If it is waterfront, gather dock papers before you list

Start with the dock and shoreline documents from your prior closing. Confirm whether a permit exists, whether it is current, and whether it matches the dock, lifts, and shoreline a buyer will walk. If there is an HOA, pull those waterfront rules too.

Prep, photos, and video
Tell me how you live in the house. Then we decide what is worth doing before a camera shows up.
High-return work is usually a deep clean, paint where it is tired, carpets, curb appeal, lights that work, and obvious dings. Skip a full kitchen remodel unless the house truly needs it. A punch list for this house beats a Pinterest list.
You do not need to host. A ready house is the help I need.
