Decide the words before we write the listing:
- Waterfront: the lot touches the water.
- Lake view: you can see it. The lot does not touch it.
- Water-access: a shared ramp or community dock.
- Inland Ballentine: a house with Columbia and Harbison in the week. The lake is nearby as a plan, not the backyard.
A winter glimpse can shrink when the trees leaf out. Buyers notice. Honest words save you a showing that was never going to work.
County is its own lookup. Confirm Richland County versus Lexington County on the house you are selling. Taxes and bills follow the parcel, not the corridor name. Look up the address. Do not guess from Irmo, Harbison, a lake photo, or a listing headline.
School assignment is a separate lookup. Many Irmo and Ballentine addresses are commonly associated with Lexington-Richland School District Five. Confirm the house with the district. I name districts. I do not rank them.

The process, in order
Prep
Tell me how you live in the house. Then we decide what is worth doing before a camera shows up.

You do not need to host. A ready house is the help I need.
Going live
We do not go live until the listing paperwork is signed. Getting it back promptly keeps photo day on the calendar we set.
Once it is live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it.
Use honest words. Ballentine is allowed to be Ballentine: Columbia reach, with Lake Murray in the conversation when that is true. Do not call a lake-view house waterfront. Do not call a community ramp a private dock.
Showings
Midlands listings typically use ShowingTime. You get a text or email when a buyer agent wants to come through. Reply to that request. Leave if you can. Take pets with you so buyers can talk.

Why a listing sits
