Say why you are leaving before we write a word. Job. Family. Out of state. A quieter Tuesday somewhere else. Buyers do not need your private story. They do need a listing that matches the week they will actually live, not the week you are already packing for.
Ask out loud before we go live:
- Are you gone before showings start, or are you still here for the first week?
- Is the next job already fixed, or is the date still moving?
- Will a buyer live here full-time, or is this still a weekend house for someone else?
- Does the lot touch the water, see it, share access, or sit inland near the lake?

Name the water honestly
A Lake Murray address is not automatically waterfront. Decide the words before we write the listing, and only use them if they match this house:
- Waterfront: the lot touches the water. What you can do at the shoreline still depends on the lot, any HOA, and the permit file. Dock rights belong with documents and an attorney. If that is this house, the dedicated seller list is dock papers before you list.
- Lake view: you can see the water. The lot does not touch it. Trees leaf out. Neighbors build. A winter glimpse can shrink when the trees leaf out. If that is this house, use selling a lake-view home on Lake Murray.
- Water-access: a shared ramp or community dock, not your own shoreline. Access can be great. It is still not a private pier in the backyard. If that is this house, use selling a water-access home on Lake Murray.
- Inland: a house near the lake that does not touch it and may not even see it. That is still a real Midlands week. Do not borrow a dock identity the house does not have. If that is this house, use selling an inland home near Lake Murray.
Do not call a lake-view house waterfront. Do not call a community ramp a private dock. Do not crop a public landing into the listing as if it were the backyard. Buyers notice. Honest words save you a showing that was never going to work, especially when you cannot stand in the driveway every Saturday.

Match the town week to the sell post
The shoreline wraps more than one town. Write the listing for the Tuesday a buyer will actually live.

Confirm county on the pin. Lexington County versus Richland County still matters when you are already living somewhere else. Taxes and records follow the parcel, not the lake photo. Some shoreline sits in other counties too.
School assignment only matters if a full-time buyer will care. Confirm the district for the specific house. I name districts. I do not rank them. Lexington shoreline is often Lexington County School District One. Chapin and Irmo are often Lexington-Richland School District Five. Prosperity-side houses may sit in Newberry County schools. Confirm the house.
Prep, photos, video, go live, showings, offer
Tell me how you live in the house. Then we decide what is worth doing before a camera shows up.
High-return work is usually a deep clean, paint where it is tired, carpets, curb appeal, lights that work, and obvious dings. Skip a full kitchen remodel unless the house truly needs it. A punch list for this house beats a Pinterest list.
You do not need to host. A ready house and a complete file are the help I need, especially if you are already packing boxes in another state.
The listing only debuts once. Relocating buyers and local buyers both decide whether to click from the first photos. I do still photos and video. Video shows light, flow, how the house sits on the lot or the water, and the week a buyer will actually live. A noon still of the living room can hide all of that.

Once we are live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it. A filing-cabinet listing is not the same as being seen.
