What buyers expect versus waterfront and lake view

Buyers who search water-access want a Saturday on the water without buying shoreline. They are not shopping a private pier behind the house. They are not shopping a porch view with no way to launch.

Waterfront buyers walk a lot that touches the water. They ask about dock papers, shoreline permits, and what sits at the water. That is a different showing. If your lot is waterfront, this post is the wrong list.

Lake-view buyers walk a sightline. They ask where you stand to see the water and what happens when the trees leaf out. A view is not a ramp. If that is the house, use the lake-view seller notes instead.

Write the listing for the Saturday a water-access buyer will actually live. Say there is a shared ramp or a community dock if that is true. Say who may use it only if the papers say so. Do not borrow a waterfront photo or a private-slip sentence the house does not have.

Gather HOA and community-dock rules before you list

Some Lake Murray streets have an HOA. Some do not. Water-access listings often do, because the shared ramp or dock is the point.

Read the papers before we go live. Ask out loud:

Prep, photos, video, then go live

Tell me how you live in the house. Then we decide what is worth doing before a camera shows up.

High-return work is usually a deep clean, paint where it is tired, carpets, curb appeal, lights that work, and obvious dings. Skip a full kitchen remodel unless the house truly needs it. A punch list for this house beats a Pinterest list.

You do not need to host. A ready house and a complete access file are the help I need.

The listing only debuts once. Buyers decide whether to click from the first photos. I do still photos and video. Video shows the house, the street, and the shared ramp or community dock a buyer will actually use. A living-room still can hide all of that. Out-of-area buyers especially need the honest picture.

Show the amenity as it is. Do not crop a community pier to look like a private backyard dock. Do not hide a wait, a parking rule, or a crowded Saturday. Honest photos save you a second conversation you did not want.
