Columbia is in-town streets, universities, and the river. A Tuesday can include campus, a downtown dinner, and a block that feels nothing like the one two turns away. Northeast, near USC, and everything in between are different weeks. A Blythewood or Lugoff conversation is not the same as a street near the universities. Neither week is better. They are different. I will not invent minutes and paste them on every Columbia or West Columbia address. Roads differ. School pickup differs. Game-day traffic near USC differs. A bridge or a backup on I-26 can change a Tuesday.

A house can be right on paper and wrong at 6 p.m.

The river only if it matters to how you live

In both places, the water question is more often the river, a park, or nothing at all. A pretty skyline does not put you on Lake Murray. Lake Murray is usually a drive unless this house is water-specific.

A riverwalk, a dinner plan, or a street closer to the Congaree is not the same as owning shoreline. If the river matters to how you live, say so. Then we tour streets that actually live that way, and we still confirm the lot. Floodplain questions near the river get checked with professionals. I do not guess a flood zone from a pretty photo.

If the river does not matter, do not let a listing photo of water pull you onto the wrong street. Confirm the exact house.

Do not mix a city list with a lake list unless you actually want both, and even then we tour them as two conversations. Start with the Lake Murray overview only if the water is actually the point.

Confirm county and school for the house

Columbia is not automatically Richland County in every direction people mean when they say Columbia. Some addresses people file under a Columbia search sit in Lexington County. West Columbia is commonly Lexington County. It is not a Richland County nickname for being close to downtown. The pin on the parcel decides taxes, services, and which records you pull.

Look up the address. Do not guess from USC, the Vista, a river photo, or a listing headline. If you are comparing two houses a few streets apart, confirm both. County lines can split a week that looks the same on a map.

School assignment is an address lookup. It is not a vibe about "Columbia schools" or "West Columbia schools."

Columbia-area homes may sit in Richland School District One, Richland School District Two, Lexington-Richland School District Five, or another district. Many West Columbia addresses sit in Lexington School District Two. Confirm the house with the district. Attendance lines are not a vibe.
