison in the weekday, with Lake Murray still in the conversation. That is Columbia reach. It is not the city week itself.

Drive the week before you write a list:

• Time work at the hour you will actually leave.
• Time the return at the hour you will actually come home.
• Sit in school pickup if that will be your afternoon.
• Do a grocery or a weeknight dinner the way you would actually do it, including downtown if that is your Columbia dinner.
• If the river is why you came, walk the street that actually lives that way.
• If the lake is why you came, go on a Saturday and on a random Wednesday, and be honest that it is usually a drive from here.

A house can be right on paper and wrong at 6 p.m.

I will not invent minutes and paste them on every Columbia address. Roads differ. School pickup differs. Game-day traffic near USC differs. Come for a real weekday and a real weekend. Do not pick a list from a listing photo.

Confirm the street. The river is optional.

A Columbia week can include the Congaree. A riverwalk, a dinner plan, or a street closer to the water is not the same as owning shoreline.

If the river matters to how you live, say so. Then we tour streets that actually live that way, and we still confirm the lot. Floodplain questions near the river get checked with professionals. I do not guess a flood zone from a pretty photo. We look at the property. I will not invent a map or a premium and call it a fact.

If the river does not matter, do not let a listing photo of water pull you onto the wrong street. Confirm the exact house. Parking, noise, and what Saturday actually looks like on this block still matter more than a skyline in the background.

Lake Murray is usually a drive

Buying in Columbia does not put a dock in the backyard. Lake Murray is still in reach as a plan. It is not a city feature here.

Sort these words if the lake is part of why you came. Then we tour.

• Waterfront: the lot touches the water. What you can do at the shoreline still depends on the lot, any HOA, and the permit file. Dock rights belong with documents and an attorney.
• Lake view: you can see the water. The lot does not touch it. Trees leaf out. Neighbors build. Walk it at the time of day you will actually live there.
• Water-access: a shared ramp or community dock, not your own shoreline. Access can be great. It is still not a private pier in the backyard.
• Inland: a Columbia house with the lake as a Saturday plan. That is a real week here. Do not borrow a dock identity the house does not have.
• Saturday drive: the water is a trip you choose. A friend's dock, a public ramp, a boat club, or a restaurant on the water. Write it down if it matters. Do not write it into the lot.

If you only need a view, a community ramp, or a Saturday plan, say so. We should not spend a trip on true waterfront as if those are interchangeable. Look at waterfront homes only if frontage is actually the point. The longer comparison Q&A lives on the lake-view homes page.

Confirm county and school for the house

Columbia is not automatically Richland County in every direction people mean when they say Columbia. Some addresses people file under a Columbia search sit in Lexington County. Taxes, services, and school lines follow the parcel, not the skyline.

Look up the address. Do not guess from the town name, USC, a restaurant, or a listing headline. If you are comparing two houses a few streets apart, confirm both.

I will not invent millage or a tax bill here. Your assessor and your closing attorney confirm dollars.

School assignment is an address lookup. It is not a vibe about "Columbia schools" or "being close to downtown."

Columbia-area homes may sit in Richland School District One, Richland School District Two, Lexington-Richland School District Five, or another district. Confirm the house with the district. Attendance lines are not a vibe.

If the week you actually want is West Columbia, many of those addresses sit in Lexington School District Two. If the week is Lexington town errands, many of those addresses sit in Lexington County School District One. Confirm the house either way.

I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.

How a trip actually works

I will not invent a number of flights, a number of days, or a "you must buy on the first visit" rule.

Come when you can. If work will not wait, say so. Renting first is fine. Buying on a short trip is only a good idea if the week, the street, the school, and whether the river or the lake actually matter already make sense.

Do this on the trip you take:

• Drive the week, not only the listing route.
• Time dinner or a weeknight errand the way you would actually live it.
• If the river is why you came, walk the street, not only the living room.
• If the lake is why you came, be honest that it is usually a drive from here.
• Leave room to sit in a school parking lot.

A video walk can happen before you fly. It does not replace driving the Tuesday you will actually live.

Buyer agency before we tour, attorney at closing
