I will not quote a median days-on-market for Elgin. I will not call it a buyer's market or a seller's market. I will not invent list-to-sale ratios or inventory counts. A quieter east-of-Columbia week along US-1 is how the house lives. It is not a statistic. Your house, your price, and how we show it decide the front half. The attorney calendar decides the back half.

Look up the address first

Elgin sits east of Columbia, beside Lugoff, on the US-1 side of the Midlands. The week often feels quieter and more suburban than a street near the universities. Columbia is still reachable. It is not the block you walk for coffee. People file Elgin and Lugoff in the same sentence. The mailbox is still one town. Selling here is about showing this street, not borrowing a Lugoff identity or a lake identity the lot does not have.

Elgin is on the Kershaw County side of the Midlands, next to the Richland side of the map. Many Elgin addresses are a Kershaw County conversation. Confirm the county on this parcel anyway. Taxes, services, and records follow the pin, not US-1, the grocery, or a listing headline that says "east of Columbia." A house near the name can sit on a different line than the town people mean.

School assignment is its own lookup. Many Elgin addresses are associated with the Kershaw County School District. Confirm the house with the district. A house near the name can sit in another district. I name districts. I do not rank them.

I do still photos and video. Video shows light, flow, and how the house sits on the street. If family is out of town, they can see the property without guessing from a wide-angle still. An east-side week is easier to understand when they can see the actual block, not a borrowed Columbia skyline, a Lugoff street, or a lake photo that is not this lot.

You do not need to host. A ready house is the help I need.

Going live

We do not go live until the listing paperwork is signed. Getting it back promptly keeps photo day on the calendar we set.

Once it is live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it.

Use honest words. Elgin is allowed to be Elgin. Do not call it Lugoff. Do not call it Columbia. Do not call it Blythewood because both weeks can feel suburban. Blythewood is the north side, along I-77, and it is often a Richland County conversation. Elgin is the east side, along US-1, on the Kershaw County side of the map. If buyers will mix those corridors, that pair is Blythewood vs Elgin. Waterfront means the lot touches the water. Lake view means you can see it. Water-access is a shared ramp or community dock.

Showings

Midlands listings typically use ShowingTime. You get a text or email when a buyer agent wants to come through. Reply to that request. Leave if you can. Take pets with you so buyers can talk.

A signed contract is the start of the closing calendar, not the finish.

South Carolina is an attorney-closing state. A licensed South Carolina attorney oversees the closing, the deed, and the settlement documents.

The buyer's inspection or due diligence window is written into the contract. Many Midlands contracts use a period of about 10 business days. Read the dates on yours. Termite (CL-100) is typical in this climate. Then repair talks if something comes up. If they are financing, an appraisal comes next. You sign at closing, often after a final walkthrough.

After you accept an offer, inspections, the loan, appraisal, and attorney work often take about 30 to 45 days. That is a process and attorney timeline, not an "Elgin average days on market." Cash can be faster. Dates move. I will tell you as soon as a date changes. I will not invent how long the house sits before that offer.

Why a listing sits

If showings are slow or the notes keep repeating the same issue, we talk about price, condition, or photos. Those three still do most of the work.

Price. Buyers compare your house to what they can actually tour this week. An Elgin street is not a Lugoff street with the sign swapped.
