Lake Murray neighborhoods to know
Lake Murray's 650 miles of shoreline break into four distinct sides: south (Lexington & Gilbert), north (Chapin & Prosperity), east (Irmo & Ballentine), and west (Saluda & Leesville). Each has its own price range, water depth, and personality, from gated golf communities like Timberlake to unrestricted, acreage-heavy roads on the west side.
The south side has the most infrastructure and the shortest commute to Columbia. The north side has deeper water and larger lots. The east side is the closest-in and most convenient. The west side is the most private and least expensive.
I put together the full breakdown, every named community, organized by side of the lake, with price ranges and who each one fits best.
Most of the communities are governed by an HOA. Before you write an offer in a gated or amenity community, ask for the reserve study.

Are these the only Lake Murray communities?
No. They are names buyers already bring to a first call. The lake has many more pockets.
Which ones are waterfront?
It depends on the lot, not the community name. Some streets mix frontage, access, and lots that do not touch the water. Confirm the property.
Should I tour all of these in one day?
You can, but you will blur them. Pick how you want to live first. Then sample communities that match.
