Selling a Lake Murray Waterfront Home: Dock Papers Before You List
Before you list a Lake Murray waterfront home, gather the dock and shoreline paperwork that matches what is actually on the lot, then market the water honestly: waterfront versus lake view versus water-access. Gather the file before the camera
Start with what you already have. The prior closing packet is the usual place.
Look for:
- Dock and shoreline permit documents
- Any sketch, survey, or exhibit that shows where the dock sits
- Papers that mention lifts, covers, slips, or later additions
- HOA documents if there is an association, especially shoreline and dock rules
- Anything your attorney or title company already collected when you bought
I will not invent a checklist fee or a "typical" packet. The house tells you what should be in the folder.
Then walk the lot with that paper in mind. Compare the structure you can see to the structure on the page. Lifts, extensions, and covers added later are the usual mismatch. A pretty Saturday is not a permit.

On Lake Murray, Dominion Energy manages residential shoreline permits. Confirm whether a permit exists, whether it is current, and whether it matches what a buyer will walk. The people who issue it answer those questions. I will not invent an approval odds or a timeline.
Name the water honestly
Decide the words before we write the listing:
- Waterfront: the lot touches the water.
- Lake view: you can see it. The lot does not touch it.
- Water-access: a shared ramp or community dock.
- Inland: near the lake, not on it.
A winter glimpse can shrink when the trees leaf out. Buyers notice. Do not call a lake-view house waterfront. Do not call a community ramp a private dock.

Photos and video that match the lot
The listing only debuts once. Buyers decide whether to click from the first photos.
I do still photos and video. Video shows how the house sits on the water, the true shoreline, and the dock a buyer will walk. A living-room still can hide all of that. Out-of-area buyers especially need the honest picture.
Show the water and the lot as they are. Do not crop away a neighbor's lift or a shallow corner and hope nobody notices on the showing. Honest photos save you a second conversation you did not want.
You do not need to host. A ready house and a complete file are the help I need.

Flood and insurance are categories, not quotes
Waterfront is not a flood map I will guess from a photo. Confirm the flood questions for this address with your insurance agent. Confirm what a buyer's lender may ask. Confirm how the policy treats the dock and other structures.
I will not invent a zone. I will not invent a premium. I will not invent a coverage limit or a tax amount.
Your insurer, your closing attorney, and (if there is a loan) the lender confirm dollars. I will help you remember to ask.
HOA shoreline rules, if there are any
Some Lake Murray streets have an HOA. Some do not. If there is one, pull the dock and shoreline rules before we go live.
Ask what a buyer is allowed to do at the water: docks, lifts, boats, shoreline work, rentals, and exterior changes. An HOA rule and a shoreline permit are not the same paper. A buyer may need both to be true.
No HOA does not mean no rules. The permit conversation still applies.
South Carolina disclosure and an attorney close
South Carolina sellers generally complete a Residential Property Condition Disclosure Statement. Be thorough about what you know, including the dock, the shoreline, and what you cannot find. I walk you through the form. I do not give legal advice.
