I will not quote a median days-on-market for Lugoff. I will not call it a buyer's market or a seller's market. I will not invent list-to-sale ratios or inventory counts. A quieter east-of-Columbia week along US-1 is how the house lives. It is not a statistic. Your house, your price, and how we show it decide the front half. The attorney calendar decides the back half.

Look up the address first

Lugoff sits east of Columbia, next to Elgin, on the US-1 side of the Midlands. The week often feels quieter and more suburban than a street in town. Lugoff is in Kershaw County. It sits outside Lexington County and outside Richland County. Confirm the county on this parcel anyway. Taxes, services, and records follow the pin, not US-1, the grocery, or a listing headline. Selling here is about showing that week without borrowing an Elgin identity or a lake identity the lot does not have.

School assignment is its own lookup. Many Lugoff addresses are associated with the Kershaw County School District. Confirm the house with the district. A house near the name can sit in another district. I name districts. I do not rank them.

Going live

We do not go live until the listing paperwork is signed. Getting it back promptly keeps photo day on the calendar we set.

Once it is live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it.

Use honest words. Lugoff is allowed to be Lugoff. Do not call it Elgin. Do not call it Columbia. Do not call it Blythewood because both weeks can feel suburban. Blythewood is the north side, along I-77, and it is often a Richland County conversation. Lugoff is the east side, in Kershaw County, along US-1. Waterfront means the lot touches the water. Lake view means you can see it. Water-access is a shared ramp or community dock.

Showings

Midlands listings typically use ShowingTime. You get a text or email when a buyer agent wants to come through. Reply to that request. Leave if you can. Take pets with you so buyers can talk.

Termite (CL-100) is typical in this climate. Then repair talks if something comes up. If they are financing, an appraisal comes next. You sign at closing, often after a final walkthrough.

After you accept an offer, inspections, the loan, appraisal, and attorney work often take about 30 to 45 days. That is a process and attorney timeline, not a "Lugoff average days on market."
