I will not quote a median days-on-market for Cayce. I will not call it a buyer's market or a seller's market. I will not invent list-to-sale ratios or inventory counts. A Columbia-proximate week and the Congaree nearby are how the house lives. They are not a statistic. Your house, your price, and how we show it decide the front half. The attorney calendar decides the back half.

Look up the address first

Cayce is its own city, next to West Columbia and Columbia. Downtown can feel close. That still does not make this a Columbia listing, and it does not make every street a river street. Cayce is often Lexington County. Confirm Lexington County versus Richland County on the parcel. Selling here is about showing a week that can include work, dinner, and Columbia without borrowing a lake identity the lot does not have.

School assignment is its own lookup. Many Cayce addresses sit in Lexington School District Two. Depending on the address, a house may sit in a nearby Richland district, including Richland School District One or Richland School District Two. Confirm the house with the district. I name districts. The process, in order

Prep

Tell me how you live in the house. Then we decide what is worth doing before a camera shows up.

High-return work is usually a deep clean, paint where it is tired, carpets, curb appeal, lights that work, and obvious dings. Skip a full kitchen remodel unless the house truly needs it. A punch list for this house beats a Pinterest list.

If the river is part of the week, say how. A riverwalk nearby is not the same as shoreline. Floodplain questions get checked with professionals. I do not guess a flood zone from a pretty photo. Photos and video

The listing only debuts once. Buyers decide whether to click from the first photos.

I do still photos and video. Video shows light, flow, and how the house sits on the street. If family is out of town, they can see the property without guessing from a wide-angle still. A Columbia-proximate week is easier to understand when they can see the actual block, not only a skyline crop.

You do not need to host. A ready house is the help I need.

Going live

We do not go live until the listing paperwork is signed. Getting it back promptly keeps photo day on the calendar we set.

Once it is live, the work is putting the house in front of people who were not already searching. MLS is the filing cabinet. Photos, video, Instagram, and YouTube are how people see it.

Use honest words. Cayce is allowed to be Cayce. Do not call it Columbia. Do not call it West Columbia. Do not borrow a lake identity the lot does not have. Waterfront means the lot touches the water. Lake view means you can see it. Water-access is a shared ramp or community dock. The Congaree is its own conversation.

Showings

Midlands listings typically use ShowingTime. You get a text or email when a buyer agent wants to come through. Reply to that request. Leave if you can. Take pets with you so buyers can talk.

Why a listing sits

If showings are slow or the notes keep repeating the same issue, we talk about price, condition, or photos. Those three still do most of the work.

Price. Buyers compare your house to what they can actually tour this week. A Cayce street is not a Columbia city-week house. A river-adjacent lot is not a Lake Murray dock. I pull comps that match the house. I do not invent a number that makes the sign feel better.
