Buying a Lake Murray Home to Work from Home

Buying a Lake Murray home to work from home starts with the Tuesday you will actually live, not with a dock photo. You need internet and cell service confirmed at that address, a room with a door you can work in, and an honest drive to Columbia on the days you still have to go in. The lake can be the reason you want the house. It is not a promise that a video call will hold, that the spare bedroom is an office, or that every shore is the same trip into the city. Waterfront, lake view, water-access, and inland are still four different houses. I will not invent speeds, prices, drive times, or a tax bill. Call or text (803) 569-7595.

Wide calm lake seen from an elevated white deck

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. I will not invent a coverage map, a school rank, or a commute and call it a fact. Tell me how you work, and which days you still drive. Then we pick streets.

This post is the work-from-home week on or near the lake. If the lot has to touch the water, read the waterfront checklist. If you need to see the water and the lot does not have to touch it, read buying lake-view homes on Lake Murray. If the lake is a Saturday and the yard is an ordinary yard, read buying inland homes near Lake Murray. The four words, including a shared ramp, are waterfront vs lake view. The map is the Lake Murray overview, and the longer buy walkthrough is the Lake Murray buying guide. If you are moving here from somewhere else, the relocation notes are relocating to Lake Murray. The search starts on the buy page. If you are selling the house you have now so this one can happen, start on the sell page.

The photo on this post is lifestyle photography. It is not a Lake Murray address, and it is not a sold house.

The room you will actually work in

A lake weekend can make any corner look like an office. Tuesday is the test. I will not invent a square footage, a bedroom count, or a floor plan a remote job is supposed to have.

Tell me how you work before we tour. A few calls a day is a different house from a job that needs a closed door from morning until late afternoon. Someone else home, a child, or a guest changes the room. A loft that looks generous in a photo is a hallway if people walk through it all day. A porch is a nice place to answer one email. It is not a desk when it rains, when the light is wrong for a camera, or when a boat goes by in the middle of a sentence.

Walk the room you would use, at the time of day you would use it:

A growing family that also needs bedrooms is a different list. That post is buying a Lake Murray home for a growing family. A house you only use on weekends is a different list too. That post is buying a weekend home on Lake Murray. This post is the house you work in during the week.

Confirm internet and cell service at this address

This is the step people skip, and it is the one I will not skip with you. Service is an address fact. It is not a lake fact, a neighborhood fact, or a sentence in a listing.

Do this for the specific house, before you write an offer you cannot unwind over a video call that will not hold:

I will not name a provider and tell you the lake is covered. I will not invent a speed, a fee, or a wait for a new line. If the job depends on the connection, we confirm the connection before the house becomes the plan. If a provider cannot tell us yet, that is a reason to slow down, not a reason to guess.

Cell service gets the same treatment. A wooded lot, a cove, and an open stretch of water can feel different in your hand. Stand in the office, in the yard, and on the way out to the road if that is where you would take a call. I will not tell you the lake has good service or bad service. I will tell you to check this house.

The Columbia drive on the days you go in

Remote work on Lake Murray is rarely "never leave." A lot of people go into Columbia one or two days a week, or for a meeting that is not optional. That drive is part of the house. It is not a Saturday boat ride, and it is not the same from every shore.

Chapin and the north side of the lake, Irmo and the dam on the east end, Lexington and the south side, Ballentine, Gilbert, and a house farther down a cove are different trips. A street near a main road is not the same as a street that adds its own turns before you reach one. I will not invent minutes and paste them on the water.

Before you write:

I will not tell you the drive is easy because you do not do it every day. A long drive once a week can still be the wrong house. If the drive is the part you do not want, say so. An inland house closer to the way you already go may fit the work better than a cove that only fits the weekend. We can say that out loud.

Water, noise, and the rules on the lot

The office does not replace the water question. You still have to know which house you are buying.

Noise is a work fact. A cove can be quiet on a Tuesday and busy on a holiday weekend. A main-channel lot can sound different from a protected pocket. I will not rank them. Walk the house at the hour you would be on a call, and ask the seller what the loud part of the week sounds like. Their answer is a clue. Your ears on site are the check.

If there is an HOA, read the documents for anything that touches how you use the house: visitors, parking, a sign, a separate structure you hoped would be the office. I will not tell you what an HOA allows. The paperwork and the association answer that. I do not give legal advice.

A pretty listing photo from the water is not a floor plan. Stand in the yard, then stand in the office, and say which of the four water words is true. Then we look at houses that match.

County, school, and the pin

Working from home does not move the county line. The lake wraps more than one county. Lexington, Richland, Newberry, and Saluda can all show up in a Lake Murray search, depending on the pin. Confirm the county on the specific parcel. Taxes, services, and records follow the pin, not the cove name. I will not invent a millage or a tax bill. Your assessor and your closing attorney confirm dollars.

School assignment is its own lookup, even when the search is about a desk. Anyone in the house who needs a school still needs the address confirmed. Lexington and Gilbert addresses are commonly associated with Lexington County School District One. Chapin, Irmo, and many Ballentine addresses are commonly associated with Lexington-Richland School District Five. Ballentine can sit in Richland County or Lexington County. Prosperity-side houses may sit in Newberry County schools. Confirm the school assignment for the specific house with the district. If you are comparing two streets, confirm both. Attendance lines are not a vibe.

I name districts. I do not rank schools. I will not invent a test score, a rating, or a dollar amount for a zone. If you need academic data, go to the district and to primary sources.

Utilities belong in the same conversation as the internet. Public water and sewer, or well and septic, are facts about this parcel. Confirm them. I will not guess from a neighborhood name.

How I start the search

Fill out the questionnaire on the buy page. We complete a buyer profile and sign a buyer agency agreement before we tour. Tell me, in plain words:

  1. Which days you work from the house, and which days you drive to Columbia.
  2. Whether the office has to be a closed room, and who else is home while you are on calls.
  3. That we confirm internet and cell service at the specific address before the house is a real candidate. A listing remark is not that confirmation.
  4. Whether the lot has to touch the water, whether you only need to see it, or whether inland is fine if the work week is right.
  5. The county and, if it matters in your house, the school assignment you need me to confirm on each pin.

If you need a local lender, I recommend Jason Burns at Guild Mortgage, (803) 210-7999. I will not quote a rate, a fee, or a payment. I will not tell you a product is available because another family used something like it.

If you are selling a house to make this one possible, those are two calendars. Start the sale on the sell page. Say so before we write an offer that depends on a date you do not have yet.

South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. I walk you through the paperwork. I do not give legal advice.

Call or text (803) 569-7595. Tell me the Columbia days and the kind of lake week you want. I'll pull what we need and call you. We'll pick a house you can work in, and we'll confirm the service at that address before we pretend the dock is the job.

Questions

What should a remote worker check before buying on Lake Murray?

Check three things on the specific house: whether internet and cell service actually work at that address, whether there is a room you can work in on a Tuesday, and what the drive to Columbia is on the days you have to go in. A dock photo is not any of those. Confirm service with the providers for that pin. I will not invent speeds, prices, or drive times.

How do I know if internet will work at a Lake Murray house?

Confirm it at the specific address. Ask each provider you care about whether that house can get service, and what kind. Ask the seller what they use now, and still verify it yourself. If you can, test a video call from the room you would work in. A neighbor's service, a listing sentence, and a clubhouse wifi are not this pin. I will not tell you a cove is covered.

What counts as a real home office on the lake?

A room you can close, with light you can use on camera, outlets where the desk will sit, and enough quiet for a call. A loft everyone walks through, a porch, and a dock are not that room. Tell me how many calls you take and whether anyone else is home. I will not invent a square footage or a bedroom count a remote job is supposed to have.

Can I work from home on Lake Murray and still get to Columbia?

Sometimes, and only from the street you will live on, on the days you actually go in. Chapin, Irmo, Lexington, Ballentine, Gilbert, and a cove farther out are not the same drive. Saturday boat traffic is not that clock. I will not invent minutes. Drive it before you write an offer.

Does a lake house commute or a school zone change for remote work?

The commute changes with the address, even if you only drive it once or twice a week. School assignment also follows the address, not the lake, if anyone in the house needs it. Confirm the county and the school for the specific house. I name districts. I do not rank schools. I will not invent a tax bill.

How do I start looking with Lauren?
