Moving from Columbia to Cayce, SC

Moving from Columbia to Cayce, SC is a change of week that starts when you cross the Congaree. Columbia is in-town streets, universities, and the river on the side you already know. Cayce is its own city on the other side, close enough that a workday and a dinner can share an afternoon, and still a different city with its own streets. A lot of that city sits in Lexington County. Some land sits in Richland County. You confirm the pin. The Cayce Riverwalk is a public path along the river, with entrances people actually use. It is not a backyard on the water. West Columbia sits to the north and can share the daily pattern without being the same move. Lake Murray is usually a drive from here, not the reason you crossed. If you are selling in Columbia and buying in Cayce, those are two closings. I will not invent drive times, prices, tax rates, or days on market. Call or text (803) 569-7595.

Single-story brick and beige house with a white garage door, dark shutters, and a wide green front lawn

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. I still work Columbia moves. I will not invent a commute, a price, or a school rank and call it a fact. Tell me how you live. Then we pick a street.

This post is the move from the city week to the Cayce week. The side-by-side of those two lives is Cayce vs Columbia. The longer relocation walkthrough is relocating to Cayce, and the guide behind a Midlands move is the relocating guide. If you thought you wanted the neighboring city on this same side of the river, read Cayce vs West Columbia and relocating to West Columbia. If you thought you wanted the town you can run errands in, farther from this bridge, that move is moving from Columbia to Lexington. The county on the parcel is Lexington County vs Richland County. If you are selling the Columbia house to get here, start with selling a home in Columbia. The purchase starts on the buy page. The city you are moving toward is homes in Cayce. The city you are leaving is homes in Columbia. The map, once you know the lake is a drive and not the backyard, is the Lake Murray overview. The listing side, if you are selling while you buy, lives on the sell hub.

The photo on this post is lifestyle photography. It is not a Cayce address, and it is not a sold house.

The week you are leaving and the week you are choosing

Columbia is in-town streets, universities, and the river. Northeast, near campus, and a quieter in-town block are different weeks from each other. You already know which one you live. Write that down before you decide Cayce is easier, because easier depends on what you are tired of. Some people want the city close without living in the middle of it. Some people think they want Cayce and they really want a dock, or Lexington errands, or a West Columbia street they have not driven.

Cayce sits along the Congaree, across from Columbia and the University of South Carolina. West Columbia is to the north. Springdale is to the northwest. Knox Abbott Drive is the main commercial road. State Street is the older center of town. A lot of weeks include work, dinner, and a walk without treating the capital as a day trip. That is a different Tuesday from the one you have now. It is also a different Tuesday from Lexington, Irmo, and a house that only works if the lot touches Lake Murray. Tell me which of those you keep picturing. Then we look at that one.

A sentence you can send to family helps. We live in Cayce and I still work in Columbia. We live in Cayce and the Riverwalk is the evening, not the backyard. We thought we wanted across the river and we really wanted West Columbia, or we really wanted the lake. Those are different searches. Mixing them makes every showing feel wrong.

If you are still deciding whether the city week is the one you want to keep, read buying a home in Columbia next to buying a home in Cayce. The comparison post is Cayce vs Columbia. If the other list is the city next door, that pair is Cayce vs West Columbia. This post assumes you are ready to make the move and you want the practical parts straight.

The commute is the bridge, at your hour

Plenty of people live in Cayce and work in Columbia. That drive is ordinary here. It is still your drive, at your hour, from your street to your desk. You cross the river. I will not invent minutes and paste them on every Cayce address, and I will not name a bridge as if every street uses the same one.

A backup on the crossing changes a Tuesday. Game-day traffic near the university changes a different Tuesday. Some desks are easier once you are across. Some Cayce streets reach that crossing faster than others. A house near State Street is not the same trip as a house that adds turns, a school line, or a longer stretch of Knox Abbott first. A northeast Columbia block you are leaving is not this drive in reverse. Do not borrow a friend's bridge and call it yours.

Do this before you write an offer:

I will not tell you the drive is short, easy, or the same from every pin. Time it. If the crossing is the part you do not want, say so. We can look at a different Cayce street, or we can admit that staying in Columbia fits the week better. The point of the move is the week, not the city name on a listing.

The Riverwalk is a path, not a lot line

People picture this move with the river in it. Get specific about which river fact you mean.

The Cayce Riverwalk is a paved path along the Congaree. Public entrances include Naples Avenue, and State Street at Lyle Street. That is a walk you can take. It is not shoreline on the house you are buying. A listing that says "near the river" can mean a short trip to that path, a view toward the water, or a lot with a flood question. Those are different houses.

Ask on the specific address:

I will not invent how far a given street is from an entrance, and I will not invent a price for being near the path. Walk it on a weeknight and on a weekend. A path that feels like the point on Saturday can be a parking lot you never use on Tuesday.

How the days feel once you are across

Cayce is not one street, and it is not Columbia with a shorter sentence. Before we tour, tell me which feel you mean.

Columbia, the week you know, changes block by block. When we sell that house, we describe the block you have, not "Columbia" as a mood. The listing notes are selling a home in Columbia. The neighborhood page is homes in Columbia.

Stand on State Street, or in the grocery you think you will use, on a weeknight. Notice the evening pace. A house can be right on paper and wrong at 6 p.m. Renting first is fine if you want a season on this side of the river before you own a street on it.

The lake is usually a drive

People cross to Cayce because Columbia can stay in the week. They do not usually cross because the lot touches Lake Murray. The water conversation here is the Congaree, and only when the lot or the path says so.

Sort the lake words anyway, so a Midlands map does not do it for you:

If the lot has to touch Lake Murray, start with Lake Murray. If the house is inland and the lake is a Saturday plan, read buying inland homes near Lake Murray. A Columbia river week does not become a lake week because you moved to the Lexington County side. The Riverwalk does not become a dock.

County lines, then the school

The city name is not the county. Cayce is primarily in Lexington County, with some land in Richland County. Columbia is often Richland County. A move across the river often crosses that county line. It does not always, and a Cayce pin can still sit in Richland County. Confirm the county on the house you are selling and on the house you want to buy. If you are comparing two Cayce streets, or a Cayce street and a West Columbia street, confirm each one.

Taxes, services, and records follow the pin, not the skyline, the bridge, or the Riverwalk entrance you like. I will not invent a millage, a tax rate, or a tax bill. Your assessor and your closing attorney confirm dollars. The plain-language version of this lookup, which still does not replace the address, is Lexington County vs Richland County.

County is also not the school zone. People mix those up on this move because both can change when you cross the river. They are two lookups. Do both.

Many Cayce addresses sit in Lexington School District Two. Depending on the address, a house may sit in Richland School District One or Richland School District Two. Columbia-area homes may sit in Richland School District One, Richland School District Two, Lexington-Richland School District Five, or another district. The house you are leaving and the house you are buying can be in different districts even when the drive feels short. They can also land in the same district. Do not guess from the river.

Confirm the school assignment for the specific address with the district. If you are comparing two streets, confirm both. If a child is mid-year, ask the district how a move is handled. That answer is theirs, not mine. Attendance lines are not a vibe.

I name districts. I do not rank schools. I will not invent a test score, a rating, or a dollar amount for a zone. If you need academic data, go to the district and to primary sources.

Two calendars if Columbia still has to sell

Selling in Columbia and buying in Cayce are two transactions. They can close in an order that works. They do not become one transaction because the cities feel close.

On the sale: prep, photos and video, a price the Columbia comps support, showings, an offer, then a South Carolina attorney close. The process notes without a fake days-on-market number are how long to sell a house in Columbia. I will not invent how long your Columbia listing takes. Price, condition, and photos still do most of that work. Start on the sell page when you are ready to talk about that house. If you want the Cayce side of a listing later, that post is selling a home in Cayce. The pricing plan for a Cayce block, still without a number I will invent here, is how to price your Cayce home to sell.

On the purchase: a buyer profile, a buyer agency agreement, a lender conversation, then tours, then an offer with dates you can actually meet. Start on the buy page. We do not tour before the agreement. The dedicated buy post is buying a home in Cayce. If this is a first house, read first-time homebuyers in Cayce.

If the Cayce purchase depends on the Columbia sale, say that before we write. A lender has to tell us what the file can support: equity from the sale, a bridge, or two closings lined up. If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999. I will not quote a rate, a fee, or a payment. I will not tell you a product is available because another family used something like it.

A few ways people line this up, without a calendar I am willing to invent:

  1. Sell Columbia first, then buy in Cayce, with a temporary stay if the dates do not overlap. Renting in between is a fine plan, including on this side of the river if you want to learn the crossing before you own it.
  2. Buy in Cayce with financing that does not require the Columbia house to be sold yet, if Jason says the file supports it. Then sell Columbia without a gun to the price.
  3. Write the Cayce offer with a date that matches a Columbia contract you already have. The attorneys on both sides keep the dates. I walk you through the paperwork. I do not give legal advice.

South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents on each house. Two houses can mean two attorneys. Ask early.

I will not invent days on market for Columbia or for Cayce, and I will not tell you which season makes the move cheaper. If both houses are ready for an honest conversation, we can put them on one calendar and see where the dates actually land.

Call or text (803) 569-7595. Tell me the Columbia address you are leaving and the kind of Cayce week you want, including whether the Riverwalk has to be an easy walk and which Columbia desk you still have to reach. I'll pull what we need and call you. We'll move the week, not just the boxes.

Questions

What changes when you move from Columbia to Cayce, SC?

The week changes by crossing the river. Columbia is in-town streets, universities, and the side of the Congaree you already know. Cayce is its own city on the other side, often in Lexington County, close enough that work and dinner can feel like part of the afternoon. West Columbia is the neighbor to the north. The Cayce Riverwalk is a public path, not shoreline on your lot. Time the drive at the hour you will actually leave. Confirm the county and the school for the specific house. I will not invent minutes, prices, or a tax bill.

How is the commute from Cayce to Columbia?

Plenty of people live in Cayce and work in Columbia. You cross the Congaree. A bridge, a backup, and game-day traffic near the university are different clocks. I will not invent minutes and paste them on every address. A house near State Street and a house that adds turns before you reach the river are not the same trip. Drive it on a weekday morning, again when you leave work, and again if school pickup is your afternoon.

Does the Cayce Riverwalk mean the house is on the water?

No. The Riverwalk is a paved public path along the Congaree. Public entrances include Naples Avenue, and State Street at Lyle Street. A path you can walk is not shoreline on your lot. Floodplain questions near the river get checked with professionals. I do not guess a flood zone from a photo. Lake Murray is usually a separate drive.

Is Cayce in Lexington County?

Cayce is primarily in Lexington County, with some land in Richland County. Columbia is often Richland County, and it is not automatically Richland County in every direction people mean when they say Columbia. Crossing the river often crosses a county line, and it does not always. Confirm the county on the house you are leaving and on the house you want to buy. Taxes, services, and records follow the pin. I will not invent a millage or a tax rate.

Do school zones change when you move from Columbia to Cayce?

They can, and you confirm them by address. Many Cayce addresses sit in Lexington School District Two. Depending on the address, a house may sit in Richland School District One or Richland School District Two. Columbia-area homes may sit in one of those Richland districts, in Lexington-Richland School District Five, or in another district. Confirm the specific house with the district. If you are comparing two streets, confirm both. I name districts. I do not rank schools.

How do I start a Columbia-to-Cayce move with Lauren?

Fill out the questionnaire on the buy page for the Cayce house. If you are selling in Columbia, send that address too. We complete a buyer profile and sign a buyer agency agreement before we tour. If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999. Call or text (803) 569-7595.
