Buying in Pelion vs Swansea, SC
Buying in Pelion vs Swansea is a week-of-life choice between two quieter towns in southern Lexington County, not a winner and not one rural list with two names. Pelion sits along US-178, south of the busier Lexington core. Swansea sits along US-321 and SC-6, south of the Lexington and Gilbert corridor. Both can mean a quieter night and a lot you can use. The roads are different. The school lookup is different. Drive both weeks. Confirm the school assignment, the utilities, and the lot for each specific house. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. I will not invent a price gap, a drive time, a tax bill, or a school rank and call it a fact. Drive both at your real work and school hours. Then pick the street.
This is not Pelion versus Lexington. That pair is Pelion vs Lexington. Lexington is the town you can run errands in. This is not Lexington versus Swansea. That pair is Lexington vs Swansea. This is not Gilbert versus Pelion. That pair is Gilbert vs Pelion. Gilbert is the land-and-quiet list west of the busier core. This one is Pelion versus Swansea: the two southern Lexington County towns people already put beside each other, and then treat as one search. They are not one search.
Two different weeks
Pelion sits in rural Lexington County, south of the busier Lexington core, along the US-178 corridor people use to get there. People come for a quieter night, a lot they can use, and a pace that is not Columbia Avenue. Lexington is the closer town for groceries and appointments. Columbia and West Columbia are drives. The lake is a drive unless you specifically hunt a water house somewhere else. Pelion does not have its own town page here. The dedicated buy post is buying a home in Pelion. If this is a first house, read first-time homebuyers in Pelion. If you are moving here, read relocating to Pelion.
Swansea sits in rural Lexington County, south of the Lexington and Gilbert corridor, along US-321 and SC-6. People come for the same kind of quieter night, and it is still its own small town. Lexington is often the errand trip. Columbia and Cayce come up when the job sits that direction. The lake is a drive unless the house is water-specific. Swansea does not have its own town page here. The dedicated buy post is buying a home in Swansea. If this is a first house, read first-time homebuyers in Swansea. If you are moving here, read relocating to Swansea.
The photo on this post is lifestyle photography. It is not a Pelion address, it is not a Swansea address, and it is not a sold house.
Pelion is not "Swansea on a different highway." Swansea is not "Pelion closer to US-321." Mixing the two makes every showing feel wrong. Tell me which Tuesday you actually want. Then we look.
If you are moving here, the relocating guide helps you pick a sentence that is true. We live in Pelion and go to Lexington for errands is a different street from we live in Swansea and the Columbia drive is the one we will make.
Commute routes, without a pasted minute
I will not invent minutes and paste them on every Pelion or Swansea address. Roads differ. School pickup differs. Weather differs.
Pelion buyers are usually on the US-178 conversation. That corridor is how people get toward Lexington. It is not a promise about your driveway. A Pelion commute to Lexington, a Pelion commute to West Columbia, and a Pelion commute to Columbia are three different Tuesdays. Time the one you will actually drive.
Swansea buyers are usually on the US-321 conversation, with SC-6 as the other road people use. A Swansea drive toward Columbia or Cayce is not the same week as a Swansea drive to Lexington for groceries. Do not borrow a Pelion-to-Lexington habit and paste it on a Swansea lot, or the other way around.
Do this before you write an offer:
- Drive to work at the hour you will actually leave, from a Pelion street and from a Swansea street.
- Drive home at the hour you will actually return.
- Time a grocery the way you would actually do it. Lexington is often that trip from both towns. It will not take the same number of minutes from both driveways, and I will not invent the number.
- If the job is in Columbia, West Columbia, or Cayce, time that trip from each house.
- Time Lexington Medical Center from the driveway if that campus is part of your life.
- Sit in a parking lot at school pickup if that will be your afternoon. These towns do not share a school lookup.
- If the lake is why you came, go on a Saturday and on a random Wednesday, from each house. From both, it is a drive.
A house can be right on paper and wrong at 6 p.m.
Lot size and rural character
Both towns get searched by people who want out of the busier core. That can mean acreage. It can mean a shop, animals, or a fence. It can mean a night with fewer headlights. It can also mean a house in town on a lot that is not a farm.
I will not invent a typical lot size for Pelion or for Swansea, and I will not tell you one town "has more land." Ask the same questions on both houses:
- How much of the lot is usable, versus woods and drainage?
- Is the house on public water and sewer, or a private well and a septic system?
- If there is a well, where is it, will the seller share a recent water test, and is a well inspection inside the window?
- If there is septic, where are the tank and the drain field, and what sits over the field?
- Is there an HOA, or is the road unrestricted?
- What is actually allowed for outbuildings, animals, or a fence?
Plenty of roads in both places have associations. Plenty do not. The house tells you. The listing headline does not.
If well and septic are new to you, budget time in the inspection window. Confirm the specifics with a licensed inspector and with the county or state office that handles wells and septic for that parcel. I help you gather the questions. I do not give legal advice.
New construction and older homes
People ask me which of these towns is the new-construction side. I will not answer that with a slogan.
Both searches include older houses and houses someone has already lived in. Newer houses show up too, in town and on larger lots outside it. I will not invent which town has more of either, or a price gap between a new house and a resale. If new construction is the point, say so, and we will look at what is actually for sale. If you want a street that has already grown in, say that too.
Ask it per address:
- Is this new construction, or has someone already lived here?
- If it is new, what does the warranty cover, and what is still on the punch list?
- What do the HOA or builder rules allow for fences, outbuildings, and the lot?
- Is the house finished, or does the calendar still depend on the builder?
- If it is a resale, what does the inspection window need to cover, including well and septic if that is the system?
The questions travel. The week does not. The dedicated note is new construction vs resale in Lexington. I will not invent a premium or a number of months.
What to check on each address
Schools. This is the lookup people skip because both towns sit in Lexington County. Pelion addresses are commonly associated with Lexington County School District One. Swansea addresses are commonly associated with Lexington County School District Four. Confirm the school assignment for each specific house. Sharing a county name does not mean sharing a school. A rural address people search as Pelion or Swansea can still sit on a different assignment. Attendance lines are not a vibe. I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.
County. Pelion sits in Lexington County. Swansea sits in Lexington County. Choosing between them is not choosing a different county. Confirm the parcel anyway, on both houses if you are comparing two. A pin near the edge of either search can still surprise you. Taxes, services, and records follow the pin, not the town name you typed. I will not invent millage or a tax bill. Your assessor and your closing attorney confirm dollars.
Flood zone. I will not guess a zone from a creek, a low corner of the yard, or the town name. Confirm the flood zone for the specific address. Your insurer, your lender if you have one, and your closing attorney confirm what the property requires. I will not invent a zone, a premium, or a coverage limit.
Utilities and the lot. Well, septic, public water, public sewer, and how much of the yard you can use. Write the answers down for each house before you decide the towns feel the same.
The lake is a drive from both
Buying in Pelion does not put a dock in the backyard. Buying in Swansea does not either. Lake Murray is a drive from both unless you specifically hunt a water house somewhere else.
Waterfront means the lot touches the water. Lake view means you can see it. Water-access means a shared ramp or community dock. Inland means the lake is a plan, not the backyard. Confirm the lot. Start with the Lake Murray overview only if the water is actually the point. If the house is inland and the lake is a Saturday, read buying inland homes near Lake Murray.
If the water is why you are moving, say so. We may tour a Pelion or Swansea house for the land and a lake house the same week so you can feel the difference. Do not borrow a lake identity either town does not have.
How I help you choose
Tell me your Tuesday and your Saturday. Tell me whether the highway you will actually drive is US-178 or US-321, whether the school lookup has to be a certain district you have confirmed, and whether the lot has to be acreage or a house in town. Then we look at houses.
Go to the buy page and fill out the questionnaire. We complete a buyer profile. We sign a buyer agency agreement. Then I search listed homes, and I can look off-market after that paperwork is done. That paperwork comes before touring. The longer buying walkthrough is buying a home in Lexington. If you want the longer note on signing before we tour, read do I need a buyer agent in South Carolina. When you want to talk it through, contact me.
If you are selling in one of these places while you shop the other, start on the sell page. The dedicated sell posts are selling a home in Pelion and selling a home in Swansea.
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the process. I do not give legal advice.
If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999.
I will not tell you Pelion is a certain amount cheaper than Swansea, or the other way around. I will not invent inventory. Send the kind of house you want in each place. I'll pull comps and we can compare those two searches.
Call or text (803) 569-7595. We'll drive it like a week, not like a map.
Questions
Should I buy in Pelion or Swansea?
Neither is the winner. Both are quieter rural weeks in southern Lexington County, with room for a lot you can use and Lexington as a drive for errands. Pelion sits along US-178. Swansea sits along US-321 and SC-6. The school lookup is not the same. Drive both weeks, including the commute you will actually make. Confirm the school assignment for each house.
Is Pelion cheaper than Swansea?
I will not invent a price gap or a price band. Send the kind of house you want in each place. I'll pull comps and we can compare those, not a slogan.
What school district is Pelion versus Swansea?
Pelion addresses are commonly associated with Lexington County School District One. Swansea addresses are commonly associated with Lexington County School District Four. Confirm the school assignment for each specific house. Sharing Lexington County does not mean sharing a school. A rural address people search under either town can still sit on a different assignment. I name districts. I do not rank schools.
Do Pelion and Swansea homes use well and septic?
Some do. Some do not. Ask whether the specific house is on public water and sewer or a well and septic. Ask where the well, tank, and drain field are, and leave room in the inspection window. Confirm the specifics with a licensed inspector and the authority for that property. The town name does not answer it.
Which town is better for new construction?
Neither town is the new-construction town. Both have older houses and houses someone has already lived in, and newer houses show up in both searches. Ask whether this house is new construction or a resale, then read the warranty, the punch list, and any HOA or builder rules. I will not invent which town has more new houses, or a premium.
Is Pelion or Swansea on Lake Murray?
No. Buying in Pelion or Swansea does not put a dock in the backyard. Lake Murray is a drive from both unless you specifically hunt a water house. Waterfront, lake view, and water-access are lot facts. Confirm the lot.
How do I start looking in Pelion and Swansea?
