Which school district you land in depends entirely on which side of the lake you buy on, which makes this one of the first things to sort out before you fall in love with a house.
Chapin & Irmo (north and east sides): Lexington-Richland District 5, ranked #1 in the Midlands and #3 statewide for 2026. Spring Hill High School is an all-magnet "A+" school ranked #4 in South Carolina; Dutch Fork High School has a 16:1 student-teacher ratio and strong STEM and athletics programs.
Lexington & Gilbert (south side): Lexington District 1. River Bluff High School has one of the most modern campuses in the state, and Meadow Glen Elementary is ranked the #1 public elementary school in Lexington County.
Prosperity (north side): Newberry County schools. Mid-Carolina High School is "B" rated and consistently beats state averages on ACT scores and graduation rate.
Healthcare: Lexington Medical Center is a 607-bed facility ranked the #1 hospital in Columbia and #2 in South Carolina for 2026, and a Duke Cancer Network affiliate with the state's first HeartCARE Center. Prisma Health Baptist Parkridge in Irmo, about 10 minutes from Chapin and Irmo, holds a Leapfrog Group "A" safety grade and is a Magnet-designated maternity hospital.
