Selling a Home in West Columbia, SC
Selling a home in West Columbia often means Columbia is close enough to feel like part of the week, not a trip. Confirm school assignment for this address. Mention the river only if it is part of how this house lives. Then we prep, shoot video and photos, go live, take showings, and close with a South Carolina attorney. I will not invent days on market, list prices, or sale prices for your street. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I grew up here. I've helped more than 150 families. Tell me about the house. Then we get the file in order.
The process notes without a fake calendar are how long to sell a house in West Columbia. This post is the West Columbia week, the street, the school, and the listing work. Start with the West Columbia neighborhood page.
How buyers actually spend a West Columbia week
West Columbia puts work, dinner, and a riverwalk close enough that you are not building your life around I-26 weather. The Congaree, the Vista, and everyday Lexington County services can share one week. Cayce and Springdale sit in the same daily pattern for a lot of households.
That is a different Tuesday than a Lexington town-center week. Lexington is Columbia Avenue, people you know, and errands you can finish without crossing the river. Lake Murray is close from Lexington if you want it. West Columbia's water conversation is usually the river, not the lake.
Buyers comparing the two are comparing weeks, not zips. Drive both if you are the one moving. If you are the one selling, we write the listing for the week a buyer will actually live.
The buyer's version of that week is buying a home in West Columbia. The weeknight comparison is West Columbia vs Lexington. Use those when you want to see how I talk about the town on the other side of the table.
Confirm county, street, and school
West Columbia is its own city in Lexington County, even though downtown Columbia can feel next door. It is not a Richland County nickname. Taxes, services, and school lines follow the property, not the skyline.
Look up the address. Do not guess from the town name, the restaurant you like, or a listing headline. If you are comparing two houses a few streets apart, confirm both.
School assignment is its own lookup. Many West Columbia addresses sit in Lexington School District Two. Confirm the house with the district. Attendance lines are not a vibe.
I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.
I will not invent millage or a tax bill here. Your assessor and your closing attorney confirm dollars.
River proximity only if it matters to this house
A West Columbia week can include the Congaree. A riverwalk, a dinner plan, or a street closer to the water is not the same as owning shoreline.
If the river is part of how you live in the house, say how. If it is not, do not write a water story the lot cannot keep. Floodplain questions near the river get checked with professionals. I do not guess a flood zone from a pretty photo. I will not invent a map or a premium and call it a fact.
Do not call a West Columbia house a Lake Murray listing. Waterfront means the lot touches the water. Lake view means you can see it. Water-access is a shared ramp or community dock. Those lake words belong with a lake lot. The Congaree is its own conversation.
Prep, photos, video, live, and showings
Tell me how you live in the house. Then we decide what is worth doing before a camera shows up.
High-return work is usually a deep clean, paint where it is tired, carpets, curb appeal, lights that work, and obvious dings. Skip a full kitchen remodel unless the house truly needs it. A punch list for this house beats a Pinterest list.
You do not need to host. A ready house is the help I need.
The listing only debuts once. Buyers decide whether to click from the first photos. I do still photos and video. Video shows light, flow, and how the house sits on the street. A Columbia-proximate week is easier to understand when they can see the actual block, not only a skyline crop.
We do not go live until the listing paperwork is signed. Getting it back promptly keeps photo day on the calendar we set.
Once we are live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it.
Use honest words. West Columbia is allowed to be West Columbia. Do not call it Columbia. Do not borrow a lake identity the lot does not have.
Midlands listings typically use ShowingTime. You get a text or email when a buyer agent wants to come through. Reply to that request. Leave if you can. Take pets with you so buyers can talk. I get the same alerts. If you miss a text, I can cover you.
Use the photo day prep checklist before I come with a camera. Once we are live, showings explains the texts. After an offer, read under contract.
South Carolina disclosure and an attorney close
South Carolina sellers generally complete a Residential Property Condition Disclosure Statement. Be thorough about what you know. I walk you through the form. I do not give legal advice.
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. The buyer often chooses that attorney. You can have your own attorney review papers on your side.
I walk you through the process. I do not give legal advice on the contract.
The sell hub has the FAQ, photo-day checklist, showings notes, and under-contract sequence. Use those checklists. Do not invent a punch list from a blog.
I will not invent a West Columbia days-on-market number. I will not invent a list price or a sale price for your street. Send your address. I'll pull comps and call you. A West Columbia street is not a Lexington town-center house. A river-adjacent lot is not a lake lot.
When you want to talk it through, contact me. Call or text (803) 569-7595. We'll name the week and the street honestly, then list the house in words a buyer can trust.
