Selling a Lake Murray Home to Downsize

Selling a Lake Murray home to downsize is the lake house you have and the smaller life you want next, on two calendars. Name the lot you are leaving: waterfront, lake view, water-access, or inland. Decide what conveys, including a boat, a lift, and the furniture, before the camera shows up. If the lot touches the water, the dock file has to match the pier a buyer will walk. Then we price this house from comps, not from the feeling that smaller should be easy. I will not invent days on market, a list price, or a promise that both closings land on the same day. Call or text (803) 569-7595.

Dock at dusk with a pontoon boat moored in still pink and blue water

I am Lauren Lux, REALTOR® | Coldwell Banker Realty. I'm a multi-generational Lexington native. I grew up here, including a lot of time on Lake Murray, taught fourth grade, and started in real estate in August 2022. As of 2026, I've helped more than 150 families. Tell me which rooms you no longer use, and which Tuesday you want next. Then we keep the sale and the next house in one conversation.

The smaller week itself, a condo, a lake view, a smaller waterfront house, or inland near the water, is downsizing near Lake Murray. The order of two closings, a home-sale contingency, and a gap you can live in is selling and buying at the same time on Lake Murray. The number we put on this house is pricing your Lake Murray home to sell. The punch list before that number goes live is preparing your Lake Murray home to sell. If the lot touches the water, the file work is dock papers before you list.

Start with the Lake Murray overview. The listing work lives on the sell page. The next house starts on the buy page.

The photo on this post is lifestyle photography. It is not a Lake Murray address, and it is not a sold house.

The house you are leaving is still a lake listing

Downsizing does not change the lot. Buyers of this house need the same honest words you would want if you were shopping it.

A smaller life is not a reason to call a view waterfront on the way out. A dock you are tired of maintaining is still a dock in the photos if it is staying. If you can see the water and the lot does not touch it, the listing words are selling a lake-view home on Lake Murray. If the Saturday is a shared ramp, that listing is selling a water-access home on Lake Murray. If the house is inland, that listing is selling an inland home near Lake Murray.

Lake Murray wraps more than one town. Lexington shoreline, Irmo, Chapin, and the rest of the water are different weeks. The sale still starts with this address. Send it. I'll pull comps for this house, not for a smaller house you have not picked yet.

Timing the sale and the next purchase

The lake house and the next house do not share a day just because you want less to take care of. There is no sequence I will stamp on every family. This is the order I use so we do not write an offer on a wish.

  1. Name both houses. The lake address you are leaving, and the smaller week you are trying to buy.
  2. Send the current address. I pull comps. We talk about what conveys, and about prep, before a camera shows up.
  3. Call a lender before the purchase depends on the sale. If you need a local name, that is Jason Burns at Guild Mortgage, (803) 210-7999. A bridge, equity in the lake house, or two closings lined up are his conversation. I will not quote a rate, a fee, or a payment.
  4. Get this house ready enough that we know the real calendar. The process notes without a fake calendar are how long to sell a house on Lake Murray. I will not invent a number of days.
  5. Shop the next house with a plan for the gap. That plan is a home-sale contingency, two closings lined up, a timing option your lender actually offers, or temporary housing.
  6. Close each house with a South Carolina attorney. Two contracts can mean two attorneys and two signing days. Dates move. I tell you when they do.

A home-sale contingency means the purchase you want is tied to selling the house you already own. The contract should say what "sold" means, which dates control it, and what happens if the sale slips. Those sentences belong with your South Carolina closing attorney. I walk you through the paperwork. I do not give legal advice.

Same-day closings are a hope, not a fact. Temporary housing can be family, a short rental, or a furnished place while the next house is not ready. I will not invent a rent or how long that gap lasts. A boat you cannot store, and a dock the buyer expects to walk, both belong in that plan. Say them out loud when we build the calendar.

The season changes what a buyer can honestly see. It does not hand you a month I will stamp. The season note, still without a fake calendar, is when to sell a home on Lake Murray.

Boats, lifts, and furniture

Make the list before we write the listing. A buyer should not fall in love with something that is moving to the next house, and you should not leave behind something you meant to keep.

I help you make the list. I do not give legal advice. The contract is where "conveys" gets decided. A photo is not that decision.

If a lift, an extension, or a cover was added after the last permit conversation, that is a paperwork question too. Compare what you can see to the file before we go live.

Dock paperwork before the sign

If the lot touches the water, gather the dock and shoreline papers before the camera shows up. Square footage does not shrink the pier. Downsizing off the water does not skip the file on the way out.

Start with the prior closing packet. Look for the shoreline documents, any sketch that shows where the dock sits, and papers that mention lifts or later additions. If there is an HOA, pull the rules that speak to the water.

Then walk the lot with that paper in mind. Lifts, extensions, and covers added later are the usual mismatch. A pretty Saturday is not a permit.

On Lake Murray, Dominion Energy manages residential shoreline permits. Confirm whether a permit exists, whether it is current, and whether it matches the dock a buyer will walk. The people who issue it answer those questions. I will not invent an approval odds, a fee, or a timeline. Dock rights belong with documents and a South Carolina attorney. The longer list is dock papers before you list.

If the house is a view, you do not own the shoreline in the photo. Show the sightline as it is. If the Saturday is a shared ramp, say that. Do not call it a private dock because you are ready to be done with projects.

Waterfront is not a flood map I will guess from a photo. Confirm the flood questions for this address with your insurance agent. I will not invent a zone or a premium.

Prep that matches a smaller next life

Photo day is harder while the house still holds the years you are leaving. We decide what is worth doing before the camera shows up. A deep clean, paint where it is tired, and a shoreline that looks kept usually do more than a remodel you will not stay to enjoy. Empty bedrooms photograph as empty bedrooms. Say what the house is.

If the lot touches the water, walk from the door a buyer will use to the water they will stand on. Pick up. Make the path and the dock safe. Show the version of the pier that matches what conveys. A cluttered lift and a boat you are taking can make a strong lot look like a storage yard. A stripped pier can also hide how the house was used. We pick one honest version.

Use the photo day prep checklist. The full sequence, including repairs, the shoreline, and the drone when the lot is the story, is preparing your Lake Murray home to sell. I do still photos and video. Out-of-area buyers need the honest picture of this shoreline.

You do not need to host. Once we are live, showings explains the texts. Leave if you can. Take pets with you. Leave time for buyers to walk the water the way they would live, not only the kitchen.

South Carolina sellers generally complete a Residential Property Condition Disclosure Statement. Be thorough about what you know, including the dock, the shoreline, and what you cannot find. I walk you through the form. I do not give legal advice.

The pricing conversation

Pricing starts after the lot is named and after we know what is staying. A boat in the driveway is not a comp. A lift you are taking is not a reason to borrow the next category up. Waterfront, lake view, water-access, and inland are different sets.

Send the address. I'll pull comps that match this lot, the shoreline or the view a buyer will actually walk, and the house itself. We will talk through that set together. I will not invent a list price, a sale price, or days on market for your street. If the number the comps support is not the number you hoped downsizing would produce, I will tell you that before we go live.

The longer note is pricing your Lake Murray home to sell. Overpricing does not create a smaller next house. Buyers compare this listing to what they can tour this week in the same water category.

County, school, and the next pin

Confirm the county on the house you are leaving and on the house you want. Lake Murray is not one county. Taxes, services, and records follow the pin. I will not invent millage or a tax bill. Your assessor and your closing attorney confirm dollars.

If the next house changes the school conversation, for grandchildren or for a later sale, that is an address lookup too. I name districts when we know the pin. I do not rank schools. Confirm the school assignment for the specific address. Attendance lines are not a vibe.

South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents. Each house gets its own closing. I walk you through the process. I do not give legal advice.

How I help you do both

Send the lake address you are leaving. Tell me the smaller week you want, and whether a boat, a lift, or furniture is going with you. I'll pull comps and call you at (803) 569-7595.

The next house starts on the buy page. We complete a buyer profile and sign a buyer agency agreement before we tour that one. The lake house starts on the sell page. When you want both files in one conversation, contact me.

Call or text (803) 569-7595. We'll price the house you have, name what stays, and leave room for the date to move.

Questions

How do I sell a Lake Murray home if I am downsizing?

Name the house you are leaving and the smaller week you want next. Put the sale and the purchase on one calendar you can live with if a date moves. Decide what stays with the house, including a boat, a lift, and furniture, before photo day. If the lot touches the water, gather the dock papers. Then we talk price from comps for this lot. I will not invent a timeline or a price.

Should I sell the lake house before I buy the smaller one?

There is no order I will stamp for every downsize. Some people list the lake house before they write on the next one. Some people need the dates to overlap. Talk to your lender before an offer depends on the sale. I coordinate both sides. I do not invent which order is safer.

Does the boat, the lift, or the furniture convey?

Make the list before we go live. A boat, a lift, and the furniture you still want are three different items. What a buyer will see in the photos should match what the contract says stays. Your South Carolina closing attorney puts that in the papers. I help you make the list. I do not give legal advice, and I will not invent a rule that a lift or a boat always stays.

What dock paperwork do I need if I am selling waterfront?

Start with the dock and shoreline documents from your prior closing. Confirm whether a permit exists, whether it is current, and whether it matches the dock, lifts, and shoreline a buyer will walk. On Lake Murray, Dominion Energy manages residential shoreline permits. I help you gather the file. I do not give legal advice on docks or permits.

How should I prep a lake house I am leaving because it is too much?

Do the repairs a buyer will notice, make the path to the water safe to walk, and shoot the house the way it will convey. A deep clean and a kept shoreline usually do more than a remodel you will not stay to enjoy. Empty rooms photograph as empty rooms. The full prep list is the preparing-your-home post. I will not invent days on market.

How do we price it with Lauren?

Send the address. We name the lot first: waterfront, lake view, water-access, or inland. Then I pull comps that match that lot and what is actually staying. A boat you are taking is not a reason to borrow the next price up. I will not invent a list price, a sale price, or a days-on-market number. Call or text (803) 569-7595.
