First-Time Homebuyers in Swansea, SC
Buying your first home in Swansea starts with the week you want: a quieter rural Lexington County night, with room you can use, south of the busier Lexington and Gilbert corridor along US-321. Lake Murray is a drive unless the house is water-specific. Confirm school assignment for the specific house. Then we do the paperwork before we tour. I will not invent prices, closing-cost percentages, timelines, or inventory and call them facts. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. Tell me how you live. Then we pick streets.
If the first house is a Lexington town week, with the lake close if you want it, that post is first-time homebuyers in Lexington. If the first house is more land on the quieter list west of the core, that post is first-time homebuyers in Gilbert. If the other rural list is Pelion, along US-178, that post is first-time homebuyers in Pelion. If you are weighing Swansea against the town you can run errands in, that pair is Lexington vs Swansea. The dedicated Swansea buy post is buying a home in Swansea. If you are moving here for this week, read relocating to Swansea. This post is Swansea as a first buy.
How a first buy in Swansea actually feels
Swansea sits in rural Lexington County, south of the busier Lexington and Gilbert corridor, along the US-321 and SC-6 roads people use to get there. People come for a quieter night, a lot they can use, and a pace that is not Columbia Avenue. That can help if you are buying your first house and want evenings that feel less like a subdivision closer to town.
That is a different Tuesday than in-town Lexington. Lexington is people you know, groceries you can finish, and appointments you do not have to plan as a trip. Gilbert is the land-and-quiet list west of that core. Pelion is the other rural town people put beside Swansea. A first house in Swansea is often about the quieter night and the room, not a dock, and not a Columbia Avenue errand on the way home.
Swansea does not have its own town page here. Start with homes in Lexington for the closer town week, and homes in Gilbert so that other land week stays separate. The dedicated buy posts are buying a home in Swansea, buying a home in Lexington, and buying a home in Gilbert. The longer walkthrough is buying a home in Lexington. The week is just quieter, and the drives are the part you should test.
The photo on this post is lifestyle photography. It is not a Swansea address, and it is not a sold house.
A first buy in Swansea still needs a Tuesday that works. Lexington is often the closer town week for groceries, appointments, and Lexington Medical Center if that campus is part of your life. Columbia and Cayce are reachable. The lake traffic on a Saturday is not the same as a Wednesday drive in the rain. Drive the week you will actually live.
Do this before you write an offer:
- Drive to work at the hour you will actually leave.
- Drive home at the hour you will actually return.
- Time the trip to Lexington for groceries or Lexington Medical Center if that is part of your week.
- If the job is in Columbia or Cayce, time that trip from the Swansea street, not from a Lexington parking lot.
- Sit in a parking lot at school pickup if that will be your afternoon.
- If you are also looking in Gilbert or in Pelion, drive those weeks the same way.
- If the lake is why you came, go on a Saturday and on a random Wednesday, and be honest that it is a drive from here.
A house can be right on paper and wrong at 6 p.m.
I will not invent minutes and paste them on every Swansea address. US-321 is the corridor people mean. It is not a promise about your driveway.
If you are moving from out of state, the relocating guide helps you pick a sentence that is true. We live in Swansea and go to Lexington for errands is a different life than we live in Lexington and run errands on the way home. The Swansea-specific move note is relocating to Swansea.
Space, wells, and septic, without a lot-size slogan
Swansea buyers often mean space when they say they want out of the busier core. That can be a larger lot. It can be room for a shop. It can simply be a night that feels less like a subdivision.
I will not invent a typical acreage number. Ask the property questions out loud:
- Is the house on public water and sewer, or a private well and a septic system?
- If there is a well, where is it, will the seller share a recent water test, and is a well inspection inside the window?
- If there is septic, where are the tank and the drain field, and what sits over the field?
- Is there an HOA, or is the road unrestricted?
- What is actually allowed for outbuildings, animals, or a fence?
- How much of the lot is usable, versus woods and drainage?
I will not pretend every Swansea listing is acreage. Plenty of roads have associations. The house tells you. The listing headline does not.
If well and septic are new to you, budget time in the inspection window. A first house is a hard place to discover you do not know where the drain field is. Confirm the specifics with a licensed inspector and with the county or state office that handles wells and septic for that parcel. I help you gather the questions. I do not give legal advice.
The lake is a drive
Buying your first house in Swansea does not put a dock in the backyard. Lake Murray is a drive unless you specifically hunt a water house somewhere else.
Waterfront means the lot touches the water. Lake view means you can see it. Water-access means a shared ramp or community dock. Inland means the lake is a plan, not the backyard. Confirm the lot. Start with the Lake Murray overview only if the water is actually the point. Names and sides of the lake are on Lake Murray neighborhoods. If the house is inland and the lake is a Saturday, read buying inland homes near Lake Murray.
If the water is why you are moving, say so. We may tour a Swansea house for the land and a lake house the same week so you can feel the difference. Do not borrow a lake identity the Swansea lot does not have. A first house can be a quieter night with the lake as a plan. That is a real week.
Schools and the county: confirm the house
Swansea sits in Lexington County. Choosing it is not choosing a different county from Lexington, Gilbert, or Pelion. Confirm the parcel anyway. Taxes, services, and records follow the pin, not the town name you searched.
Look up the address. Do not guess from US-321, the shop you like, or a listing headline. If you are comparing this house to one in Lexington, Gilbert, or Pelion, confirm both.
School assignment is its own lookup. Swansea addresses are commonly associated with Lexington County School District Four. Confirm the school assignment for the specific house. A rural address people search as Swansea can still sit on a different assignment. Gilbert, Pelion, and many Lexington addresses are commonly talked about as Lexington County School District One. A Swansea address and a Lexington address are not the same lookup just because both sit in Lexington County. Attendance lines are not a vibe.
I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.
I will not invent millage or a tax bill here. Your assessor and your closing attorney confirm dollars.
Buyer agency before we tour, attorney at closing
South Carolina buying is a process. We do not unlock doors on a vibe.
Get pre-approved before you spend a Saturday falling in love with a listing. A letter from a lender is not a vibe either. It tells us what we can actually write.
If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999.
Then go to the buy page and fill out the questionnaire. We complete a buyer profile. We sign a buyer agency agreement. Then I search listed homes, and I can look off-market after that paperwork is done.
That paperwork comes before touring. Walking an open house on your own is different. Asking me how I work is not a tour. If you want the longer note on signing before we tour, read do I need a buyer agent in South Carolina.
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the process. I do not give legal advice.
I will not invent a closing-cost percentage. I will not invent how long the attorney calendar takes for your file. Your lender and your closing attorney confirm dollars and dates.
If you are selling while a first-time buyer is looking
Sometimes a parent, a sibling, or the person already living in the house is reading along.
If that is you, start on the sell page. The dedicated sell post is selling a home in Swansea. The process notes without a fake calendar are how long to sell a house in Swansea. More room is not a promise about acreage. The lake is a drive unless the house is water-specific. If buyers will compare the house to Lexington, that pair is Lexington vs Swansea.
How to start with me
Tell me whether a quieter rural night is actually the Tuesday you want. Tell me whether Lexington errands and a Columbia or Cayce drive are trips you will actually make. Tell me whether the lake is a plan or the reason for the house. Then we look.
I will not invent a typical first-time Swansea price. I will not invent how many houses are listed this week. Send the kind of week and the kind of lot you want. I'll pull comps and call you.
When you want to talk it through, contact me. Call or text (803) 569-7595. We'll sort the week, the lot, the school, and the paperwork first, then tour.
