Moving Up From Lexington to Lake Murray: What to Know

Moving up from Lexington to Lake Murray is two houses, not a new sign on the house you already own. You have a town house in a place where you can run errands, and you want a lake home. The next step is to name the lot: waterfront, lake view, water-access, or inland near the water. Then we put the sale and the purchase on one calendar, with a lender conversation about the gap and two South Carolina attorney closings. I will not invent days on market, a list price, a sale price, or a promise that both dates land together. Call or text (803) 569-7595.

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. Tell me which Lexington house is leaving and which water you actually want. Then we keep both files in one conversation.

The order of operations for any two houses on this lake lives in selling and buying at the same time on Lake Murray. This post is the Lexington-to-lake version of that move. The lot words are sorted in Lake Murray waterfront vs lake view. If the lot has to touch the water, read buying Lake Murray waterfront before we tour. If you can see it and the lot does not touch it, read buying lake-view homes on Lake Murray. If the plan is a shared ramp, read buying water-access homes on Lake Murray. If the lake stays a Saturday, read buying inland homes near Lake Murray.

Start with the Lake Murray overview. The listing work for the house you have lives on the sell page. The next house starts on the buy page. The Lexington sell notes are selling a home in Lexington. The process notes without a fake calendar are how long to sell a house in Lexington.

The photo on this post is lifestyle photography. It is not a Lexington address, it is not a Lake Murray address, and it is not a sold house.

The Lexington house you are leaving

Lexington is a town with streets you can use during the week. Columbia Avenue, people you know, and Lake Murray close if you want it. You can get what you need without treating the lake as your grocery. A lot of people who say they are moving up already live that week. The house they own is often inland. Being close to the lake, and driving to a ramp on Saturday, is not the same as owning the shoreline.

The sale still has to be its own job. Send the address. I pull comps for that house, not for "a lake move." Prep, photos, and showings belong to the Lexington street. Buyers of your current house need accurate words too. If the Lexington house has a glimpse, say glimpse. If it is inland, say inland. Do not dress the house you are leaving in the dock you hope to buy.

Read the longer selling guide before you start a punch list you do not need. The Lexington neighborhood page is the town week. If a buyer of your house will compare it to a quieter land week, that pair is Gilbert vs Lexington. This post stays on the move from the town house to the water.

Name the water before you tour

"Lake home" is four different lots. Pick one before we spend a Saturday on the wrong pier.

I will not invent which of those four costs more. Send the kind of lot you mean. I'll pull comps that match those words, not a photo of a boat.

Names and sides of the lake are on Lake Murray neighborhoods. The side changes the Tuesday. Chapin is a smaller-town lake week, and plenty of Chapin houses are still inland. Irmo often keeps Columbia and Harbison in the weekday. A Saluda County pin on the western end is its own week, and the notes are buying a home in Saluda. Lexington can still be the errand town after you move, if you have driven it from the new driveway. Confirm the county for the specific lake address. The lake wraps more than one county. The town name on the listing is not the pin.

Selling and buying on one calendar

There is no sequence I will stamp on every family leaving Lexington. This is the order I use so we do not write an offer on a wish.

  1. Name both houses. The Lexington address you are leaving, and the lot type you are trying to buy.
  2. Send the current address. I pull comps. We talk about prep before a camera shows up. The sell notes are selling a home in Lexington.
  3. Call a lender before the purchase depends on the sale. If you need a local name, that is Jason Burns at Guild Mortgage, (803) 210-7999. Ask him what the file can support. A bridge, equity in the Lexington house, or two closings lined up are his conversation. I will not quote a rate, a fee, or a payment. I will not tell you a product is available because another family used something like it.
  4. Get the Lexington house ready to list, or ready enough that we know the real calendar. Prep, photos, showings, and an offer are the front half. The attorney calendar is the back half. Read how long to sell a house in Lexington. I will not invent a number of days.
  5. Shop the lake house with a plan for the gap. That plan is a home-sale contingency, two closings lined up, a timing option your lender actually offers, or temporary housing. Sometimes it is more than one of those. The fuller note is selling and buying at the same time on Lake Murray.
  6. Close each house with a South Carolina attorney. Two contracts can mean two attorneys and two signing days. Dates move. I tell you when they do.

A home-sale contingency means the purchase you want is tied to selling the house you already own. The contract should say what "sold" means, which dates control it, and what happens if the sale slips. Those sentences belong with your South Carolina closing attorney. I walk you through the paperwork. I do not give legal advice.

South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents.

The buy side starts only after the questionnaire, a buyer profile, and a buyer agency agreement. That paperwork comes before touring. Go to the buy page. If you want the longer note on signing before we tour, read do I need a buyer agent in South Carolina.

Timing, without a fake calendar

I will not invent how long the Lexington house takes to sell, how long a lake house takes to find, or which month is the right one. Your street and the lot you want are the only calendars that count.

What I will ask early is whether a gap is something you can live with. Same-day closings are a hope, not a fact. A day or two of overlap still needs a bed. Temporary housing can be family, a short rental, or a furnished place while the next house is not ready. I will not invent a rent or how long that gap lasts.

Pets, school, and a boat do not pause because a closing moved. Say those out loud when we build the calendar. A dock you cannot use yet is a different problem than a guest room. Neither one is a reason to skip the plan.

The way the water looks is its own question, separate from how long a sale takes. A winter glimpse is not a June cove. If you want to walk a shoreline with fewer leaves, read buying on Lake Murray in fall and winter. I will not state a lake level, a drawdown date, or a depth in feet. Have the dock and the water confirmed for the specific property.

School and county move with the pin, not with the word "upgrade." Many Lexington addresses are associated with Lexington County School District One. Confirm the school assignment for the house you are leaving and for the lake house you want. A lake address can sit in a different county and a different district. Attendance lines are not a vibe. I name districts. I do not rank schools. If you need academic data, go to the district and to primary sources.

I will not invent millage or a tax bill for either house. Your assessor and your closing attorney confirm dollars. Flood zone on a shoreline pin is its own lookup. I will not guess a zone from a dock photo. Your insurer, your lender, and your closing attorney confirm what the address requires.

What I need from you

Send the Lexington address you are leaving. Tell me whether the next house has to touch Lake Murray, see it, use a shared ramp, or sit inland near it. Tell me if the errand week has to stay Lexington after you move, or if Chapin, Irmo, or another side of the lake is allowed.

If you need the lender conversation first, call Jason Burns at Guild Mortgage, (803) 210-7999. Then call or text me at (803) 569-7595, or start a Lake Murray conversation. We'll put the sell and the buy on one calendar, with the lot named before we tour.

Questions

Can I sell my Lexington house and buy on Lake Murray at the same time?

Yes, people do it, and the order depends on the Lexington house, the lot you want, and what your lender will support. I will not invent a timeline, a price, or a promise that the two closings land on the same day. We name both houses first. Then we set a plan you can live with if a date moves.

Should I sell the Lexington house first?

There is no order I will stamp for every move-up. Some people list the Lexington house before they write on a lake house. Some people need the dates to overlap. Talk to your lender before we write an offer that depends on the sale. I coordinate both sides. I do not invent which order is safer.

Is a lake-view house the move-up I mean, or do I need waterfront?

Say it out loud before we tour. Waterfront means the lot touches the water. Lake view means you can see it, and the lot does not touch it. Owning in Lexington already, even with the lake nearby, does not answer that. Confirm the lot on the house you want to buy. A listing photo can hide it.

What about water-access or an inland house near the lake?

Both are real move-ups. Water-access is a shared ramp or community dock, not your own shoreline. Inland is a house near the lake that does not touch it and may not see it. The lake is a plan, not the backyard. Do not borrow a dock the lot does not have. Lexington has plenty of inland houses already. Moving up only counts if the next lot is the one you named.

Who do I ask about a bridge or other timing money?

Ask a lender, not a listing headline. I recommend Jason Burns at Guild Mortgage, (803) 210-7999. A bridge, equity in the Lexington house, or lining the two closings up are conversations for him. I will not quote a rate, a fee, or a product and call it available.

Will the lake house be in the same school zone and county as my Lexington house?

Do not assume it. Many Lexington addresses are associated with Lexington County School District One. A Lake Murray house can sit in Lexington County or in another county, depending on the side. Confirm the county and the school assignment for the specific address you want to buy, and for the house you are leaving. I name districts. I do not rank schools.

How do I start both sides with Lauren?

Send the Lexington address you are leaving and tell me whether the next lot has to touch Lake Murray, see it, use a shared ramp, or sit inland near it. I'll pull comps and call you at (803) 569-7595. Then we put the sell calendar and the buy search in one conversation.
