Buying a Lake Murray Home with a Guest House

Buying a Lake Murray home with a guest house starts with the second building, not with a photo of a sofa and a glimpse of water. A guest house, a garage apartment, and a space a listing calls an ADU are different from a bedroom down the hall. I look for a separate structure, or a finished space over or beside the garage, with its own door, a bath, and some way to make coffee without crossing the main kitchen. The lake word is a separate question: the lot touches the water, you can see it, you share a ramp, or the house is inland. A second roof does not create a dock. If someone would sleep there, or if you hope to rent it, ask about permits, septic or a well, and the HOA for this parcel before you write the offer as if the sketch is allowed. I will not invent a price premium, a rental income, a code section, or a pass or a fail. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. I will not invent a permit, a septic formula, or a rental rule and call it a fact. Tell me who the guest house is for, and which lake word has to be true. Then we check this property.

This post is the separate guest house, the garage apartment, and the building a listing may call an ADU. If the space is inside the main house, read buying a Lake Murray home with an in-law suite. If the property is on septic and someone would sleep in the second building, read buying a Lake Murray home with a septic system. If the "apartment" is really a lower level you walk out of, read buying a Lake Murray home with a walkout basement. If you also need a place for the boat, read buying a Lake Murray home with boat storage and, when the lot touches the water, buying a Lake Murray home with a boat dock. The four water words are waterfront vs lake view. What a licensed inspector should be asked to cover is Lake Murray home inspections for buyers. If the lot has to touch the water, the paper list is the waterfront checklist, and the longer shoreline notes are the waterfront guide. Start with the Lake Murray overview. Names and sides of the lake are on Lake Murray neighborhoods. The purchase walkthrough is the Lake Murray buying guide. The search starts on the buy page. If you are selling a house to buy this one, the listing side is the sell hub.

The photo on this post is lifestyle photography. It is not a Lake Murray address, and it is not a sold house.

What the listing means by a guest house

The listing can say guest house, guest cottage, casita, carriage house, ADU, mother-in-law cottage, garage apartment, or bonus suite and mean five different buildings. Ask which words match the door, the bath, and the kitchen you can see.

I will not tell you guest houses are typical on Lake Murray, and I will not tell you they are rare. Ask about this property. If you would need to build the guest house after closing, that is a different search from a building that already has the door and the bath. Tell me which one you mean before we tour.

Who would actually use it

Use is the question I will not skip. A weekend guest, a parent who lives there, and a hope about rental income are three different properties, even when the listing uses one phrase.

Tell me which one you mean:

Walk it as the person who would use it. Open the bath door. Try the entrance. Notice the sound. A Saturday with boats on the cove is a different house from a Tuesday. I will not invent a noise rule. We stand there and we listen.

Parking is part of this, because lake houses collect cars, trailers, and guests at the same time. Ask where a second household parks on a Saturday when the dock is in use. Ask whether that spot sits on a drain field, an easement, or an HOA area you do not control. I will not guess it from an aerial.

Permits, septic, a well, and the county on this pin

Lake Murray wraps more than one county. Lexington, Richland, Newberry, and Saluda can all show up, depending on the address. The office you call about a second building, a kitchen, or an extra bedroom can follow that pin. Confirm the county on the parcel. Taxes, services, and records follow the pin. I will not invent a millage or a tax bill.

If the property is on a well or septic, the guest house is not only a furniture question. A room someone would sleep in can matter to the septic permit. A kitchen in the second building can matter more. A shared well can matter too. The septic post walks the tank, the field, and the bedroom count. Use it. I will not state a gallon rule or reconcile two bedroom counts from memory.

Ask before you plan the work, and before you write the offer as if the sketch is allowed:

SCDES, the South Carolina Department of Environmental Services, is the state environmental agency people ask about septic. The county still has a role. I will not tell you which desk answers which question for every cove. We look up this property and we ask. A neighbor's cottage is not your approval.

On Lake Murray, Dominion Energy manages residential shoreline permits when the lot touches the water and the question is a dock, a path, or other shoreline work. A guest house near the bank can raise that file and the county file at the same time. Confirm both when they apply. I help you gather the questions. I do not give legal advice, and I will not invent a setback in feet.

School assignment is its own lookup if anyone in the house needs it. A guest house does not move the line. Confirm the school for the specific address with the district. I name districts on the town posts. I do not rank schools.

I will not invent a renovation cost, a monthly utility split, or a price difference between a house with a guest house and a house without one. If a number matters, it comes from the inspector or from a contractor looking at this property, not from a blog post.

The HOA and any rental rule

If there is an HOA, read what it says about a second dwelling, a kitchen, an exterior door, parking, what you can see from the street or the water, and a rental. Covenants can exist on a road that does not feel like it has an active association. I will not tell you what an HOA allows. The documents answer that.

A rental hope needs its own sentence. Nightly, weekend, and a longer stay can be treated differently, and the county and the association can both have a say. I will not tell you Lake Murray allows short-term rentals, and I will not tell you it bans them. Confirm the rule for this parcel. A listing that says "income potential" is not that confirmation.

If the outdoor room is a screened porch and you are still sorting the view, that is a different list. Read buying a Lake Murray home with a screened porch. A porch is not a guest house. A guest house is not a porch.

The lake word does not come with the cottage

A guest house can face the water, the side yard, the driveway, or the trees. None of those sentences make the lot waterfront.

If you are still deciding whether you need the water in the yard or only a place for guests, say so before we tour. Those are different Saturdays.

What to put on the inspection list

The buyer's inspection or due diligence window is written into the contract. Many Midlands contracts use a period of about 10 business days. Read the dates on yours. A look at the second building, and a second look if the inspector sends you to someone else, has to fit that window.

Ask, in writing, before you rely on the report:

The longer notes on what a lake inspection often leaves out are Lake Murray home inspections for buyers. If the lot touches the water, the paper list is the waterfront checklist.

How I start the search

Fill out the questionnaire on the buy page. We complete a buyer profile and sign a buyer agency agreement before we tour. Tell me, in plain words:

  1. Who the space is for: guests, a relative who lives there, or a rental plan you have not checked with the county yet.
  2. Whether you need a detached building, a garage apartment, or whether a room inside the main house is enough.
  3. Whether the lot has to touch the lake, whether you only need to see it, or whether inland is fine if the house and the guest house are right.
  4. That we will ask about septic, a well, permits, and the HOA when someone would sleep there or when you would rent it, and that we will read the dates on the contract.
  5. The county on this pin, and, if it matters in your house, the school assignment you need me to confirm.

If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999. He can tell you what the file needs. I will not quote a rate, a fee, or a payment. I will not tell you a product is available because another family used something like it.

If you are selling a house to make this one possible, those are two calendars. Start the sale on the sell page. Say so before we write an offer that depends on a date you do not have yet. If that sale is itself a lake house, the pricing plan is how to price your Lake Murray home to sell. The map of the water, once you know which word has to be true, is Lake Murray. If the lot touches the water, start with waterfront homes. If you only need to see it, the page is lake-view homes.

South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the paperwork. I do not give legal advice.

Call or text (803) 569-7595. Tell me who would use the guest house, and which lake word has to be true. I'll pull what we need and call you. We'll check the second building, the bath, and the lot on the address you are actually buying.

Questions

What counts as a guest house on a Lake Murray listing?

Ask about this house. Listings say guest house, guest cottage, casita, ADU, garage apartment, and in-law suite and mean different buildings. I look for a separate structure, or a finished space over or beside the garage, with a door that is not the main front door, a bath, and some way to make coffee. A bedroom inside the main house is a different week. A photo of a sofa is not a guest house. Confirm it on the walk, with the seller's description.

Does a guest house mean the lot touches the lake?

No. The guest house is how people sleep and cook on the property. The water word is the lot. Waterfront means the lot touches the water. Lake view means you can see it. Water-access is a shared ramp or community dock. Inland means the lake is a drive. A second building does not create a dock. If the lot touches the water, shoreline questions are a separate file.

Can I rent the guest house?

Say that hope out loud, and then ask. An HOA rule, a county rule, or the way the building is built can change a nightly rental and a longer stay. A lock on the door is not a rental approval. I will not tell you a Lake Murray guest house can be rented. Confirm the rules for this parcel with the association, if there is one, and with the county. I do not give legal advice.

Does a guest house change the septic, the well, or a permit?

It can, and the answer is for this pin. If someone would sleep there, ask whether that space is in the bedroom count the septic system is permitted for. If there is a kitchen or a bath in the second building, ask the county, and ask SCDES when the property is on septic, before you write the offer as if the sketch is allowed. A well can be part of the same conversation. Lake Murray wraps more than one county, so the desk you call follows the pin. I will not invent a gallon rule, a setback, or a code section.

What should I ask an HOA about a guest house or garage apartment?

Read what the documents say about a second dwelling, a kitchen, an exterior door, parking, and a rental. Covenants can exist on a road that does not feel like it has an active association. I will not tell you what an HOA allows. The documents answer that. A neighbor's cottage is not your approval.
