Moving from Columbia to Blythewood, SC
Moving from Columbia to Blythewood, SC is a change of week: city streets, universities, and the river, traded for a suburban week on the north side of Columbia. People talk about that drive along I-77. The commute is a real part of the move, and it depends on the two addresses, not on a slogan about being close to the city. Lake Murray is usually a drive from here, not the reason the town exists. County still follows the pin. School assignment is a separate lookup you confirm for the specific house. Newer streets and builder communities show up in this search a lot, and a resale is still a different house. If you are selling in Columbia and buying in Blythewood, those are two closings. I will not invent drive times, prices, tax rates, or days on market. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. I still work Columbia moves. I will not invent a commute, a price, or a school rank and call it a fact. Tell me how you live. Then we pick a street.
This post is the move from the city week to the Blythewood week. The side-by-side of those two lives is Blythewood vs Columbia. The longer relocation walkthrough is relocating to Blythewood, and the guide behind a Midlands move is the relocating guide. If you thought you wanted the town you can run errands in, south of this conversation, that move is moving from Columbia to Lexington. If you thought you wanted Columbia and Harbison still in the weekday, that move is moving from Columbia to Irmo. If you thought you wanted the smaller town on the north side of the lake, that move is moving from Columbia to Chapin. The county on the parcel is Lexington County vs Richland County. If you are selling the Columbia house to get here, start with selling a home in Columbia. The purchase starts on the buy page. Blythewood does not have its own town page here. The city you are leaving is homes in Columbia. The map, once you know the lake is a plan and not the backyard, is the Lake Murray overview. The listing side, if you are selling while you buy, lives on the sell hub.
The photo on this post is lifestyle photography. Blythewood does not have its own place photo. It is not a Blythewood address, and it is not a sold house.
The week you are leaving and the week you are choosing
Columbia is in-town streets, universities, and the river. Northeast, near campus, and a quieter in-town block are different weeks from each other. You already know which one you live. Write that down before you decide Blythewood is simpler, because simpler depends on what you are tired of. Some people are tired of the city pace and want a suburban street they can explain to family. Some people think they want Blythewood and they really want a dock, or a Lexington town center, or Harbison on the way home. Those are not the same search.
Blythewood is a suburban week on the north side of the city. Newer streets and builder communities show up in that conversation a lot. Established houses are part of it too. I-77 is how people talk about reaching Columbia from that side. It is not a promise about your driveway. Lake Murray is usually a trip you plan, not the backyard. That is a different Tuesday from the one you have in Columbia. It is also a different Tuesday from Irmo, Chapin, Lexington, and Elgin. Tell me which of those you keep picturing. Then we look at that one.
A sentence you can send to family helps. We live in Blythewood and I still work in Columbia. We live in Blythewood and the lake is a Saturday we drive to. We thought we wanted north of the city and we really wanted the shoreline. Those are three searches. Mixing them makes every showing feel wrong.
If you are still deciding whether the city week is the one you want to keep, read buying a home in Columbia next to buying a home in Blythewood. The comparison post is Blythewood vs Columbia. If the other list is Lexington errands rather than this north-side week, that pair is Lexington vs Blythewood. If the other list is Irmo, with Columbia and Harbison in easier reach and the lake still in the conversation, that pair is Blythewood vs Irmo. This post assumes you are ready to make the move and you want the practical parts straight.
The commute, including the school clock
Plenty of people live in Blythewood and work in Columbia. That drive is ordinary here. It is still your drive, at your hour, from your street to your desk. I will not invent minutes and paste them on every Blythewood address.
The corridor people name is I-77. Some Columbia desks are easier on surface streets than on the interstate, and some Blythewood streets reach that road faster than others. A house that sits close to the way you already drive is not the same trip as a house that adds a stack of neighborhood turns before you hit a main road. A northeast Columbia block you are leaving is not the same trip in reverse. Do not borrow a friend's drive and call it yours.
Do this before you write an offer:
- Drive from the Blythewood street to your actual Columbia workplace on a weekday morning.
- Drive it again at the hour you leave work, not at 10 a.m. on a Saturday.
- If school pickup will be your life, sit in that version too. The school run and the work run are not the same clock.
- If you are comparing two Blythewood streets, drive both. "Blythewood" is not one commute.
- If the lake is part of why you are leaving the city, drive to the water on a Saturday and on a weekday. That trip is not the commute, and it is not automatic from this side of town.
I will not tell you the drive is short, easy, or the same from every pin. Time it. If the drive is the part you do not want, say so. We can look at a different Blythewood street, or we can admit that staying in Columbia fits the week better. The point of the move is the week, not the town name on a listing.
The lake is usually a drive
People leave Columbia for Blythewood because they want a suburban north-side week. They do not usually leave because the lot touches Lake Murray. The water can still be a Saturday plan. It is not a feature of the town the way it is in Chapin or on a cove.
Sort the words before we tour, so a pretty photo does not do the sorting for you:
- Waterfront: the lot touches the water. That is rare in a Blythewood search. If it is the requirement, this move is a lake move, and we should say so.
- Lake view: you can see the water. The lot does not touch it. You do not launch a boat from this backyard.
- Water-access: a shared ramp or community dock, not your own shoreline. Access can be the whole point. It is still not a private pier, and it is still not the usual Blythewood house.
- Inland: a Blythewood house with the lake as a drive. That is the honest week for most of these streets. Do not borrow a dock identity the house does not have.
If the lot has to touch the water, start with Lake Murray and the waterfront checklist. If you need to see it, read buying lake-view homes on Lake Murray. If the lake is a Saturday plan and the house is inland, read buying inland homes near Lake Murray. A Columbia river week does not become any of those because the address moved north.
County lines, then the school
The town name is not the county. Blythewood is often Richland County. Columbia is often Richland County, and it is not automatic in every direction people mean when they say Columbia. A move that stays inside one county on paper can still change the services, the records, and the bill. Confirm the county on the house you are selling and on the house you want to buy. If either pin is close to a line people argue about, confirm both.
Taxes, services, and records follow the pin, not the interstate and not the grocery you like. I will not invent a millage, a tax rate, or a tax bill. Your assessor and your closing attorney confirm dollars. The plain-language version of this lookup, which still does not replace the address, is Lexington County vs Richland County.
County is also not the school zone. People mix those up on this move because both can change, or because neither seems to change and they stop looking. They are two lookups. Do both.
Many Blythewood addresses are associated with Richland School District Two. A house people still call Blythewood can sit on a different assignment. Columbia-area homes may sit in Richland School District One, Richland School District Two, Lexington-Richland School District Five, or another district. The house you are leaving and the house you are buying can be in different districts even when both feel like "the north side."
Confirm the school assignment for the specific address with the district. If you are comparing two Blythewood streets, confirm both. If a child is mid-year, ask the district how a move is handled. That answer is theirs, not mine. Attendance lines are not a vibe.
I name districts. I do not rank schools. I will not invent a test score, a rating, or a dollar amount for a zone. If you need academic data, go to the district and to primary sources.
How the days feel once you are there
Blythewood is not one street. Before we tour, tell me which feel you mean.
- A newer suburban street: similar houses, a similar lot, and rules if there is an HOA. This is the week a lot of Columbia households picture when they say Blythewood. Walk it at the time of day you will be home, not only at a model-home hour.
- An established house: trees, a known history, a street that already has neighbors. That can still be Blythewood. It is not a lesser version of the new street. It is a different house.
- Closer to the way you drive: the interstate, a surface road, or a stack of turns inside the neighborhood. The errand and the commute live here. The brochure does not.
- A quieter edge: more space, fewer headlights, sometimes a different utility story. Confirm the utilities and the county on the parcel.
Columbia, the week you know, changes block by block. When we sell that house, we describe the block you have, not "Columbia" as a mood. The listing notes are selling a home in Columbia. The neighborhood page is homes in Columbia.
If the other list is Elgin, a quieter east-side week along US-1, that pair is Blythewood vs Elgin. North of the city and east of the city are not the same move because both feel suburban.
Stand in the grocery you think you will use. Notice the evening pace on a weeknight. A house can be right on paper and wrong at 6 p.m. Renting first is fine if you want a season of the north side before you own a street on it.
New construction and resale are different houses
People moving out of an older Columbia house often ask for new. On a Blythewood search, that ask is common. Sometimes it is the right week. Sometimes they want trees, a known history, and a street that already has neighbors. I will not invent a price gap between those two and call one of them the deal.
A new house can mean a warranty and a punch list that is still open. Ask what is finished and what is still promised. The person at the model works for the builder. I work for you after we sign a buyer agency agreement, and that paperwork comes before we tour.
A resale can mean systems you can ask about, a yard that has already settled, and an HOA you can read because people already live there. It can also mean a roof or an HVAC system that needs an honest conversation. Condition stays in the house. A fresh paint color does not make it new construction.
County and school assignment follow the address on a new house the same way they follow a resale. Confirm both. I will not invent a build timeline, an inventory count, or a dollar amount for choosing new. The questions I use on a new-versus-resale conversation, written for Lexington streets, are in new construction vs resale in Lexington. Use them for the questions. Keep the week as Blythewood.
Two calendars if Columbia still has to sell
Selling in Columbia and buying in Blythewood are two transactions. They can close in an order that works. They do not become one transaction because you want them to.
On the sale: prep, photos and video, a price the Columbia comps support, showings, an offer, then a South Carolina attorney close. The process notes without a fake days-on-market number are how long to sell a house in Columbia. I will not invent how long your Columbia listing takes. Price, condition, and photos still do most of that work. Start on the sell page when you are ready to talk about that house. If you want the Blythewood side of a listing, that post is selling a home in Blythewood.
On the purchase: a buyer profile, a buyer agency agreement, a lender conversation, then tours, then an offer with dates you can actually meet. Start on the buy page. We do not tour before the agreement.
If the Blythewood purchase depends on the Columbia sale, say that before we write. A lender has to tell us what the file can support. If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999. I will not quote a rate, a fee, or a payment. I will not tell you a product is available because another family used something like it.
A few ways people line this up, without a calendar I am willing to invent:
- Sell Columbia first, then buy in Blythewood, with a temporary stay if the dates do not overlap. Renting in between is a fine plan.
- Buy in Blythewood with financing that does not require the Columbia house to be sold yet, if Jason says the file supports it. Then sell Columbia without a gun to the price.
- Write the Blythewood offer with a date that matches a Columbia contract you already have. The attorneys on both sides keep the dates. I walk you through the paperwork. I do not give legal advice.
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents on each house. Two houses can mean two attorneys. Ask early.
I will not invent days on market for Columbia or for Blythewood, and I will not tell you which season makes the move cheaper. If both houses are ready for an honest conversation, we can put them on one calendar and see where the dates actually land.
Call or text (803) 569-7595. Tell me the Columbia address you are leaving and the kind of Blythewood week you want, including whether you need a newer street or an established one. I'll pull what we need and call you. We'll move the week, not just the boxes.
Questions
What changes when you move from Columbia to Blythewood, SC?
The week changes. Columbia is in-town streets, universities, and the river. Blythewood is a suburban week on the north side of Columbia, often with a newer-build feel, in a corridor people reach along I-77. The lake is usually a drive, not the backyard. Time the drive at the hour you will actually leave. Confirm the county on each pin, and confirm the school assignment for the specific house. I will not invent minutes, prices, or a tax bill.
How is the commute from Blythewood to Columbia?
Plenty of people live in Blythewood and work in Columbia. I-77 is the corridor people name, and some desks are easier on surface streets. I will not invent minutes and paste them on every address. A house closer to the interstate and a house that adds its own turns first are not the same trip. Drive it on a weekday morning, again when you leave work, and again if school pickup is your afternoon.
Does moving to Blythewood mean you are near Lake Murray?
No. Lake Murray is usually a drive from Blythewood unless this house is water-specific. Waterfront means the lot touches the water. Lake view means you can see it and the lot does not touch it. Water-access is a shared ramp or community dock. Inland Blythewood is a suburban house with the lake as a plan. A Columbia river week does not become a dock because you moved north.
Is Blythewood in a different county from Columbia?
Often both pins are in Richland County, and you still confirm each one. Blythewood is often Richland County. Columbia is often Richland County, and it is not automatically Richland County in every direction people mean when they say Columbia. Taxes, services, and records follow the pin, not the interstate and not the skyline. I will not invent a millage or a tax rate.
Should a move to Blythewood be new construction or a resale?
It depends on the week you want. Newer streets and builder communities are a big part of why people leave Columbia for Blythewood. Established houses are part of the search too. A new house can mean a warranty and a punch list that is still open. A resale can mean a known history and a street that already feels lived in. I will not invent a price gap or a build timeline. Confirm the lot, the county, and the school for the specific address.
How do I start a Columbia-to-Blythewood move with Lauren?
Fill out the questionnaire on the buy page for the Blythewood house. If you are selling in Columbia, send that address too. We complete a buyer profile and sign a buyer agency agreement before we tour. If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999. Call or text (803) 569-7595.
