Market the weekend you actually live
A full-time lake week includes school pickup, a grocery you can finish, and the hour someone leaves for work. A weekend house is Friday bags, a Saturday on the water or the porch, and a Sunday drive home.
Say that out loud before we write the listing. Buyers who keep a house for weekends are shopping a different Tuesday than relocators. They arrive after dark. They leave before the grocery opens. They care about the lot at dusk, the boat at the time of year they use it, and whether the house is easy when they are not here every night.
Do not write the listing as if this were a Chapin school-week house unless that is actually how a buyer will live here. Do not write it as a dock brochure if the Saturday is rest. Honest use saves you a showing that was never going to work.
Ask out loud before we go live:
- Do you arrive Friday night, or is this a Saturday-only house?
- Is the boat the point, or is the porch the point?
- Are you here in summer, or in cooler months too?
- Will a buyer live here full-time later, or is weekend use the whole story?
- If you rented it when you were gone, do the papers actually allow that?

Name the water honestly
A weekend home is not automatically waterfront. Decide the words before we write the listing, and only use them if they match this house:
- Waterfront: the lot touches the water. What you can do at the shoreline still depends on the lot, any HOA, and the permit file. Dock rights belong with documents and an attorney. If that is this house, the dedicated seller list is dock papers before you list.
- Lake view: you can see the water. The lot does not touch it. Trees leaf out. Neighbors build. A winter glimpse can shrink when the trees leaf out. If that is this house, use selling a lake-view home on Lake Murray.
- Water-access: a shared ramp or community dock, not your own shoreline. Access can be great for a weekend boat. It is still not a private pier in the backyard. If that is this house, use selling a water-access home on Lake Murray.
- Inland: a house near the lake that does not touch it and may not even see it. That can still be a weekend house if the Saturday is the town, the porch, or a plan to get on the water another way. If that is this house, use selling an inland home near Lake Murray.
Do not call a lake-view house waterfront. Do not call a community ramp a private dock. Do not crop a public landing into the listing as if it were the backyard. Buyers notice. Honest words save you a showing that was never going to work.

Gather HOA, dock, and access papers before you list
Weekend buyers often cannot walk the lot twice in a week. The file has to be ready the first time.
If there is an HOA, pull it before the camera shows up. Ask what a weekend owner is allowed to do: boats, docks, lifts, shoreline work, quiet hours, parking, guests, and whether the house can be empty during the week. If you think a buyer might rent it when they are not there, that is its own paragraph in the documents. Short-term rental rules are not the same on every street. They are not something I will invent.
If the lot touches the water, gather the dock and shoreline paperwork that matches what is actually on the lot. Start with the prior closing packet. Confirm whether a permit exists, whether it is current, and whether it matches the dock, lifts, and shoreline a buyer will walk. On Lake Murray, Dominion Energy manages residential shoreline permits. The people who issue it answer those questions. I will not invent an approval odds, a fee, or a timeline.
If access is a shared ramp or community dock, pull those rules too. Confirm who may launch, park, tie up, or wait for a slip. Confirm guest rules. A community pier is not your backyard dock.
No HOA does not mean no rules. Shoreline permits, county rules, and insurance still apply.

Flood, insurance, and tax are categories to confirm
Water near the house is not a flood map I will guess from a photo. Confirm the flood questions for this address with your insurance agent. Confirm what a buyer's lender may ask if there is a loan. Confirm how the policy treats a dock or other structures if those exist.
I will not invent a zone. I will not invent a premium. I will not invent a tax bill, a second-home treatment, or how a weekend house is assessed. Your insurer, your CPA, your closing attorney, and (if there is a loan) the lender confirm dollars.
County still matters on a weekend house. Confirm Lexington County versus Richland County on the pin. Some shoreline sits in other counties too. Taxes and records follow the parcel, not the lake photo.
School assignment only matters if this house might become full-time later. If it might, confirm the district for the specific house. I name districts. I do not rank them. Lexington shoreline is often Lexington County School District One. Chapin and Irmo are often Lexington-Richland School District Five. Confirm the house.
Prep, photos, and video that match the Saturday
Tell me how you live in the house. Then we decide what is worth doing before a camera shows up.
High-return work is usually a deep clean, paint where it is tired, carpets, curb appeal, lights that work, and obvious dings. Skip a full kitchen remodel unless the house truly needs it. A punch list for this house beats a Pinterest list.
You do not need to host. A ready house and a complete file are the help I need.
The listing only debuts once. Weekend buyers, especially out-of-area buyers, decide whether to click from the first photos. I do still photos and video. Video shows dusk light, how the house sits on the lot or the water, and the weekend a buyer will actually live. A noon still of the living room can hide all of that.
Show the house as it is used. If Friday night is dark when you arrive, do not pretend every showing is noon on a Saturday. If the boat is the point, show the water and the dock a buyer will walk. If the porch is the point, do not crop a neighbor's lift into the frame and hope nobody notices.
Use the photo day prep checklist before I come with a camera. Once we are live, showings explains the texts. After an offer, read under contract.
Once we are live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it. A filing-cabinet listing is not the same as being seen.
