First-Time Homebuyers in Columbia, SC

Buying your first home in Columbia starts with the week you want: a city week, with USC, downtown, and streets that change block by block. Confirm Richland versus Lexington County on the parcel. Confirm school assignment for the specific house. Lake Murray is usually a drive unless the house is water-specific. Then we do the paperwork before we tour. I will not invent prices, closing-cost percentages, timelines, or inventory and call them facts. Call or text (803) 569-7595.

A craftsman-style home on an in-town street

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I grew up in Lexington. I still work Columbia moves. I've helped more than 150 families. Tell me how you live. Then we pick streets.

If the first house is Columbia close enough to feel like part of the week, with the river not the lake, that post is first-time homebuyers in West Columbia. If the first house is a Columbia and Harbison week, that post is first-time homebuyers in Irmo. If the first house is really a Lexington town week with the lake as optional, start with first-time homebuyers in Lexington. If the first house is more land and a quieter Lexington County night, that post is first-time homebuyers in Gilbert. If the first house is the lake itself and you still need to pick a town, start with first-time homebuyers around Lake Murray. This post is Columbia as a first buy.

How a first buy in Columbia actually feels

Columbia is in-town streets, universities, and the river. A Tuesday can include campus, a downtown dinner, and a block that feels nothing like the one two turns away. Northeast, near USC, and everything in between are different weeks. A Blythewood or Lugoff conversation is not the same as a street near the universities. That can help if you are buying your first house and want the city week itself, not a town you leave for Columbia.

That is a different Tuesday than a Lexington town-center week. Lexington is Columbia Avenue, people you know, and errands you can finish without treating the capital as your grocery. Plenty of people work in Columbia and live in Lexington. Neither is better. They are different.

Start with the Columbia neighborhood page and the dedicated buy post, buying a home in Columbia. If you are moving here for this week, read relocating to Columbia. If the other list is a Lexington town week, that pair is Columbia vs Lexington. If it is Columbia reach with Harbison in the weekday, that pair is Columbia vs Irmo. If it is Columbia close enough to feel like part of the week, that pair is Columbia vs West Columbia. The dedicated Lexington buy post is buying a home in Lexington. The longer walkthrough is buying a home in Lexington. The week is just a city week.

A first buy in Columbia still needs a Tuesday that works. Game-day traffic near USC is not school pickup. A bridge or a backup is not the same as a weeknight errand on the block you will actually live. Drive the week you will actually live.

Do this before you write an offer:

A house can be right on paper and wrong at 6 p.m.

I will not invent minutes and paste them on every Columbia address. Time yours.

Confirm Richland versus Lexington on the parcel

Columbia is not automatically Richland County in every direction people mean when they say Columbia. Some addresses people file under a Columbia search sit in Lexington County. Taxes, services, and school lines follow the parcel, not the skyline.

Look up the address. Do not guess from the town name, USC, or a listing headline. If you are comparing two houses a few streets apart, confirm both.

I will not invent millage or a tax bill here. Your assessor and your closing attorney confirm dollars.

If the question is which county the parcel sits in across the wider map, that is Lexington County vs Richland County.

Streets change block by block. The lake is usually a drive.

I will not pretend every Columbia house is a downtown walk-up, a campus rental, or a quiet in-town street. The house tells you. The city name does not.

Useful questions before you tour:

A riverwalk, a dinner plan, or a street closer to the Congaree is not the same as owning shoreline. Floodplain questions near the river get checked with professionals. I do not guess a flood zone from a pretty photo. Ask your insurance agent what the address requires. I will not invent a zone, a premium, or a coverage limit. Your insurer, your closing attorney, and (if there is a loan) the lender confirm dollars.

Lake Murray is a different conversation. Buying your first house in Columbia does not put a dock in the backyard. The lake is usually a drive unless you specifically hunt a water house.

If the water is why you are moving, say so. We may tour a Columbia house for the city week and a lake house the same week so you can feel the difference. Waterfront means the lot touches the water. Lake view means you can see it. Water-access means a shared ramp or community dock. Inland means the lake is a plan, not the backyard. Start with the Lake Murray overview. If the lot needs to touch the water, read buying Lake Murray waterfront. If you need to see the water, read buying lake-view homes on Lake Murray. If the list is a shared ramp, read buying water-access homes on Lake Murray. If the house is inland and the lake is a plan, read buying inland homes near Lake Murray. The Lake Murray buying guide is the longer walkthrough.

Buyer agency before we tour, attorney at closing

South Carolina buying is a process. We do not unlock doors on a vibe.

Get pre-approved before you spend a Saturday falling in love with a listing. A letter from a lender is not a vibe either. It tells us what we can actually write.

If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999.

Then go to the buy page and fill out the questionnaire. We complete a buyer profile. We sign a buyer agency agreement. Then I search listed homes, and I can look off-market after that paperwork is done.

That paperwork comes before touring. Walking an open house on your own is different. Asking me how I work is not a tour. If you want the longer note on signing before we tour, read do I need a buyer agent in South Carolina.

South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the process. I do not give legal advice.

I will not invent a closing-cost percentage. I will not invent how long the attorney calendar takes for your file. Your lender and your closing attorney confirm dollars and dates.

Confirm school for the house

School assignment is an address lookup. It is not a vibe about "Columbia schools."

Columbia-area homes may sit in Richland School District One, Richland School District Two, Lexington-Richland School District Five, or another district. It depends on the pin. Confirm the house with the district. Attendance lines are not a vibe.

I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.

If you are selling while a first-time buyer is looking

Sometimes a parent, a sibling, or the person already living in the house is reading along.

If that is you, start on the sell page. The Columbia process notes without a fake calendar are how long to sell a house in Columbia. The dedicated sell post is selling a home in Columbia. A USC-adjacent street is not a northeast street. Confirm county on the house. The lake is usually a drive unless the house is water-specific.

How to start with me

Tell me whether USC, downtown, or a quieter in-town street is actually the Tuesday you want. Tell me whether the lake is a drive you will actually take. Then we look.

I will not invent a "typical first-time Columbia price." I will not invent how many houses are listed this week. Send the kind of week you want. I'll pull comps and call you.

When you want to talk it through, contact me. Call or text (803) 569-7595. We'll sort the week, the county, the school, and the paperwork first, then tour.

Questions

Can a first-time buyer buy in Columbia?

Yes, if the week you want is the city week: USC, downtown, and streets that change block by block. Confirm Richland versus Lexington County on the parcel. Confirm school assignment for the specific house. Lake Murray is usually a drive unless the house is water-specific. I will not invent a starter-home price, a closing-cost percentage, or a timeline. Tell me how you live. Then we look at streets that fit.

Is a Columbia house in Richland County or Lexington County?

It depends on the house, not the skyline. Confirm Richland versus Lexington County on the specific address. Taxes, services, and records follow the pin. Do not guess from USC, a restaurant, or a listing headline.

What school district is Columbia?

Columbia-area homes may sit in Richland School District One, Richland School District Two, Lexington-Richland School District Five, or another district. Confirm the house with the district. I name districts. I do not rank schools.

Is Lake Murray part of a first home in Columbia?

Usually it is a drive, unless you specifically hunt a water house. Columbia's everyday water conversation is the river, a park, or nothing at all. Do not borrow a dock identity the house does not have.

What paperwork comes before touring in South Carolina?

Get pre-approved before you fall in love with a listing photo. We complete a buyer profile and sign a buyer agency agreement before we tour. South Carolina closings use a licensed real estate attorney. I walk you through the process. I do not give legal advice.

How do I start with Lauren?

Fill out the questionnaire on the buy page. We complete a buyer profile and sign a buyer agency agreement before we tour. Call or text (803) 569-7595.
