Buying a Home in Pelion, SC
Buying in Pelion is a rural Lexington County week: a smaller town, more quiet, and room that the busier Lexington core does not always have. Lexington is the closer town for errands. Gilbert is the other land-and-quiet list people put beside it. They are not the same streets. Lake Murray is a drive unless you specifically hunt the water somewhere else. Confirm the school assignment for the specific house. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. I will not invent prices, lot sizes, drive times, or a school rank and call it a fact. Tell me how you live. Then we pick streets.
How a Pelion week actually feels
Pelion sits in rural Lexington County, south of the busier Lexington core, along the US-178 corridor people use to get there. People come for a quieter night, a lot they can use, and a pace that is not Columbia Avenue. You will hear about land, outbuildings, and fewer headlights. Pelion is allowed to be its own place.
That is a different Tuesday than in-town Lexington. Lexington is people you know, groceries you can finish, and appointments you do not have to plan as a trip. Gilbert is the other comparison I hear: more land, a quieter Lexington County night, and the lake still a drive unless the house is water-specific. Pelion is not "Gilbert with a different highway." Gilbert is not "Pelion closer to Lexington." Drive both, and drive Lexington, before you pick a list.
Pelion does not have its own town page here. Start with homes in Lexington for the closer town week, and homes in Gilbert for the other land week. The dedicated buy posts are buying a home in Lexington and buying a home in Gilbert. If you are weighing those two against each other, the comparison is Gilbert vs Lexington. If the other list is a west-county week with a smaller commercial core, read buying a home in Batesburg-Leesville. This post is Pelion as a buy, with the lot, the drive, and the school sorted before we unlock a door.
The photo on this post is lifestyle photography. It is not a Pelion address, and it is not a sold house.
If you are moving from out of state, the relocating guide helps you pick a sentence that is true. We live in Pelion and go to Lexington for errands is a different life than we live in Lexington and run errands on the way home.
Space, without a lot-size slogan
Pelion buyers often mean space when they say they want out of the busier core. That can be a larger lot. It can be room for a shop. It can simply be a night that feels less like a subdivision.
I will not invent a typical acreage number. Ask the property questions out loud:
- Is the house on public water and sewer, or well and septic?
- Is there an HOA, or is the road unrestricted?
- What is actually allowed for outbuildings, animals, or a fence?
- How much of the lot is usable, versus woods and drainage?
I will not pretend every Pelion listing is acreage. Plenty of roads have associations. The house tells you. The listing headline does not.
If well and septic are new to you, budget time in the inspection window for those inspections. That is a property fact, not a town slogan.
Drive it toward Lexington and Columbia
I will not invent minutes and paste them on every Pelion address. Roads differ. School pickup differs. Weather differs. US-178 is the corridor people mean. It is not a promise about your driveway.
Lexington is the closer town week for groceries, appointments, and Lexington Medical Center if that campus is part of your life. Columbia is reachable. The question is which drive you do not want to do twice a day.
Do this before you write an offer:
- Drive to work at the hour you will actually leave.
- Drive home at the hour you will actually return.
- Time the trip to Lexington for groceries or Lexington Medical Center if that is part of your week.
- Sit in a parking lot at school pickup if that will be your afternoon.
- If you are also looking in Gilbert, drive that week the same way. A quieter night in two different towns can still be two different commutes.
A lot that looks perfect on Saturday can feel long on a Wednesday in the rain. Test it.
The lake is a drive, not the backyard
Buying in Pelion does not put a dock in the backyard. Lake Murray is still in reach as a plan. It is not a town feature.
If the water is why you are moving, say so. We may tour a Pelion house for the land and a lake house the same week so you can feel the difference. Start with the Lake Murray overview. Names and sides of the lake are on Lake Murray neighborhoods. If the house you actually want is inland and the lake is a Saturday, read buying inland homes near Lake Murray. Do not borrow a lake identity the Pelion lot does not have.
Waterfront means the lot touches the water. Lake view means you can see it. Water-access means a shared ramp or community dock. Confirm the lot on any water house. A Pelion address is not one of those three.
Schools: District One, confirm the house
Pelion addresses are commonly associated with Lexington County School District One. Confirm the school assignment for the specific house. Attendance lines are not a vibe. They are an address lookup.
I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources. A Gilbert house and a Pelion house can both be talked about as District One and still feed different schools. Look up the address.
Still Lexington County
Pelion sits in Lexington County. Choosing it is not choosing a different county. Confirm the parcel anyway. Taxes, services, and records follow the pin, not the town name.
I will not invent millage or a tax bill here. Your assessor and your closing attorney confirm dollars.
How buying with me works
Tell me whether land, a quieter night, or a lake weekend has to be easy. Then we look at houses.
Go to the buy page and fill out the questionnaire. We complete a buyer profile. We sign a buyer agency agreement. Then I search listed homes, and I can look off-market after that paperwork is done. That paperwork comes before touring. If you want the longer note on signing before we tour, read do I need a buyer agent in South Carolina.
The longer walkthrough is buying a home in Lexington. That guide still applies out here. The week is just quieter, and the drives are the part you should test. When you want to talk it through, contact me.
If you are selling a house while you shop in Pelion, start on the sell page.
South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the process. I do not give legal advice.
If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999.
I will not invent a "typical Pelion price." Send the kind of house you want. I'll pull comps and call you.
Call or text (803) 569-7595. We'll sort the lot and the school first, then tour.
Questions
Is Pelion a good place to buy if I want land?
Often, yes, if you want a rural Lexington County week: more quiet, room for a project, and a night that is not the busier Lexington core. I will not invent a typical lot size. Ask what is usable versus woods and drainage, and whether the house is on public water and sewer or well and septic.
How does Pelion compare with Lexington and Gilbert?
Pelion is its own small town. Lexington is the closer town week for groceries and appointments. Gilbert is the other land-and-quiet list people put beside Pelion. They are not the same streets. Drive all three before you pick a list. I will not invent minutes.
Is Pelion on Lake Murray?
No. Buying in Pelion does not put a dock in the backyard. Lake Murray is a drive unless you specifically hunt a water house somewhere else. Waterfront, lake view, and water-access are lot facts on the lake, not a Pelion town feature.
Which school district serves Pelion addresses?
Pelion addresses are commonly associated with Lexington County School District One. Confirm the school assignment for the specific house. I name districts. I do not rank schools.
Is Pelion in Lexington County?
Pelion sits in Lexington County. Confirm the parcel anyway. Taxes, services, and records follow the pin, not the town name or a listing headline. I will not invent millage or a tax bill.
