Buying in Gilbert vs Pelion, SC
Buying in Gilbert vs Pelion is a week-of-life choice between two quieter Lexington County towns, not a winner and not a Lexington town week with a different sign. Gilbert sits west of the busier core. Pelion sits south of it, along the US-178 corridor. Both can mean land, a quieter night, and a drive for groceries. They are not the same streets. Drive both weeks. Confirm the school assignment for the specific house. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. I will not invent a price gap, a drive time, a tax bill, or a school rank and call it a fact. Drive both at your real work and school hours. Then pick the street.
This is not Gilbert versus Lexington. That pair is Gilbert vs Lexington. Lexington is the town you can run errands in. This is not Pelion versus Lexington. That pair is Pelion vs Lexington. This one is Gilbert versus Pelion: two land-and-quiet lists people already put beside each other, and then treat as one search. They are not one search.
Two different weeks
Gilbert sits west of the busier Lexington core. People come for room: a larger lot, a workshop, fewer headlights at night. You will hear about land, outbuildings, and quieter evenings. Lexington is often the errand town. The lake is a drive unless you specifically hunt a water house. Gilbert is allowed to be its own place. Start with homes in Gilbert and buying a home in Gilbert. If you are moving here, read relocating to Gilbert. If you are selling, the dedicated post is selling a home in Gilbert.
Pelion sits in rural Lexington County, south of that same busier core, along the US-178 corridor people use to get there. People come for a quieter night, a lot they can use, and a pace that is not Columbia Avenue. Lexington is the closer town for groceries and appointments. Columbia and West Columbia are drives. The lake is a drive unless you specifically hunt a water house somewhere else. Pelion does not have its own town page here. The dedicated buy post is buying a home in Pelion. If you are moving here, read relocating to Pelion. If you are selling, the dedicated post is selling a home in Pelion.
The photo on this post is lifestyle photography. It is not a Gilbert address, it is not a Pelion address, and it is not a sold house.
Gilbert is not "Pelion a little closer to a shop." Pelion is not "Gilbert with a different highway." Mixing the two land weeks makes every showing feel almost right and still wrong. Tell me which Tuesday you actually want. Then we look.
If the sentence is really a town week you can run errands in, stop and read homes in Lexington before you force either rural list to do that job. If you are moving here, the relocating guide helps you pick a sentence that is true. We live in Gilbert and go to Lexington for errands is a different street than we live in Pelion and go to Lexington for errands.
Drive both weeks before you pick a list
I will not invent minutes and paste them on every Gilbert or Pelion address. Roads differ. School pickup differs. Weather differs. US-178 is the corridor people mean when they talk about Pelion. It is not a promise about your driveway, and it is not the Gilbert drive.
Both towns often accept a drive for town. The drives are still different. A Gilbert commute to Lexington, Columbia, or West Columbia and a Pelion commute to the same place are two Tuesdays. Time both if that is your work. Do not borrow one town's drive and paste it on the other town's lot.
Do this before you write an offer:
- Drive to work at the hour you will actually leave, from a Gilbert street and from a Pelion street.
- Drive home at the hour you will actually return.
- Time a grocery the way you would actually do it. From both towns, Lexington is often the closer errand trip. Time it from each house.
- If the job is in Columbia or West Columbia, time that trip from each house. Do not start the clock in a Lexington parking lot and call it either town.
- Time Lexington Medical Center from the driveway if that campus is part of your life.
- Sit in a parking lot at school pickup if that will be your afternoon.
- If the lake is why you came, go on a Saturday and on a random Wednesday from each town. From both it is a drive unless the house itself hunts the water.
A house can be right on paper and wrong at 6 p.m.
Drive both weeks. Do not pick a list from a map pin. If the third list is the town week, drive Lexington too, and keep Gilbert vs Lexington and Pelion vs Lexington as their own pairs so the three towns stay separate.
Space, wells, and septic
Gilbert buyers and Pelion buyers often mean space when they say they want out of the busier core. That can be acreage. It can be room for a shop. It can simply be a night that feels less like a subdivision.
Ask the property questions out loud, on both houses:
- Is the house on public water and sewer, or a private well and a septic system?
- If there is a well, where is it, will the seller share a recent water test, and is a well inspection inside the window?
- If there is septic, where are the tank and the drain field, what did a septic inspection find, and what sits over the field?
- Is there an HOA, or is the road unrestricted?
- What is actually allowed for outbuildings, animals, or a fence?
- How much of the lot is usable, versus woods and drainage?
I will not pretend every Gilbert listing is acreage, and I will not pretend every Pelion listing is a field. Plenty of roads in both towns have associations. The house tells you. The listing headline does not.
I will not invent a typical lot size for either town. If well and septic are new to you, budget time in the inspection window. Confirm the specifics with a licensed inspector and with the county or state office that handles wells and septic for that parcel. I help you gather the questions. I do not give legal advice.
The lake is a drive from both
Buying in Gilbert does not put a dock in the backyard. Buying in Pelion does not either. Lake Murray is a drive from both unless you specifically hunt a water house somewhere else.
If the water is why you came, say which of these you actually need, and then confirm the lot:
- Waterfront: the lot touches the water. What you can do at the shoreline still depends on the lot, any HOA, and the permit file.
- Lake view: you can see it. The lot does not touch it.
- Water-access: a shared ramp or community dock, not your own shoreline.
- Inland: a Gilbert house or a Pelion house with the lake as a plan. That is a real week. Do not borrow a dock identity the house does not have.
Start with the Lake Murray overview only if the water is actually the point. Names and sides of the lake are on Lake Murray neighborhoods. If the lot needs to touch the water, read buying Lake Murray waterfront. If the house is inland and the lake is a Saturday, read buying inland homes near Lake Murray. A Gilbert address and a Pelion address are not waterfront by the town name. The south side of the lake is a wider map people sometimes set beside these towns. Those names are not a promise about the lot you are touring.
Schools: names only, confirm each house
School assignment is an address lookup. It is not a vibe about "Gilbert schools" or "Pelion schools."
Gilbert addresses are commonly associated with Lexington County School District One. Pelion addresses are commonly associated with Lexington County School District One. Confirm the school assignment for each specific house. Sharing a district name does not mean sharing a school. Attendance lines are not a vibe. Look up both addresses if you are comparing two houses.
I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.
Confirm the county on the house
Gilbert sits in Lexington County. Pelion sits in Lexington County. Choosing one of them is not choosing a different county. Confirm the parcel anyway. Taxes, services, and records follow the pin, not the town name you searched.
Look up both addresses if you are comparing two houses. I will not invent millage or a tax bill here. Your assessor and your closing attorney confirm dollars.
How I help you choose
Tell me your Tuesday and your Saturday. Tell me whether the Gilbert lot has to win, or the Pelion lot has to win, and whether Lexington, Columbia, or West Columbia is the drive you will actually make. Then we look at houses.
Go to the buy page and fill out the questionnaire. We complete a buyer profile. We sign a buyer agency agreement. Then I search listed homes, and I can look off-market after that paperwork is done. That paperwork comes before touring. The longer buying walkthrough is buying a home in Lexington. If you want the longer note on signing before we tour, read do I need a buyer agent in South Carolina. When you want to talk it through, contact me.
If you are selling in one of these places while you shop the other, start on the sell page.
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the process. I do not give legal advice.
If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999.
I will not tell you Gilbert is a certain amount cheaper than Pelion, or the other way around. I will not invent inventory. Send the kind of house you want in each place. I'll pull comps and we can compare those two searches.
Call or text (803) 569-7595. We'll drive it like a week, not like a map.
