Buying a Weekend Home on Lake Murray, SC
A Lake Murray weekend home is a Saturday plan first, not a Tuesday commute. Sort waterfront vs lake view vs water-access vs inland before you tour. Drive the real weekend you will live: Friday night arrival, Sunday leave. Confirm county, HOA rules if any, and school assignment only if this might become full-time later. If the move is full-time around the water, start with relocating to Lake Murray. This post is the house you keep for weekends.
A weekend week is not a commute week
A full-time lake week includes school pickup, a grocery you can finish, and the hour you leave for work. A weekend house is Friday bags, a Saturday on the water or the porch, and a Sunday drive home.
Say that out loud before we write a list. A house that is perfect on a Tuesday in Chapin can be wrong if you arrive after dark on a Friday and leave before the grocery opens on Sunday. A quiet inland lot can be right if the Saturday is rest, not a boat.
Do this on a trip that matches the weekend you will actually live:
- Arrive at the hour you would actually get here on a Friday.
- Leave at the hour you would actually go home on a Sunday.
- Sit in the house at dusk, not only at noon.
- If the boat is the point, walk the water at the time of year you will use it.
- Time the grocery and the gas the way you would actually do them with bags in the car.
I will not invent a drive time from Columbia, Charlotte, Atlanta, or anywhere else and paste it on every address. Time yours. Roads differ. Friday traffic is not a Wednesday map pin.

Sort the water before you tour
A pretty photo can hide the lot. Sort these words first. Then we tour.
- Waterfront: the lot touches the water. What you can do at the shoreline still depends on the lot, any HOA, and the permit file. Dock rights belong with documents and an attorney. If that is the list, read buying Lake Murray waterfront before you offer. The waterfront pages are waterfront homes.
- Lake view: you can see the water. The lot does not touch it. Trees leaf out. Neighbors build. Walk it at the time of day you will actually be there. Start with lake-view homes.
- Water-access: a shared ramp or community dock, not your own shoreline. Access can be great for a weekend boat. It is still not a private pier in the backyard.
- Inland: a house near the lake that does not touch it and may not even see it. That can still be a weekend house if the Saturday is the town, the porch, or a plan to get on the water another way.
A weekend home is not automatically waterfront. Say which Saturday you want.
HOA rules and rentals are documents, not slogans
Some Lake Murray streets have an HOA. Some do not. If there is one, read it before you offer.
Ask what a weekend owner is allowed to do: boats, docks, lifts, shoreline work, quiet hours, parking, and guests. If you think you might rent the house when you are not there, that is its own paragraph in the documents. Short-term rental rules are not the same on every street. They are not something I will invent.

Flood, insurance, and tax are categories to confirm
Water near the house is not a flood map I will guess from a photo. Confirm the flood questions for this address with your insurance agent. Confirm what a lender may ask if there is a loan. Confirm how the policy treats a dock or other structures if those exist.
I will not invent a zone. I will not invent a premium. I will not invent a tax bill or a second-home treatment. Your insurer, your CPA, your closing attorney, and (if there is a loan) the lender confirm dollars.
School assignment only matters if this house might become full-time later. If it might, confirm the district for the specific house. I name districts. I do not rank them. Lexington shoreline is often Lexington County School District One. Chapin and Irmo are often Lexington-Richland School District Five. Confirm the house.
County still matters on a weekend house. Confirm Lexington County versus Richland County on the pin. Some shoreline sits in other counties too. Taxes and records follow the parcel, not the lake photo.
Boat club versus owning a boat
You do not have to buy a boat to buy a weekend house. You do not have to buy waterfront to get on the water.
A boat club, a rental day, or a friend's slip can be the Saturday. Owning a boat is a different lifestyle: storage, maintenance, and a place to keep it. I will not invent an annual cost for either path. Tell me how you actually want the Saturday to feel. Then we match the lot, not a brochure.
Buyer agency before we tour, attorney at closing
Out-of-town does not change the paperwork.

That paperwork comes before touring. If we do a live video walk while you are still out of town, that still counts as touring. We sign first.
